- 0:00Speaker 1: My next guest went from making six dollars and fifty
- 0:02Speaker 1: cents an hour to own at one point seven million
- 0:05Speaker 1: dollars worth of properties. Like I stated early, she's a
- 0:07Speaker 1: twenty five year old and she's a mother with an
- 0:10Speaker 1: amazing testimony. Please work on to money making conversation. The
- 0:13Speaker 1: CEO of Rosebuds Investment dubbed the millennial millionaire Jemisa like
- 0:19Speaker 1: ivor thank you, thank you having me? I think I
- 0:24Speaker 1: need to take you everywhere et Well, guess what I
- 0:27Speaker 1: would mind. You know, I wouldn't mind following you. You know,
- 0:30Speaker 1: you know I would say good things about you. All
- 0:32Speaker 1: I needed to do was add some applause. So where
- 0:37Speaker 1: are you calling me from? So I'm in Pennsylvania. I'm
- 0:41Speaker 1: originally from Philadelphia and I just moved. Like to update
- 0:45Speaker 1: Consylvania from your Pennsylvania native. Yes, okay, cool? Good. So
- 0:54Speaker 1: what exactly is Rosebud Investments. Lose Buds Investments is the
- 1:00Speaker 1: company that I started, but I like to say that
- 1:03Speaker 1: it's more of a lifestyle. So what happened is when
- 1:07Speaker 1: I was about nineteen years old. Um, my grandmam, which
- 1:11Speaker 1: is my dad's mom, she started to ask me questions
- 1:14Speaker 1: about the house that she she lived in. Like, if
- 1:17Speaker 1: something was to happen to me, you know, what would
- 1:19Speaker 1: happen to my house? What would happening you know all
- 1:22Speaker 1: of those things that I clearly didn't have to answer to.
- 1:25Speaker 1: But what we did was we put myself on her d,
- 1:29Speaker 1: which is called a dollar D transfer, right, so I
- 1:32Speaker 1: think it cost about a dollar and then I did
- 1:34Speaker 1: some insurance stuff and the title you know, that might
- 1:38Speaker 1: have been three hundred. And that was fine. So remember
- 1:41Speaker 1: I'm an eighteen years old at that time, I had
- 1:43Speaker 1: one child, um, and that's when I was being the
- 1:45Speaker 1: best casher in or. I got to talk to you
- 1:47Speaker 1: guys about that being the best cansher. But what happened
- 1:51Speaker 1: that she did a dollar D transfer with me. She
- 1:53Speaker 1: put me on her d, and it was fine. It
- 1:55Speaker 1: literally meant nothing to me because this was the house
- 1:58Speaker 1: that she had lived in my whole entire life. So
- 2:01Speaker 1: I didn't understand the dynamics of what was done. Just
- 2:05Speaker 1: going through the process making grandma happy. You know, she's
- 2:09Speaker 1: peace of mind, you know, okay on the team making
- 2:13Speaker 1: it happy. Yeah, that's it. And I'm like, okay, great, whatever.
- 2:16Speaker 1: So it's like you have a house at that point.
- 2:17Speaker 1: At that point, I was a homeowner. But to me,
- 2:21Speaker 1: you know, I didn't know the dynamic. She still lived there,
- 2:23Speaker 1: so I'm still looking at it like, you know, this
- 2:25Speaker 1: is Grandma's house. Um, she died, like I want to
- 2:29Speaker 1: say a year after that. She may have known what
- 2:33Speaker 1: was going on. I will say that she wasn't the
- 2:36Speaker 1: healthiest person. She was overweight, and she had breathing problems
- 2:39Speaker 1: like a co op dingy which started off as being
- 2:42Speaker 1: gradually you know, going, So she wasn't the healthiest, which
- 2:45Speaker 1: may have sparked that conversation that she had with me
- 2:48Speaker 1: when she did it. Um, So she died literally it
- 2:51Speaker 1: was sudden, no was unexpected. She died. So she's passed away,
- 2:56Speaker 1: and you now have this house in your home, your name,
- 2:59Speaker 1: so then this is the thing, it's in my name.
- 3:01Speaker 1: Now that's when reality actually set in for me because
- 3:04Speaker 1: it's like, okay, this was my house, but now this
- 3:07Speaker 1: is like my house. Help you mean like the maintenance
- 3:09Speaker 1: to taxes, like all of this is mine right because
- 3:12Speaker 1: remember her living there, I didn't have to do anything.
- 3:15Speaker 1: She kept everything as is really you know whoa So
- 3:19Speaker 1: at that point, um, that was my first brush with reality,
- 3:24Speaker 1: like my first life. Okay, you have to be responsible,
- 3:27Speaker 1: like this is something that you're gonna have to do.
- 3:30Speaker 1: And at that point, I was pregnant with my second child.
- 3:34Speaker 1: There's this little girl, um and if you ever have
- 3:37Speaker 1: the pleasure of meeting her, the way that she is
- 3:39Speaker 1: now is exactly how she was then. Meaning she gave
- 3:42Speaker 1: me a run for my money the whole time. Right,
- 3:45Speaker 1: So during this part of my pregnancy, my water bag
- 3:49Speaker 1: rub shut didn't break. They had me on bed right,
- 3:52Speaker 1: she was putting me through the motions, and I did
- 3:54Speaker 1: not have time to really, you know, do all of
- 3:57Speaker 1: the things I end up doing anyway. So the first
- 4:00Speaker 1: that after she passed away was I had to go
- 4:02Speaker 1: through the family feud. Money tends to bring out the
- 4:05Speaker 1: best verse of all people. So you have to keep
- 4:08Speaker 1: in mind that I am her grandchild, but she has
- 4:10Speaker 1: like ten grandchildren. Um, she also has children who are
- 4:15Speaker 1: twice my senior, my father being one of them. That
- 4:17Speaker 1: I have three uncles and I and they're all like
- 4:20Speaker 1: older than much Olderance and you and you got the house,
- 4:25Speaker 1: she gave it to me. Uh man, listen. So that
- 4:30Speaker 1: didn't go over too well with people. Um, my grandmom's
- 4:34Speaker 1: requests when she gave me the house, though they were
- 4:36Speaker 1: really specific. One. She wanted me to be the landlord
- 4:39Speaker 1: of the house that was the family house. She didn't
- 4:42Speaker 1: want us to sell it because that's all we had.
- 4:44Speaker 1: I remember her saying, it's all we got. I'm like, okay,
- 4:48Speaker 1: So she wanted me to be the landlord. I'm responsible
- 4:50Speaker 1: with anybody lived there. They went to pay me rent um.
- 4:53Speaker 1: She didn't want anyone arguing over it, and I was
- 4:56Speaker 1: pretty much it. Well, that was a request that she made.
- 5:00Speaker 1: If we know, the arguments came listen, and that's what
- 5:03Speaker 1: I was gonna say, Like that was almost impossible what
- 5:07Speaker 1: she was asking of me. I mean, she knowing who
- 5:09Speaker 1: we related to, that's why she gave it to me.
- 5:11Speaker 1: Not you want them to pay me grandma. They don't
- 5:14Speaker 1: pay me mine. Hello, Like so she she pretty much
- 5:17Speaker 1: set me up right. Um, so, yeah, the arguments came.
- 5:21Speaker 1: Everybody wanted to live there at once. They were going
- 5:24Speaker 1: to pay me three hundred dollars for rank. I mean
- 5:26Speaker 1: the Texas were a thousand dollars. So you go figure,
- 5:28Speaker 1: what am I gonna do? It's like hello, and Grandma
- 5:32Speaker 1: was grandma too, So then you have that deferred maintenance
- 5:34Speaker 1: because you know, she so she could fix everything. We
- 5:36Speaker 1: know the type of stuff she was plugging and selling
- 5:38Speaker 1: in there, so you know that was an issue as well.
- 5:42Speaker 1: But I do remember and the very beginning, trying to
- 5:44Speaker 1: honor her wishes, I said, Okay, let's fix it up together,
- 5:47Speaker 1: let's do X y Z. There was no together. No,
- 5:50Speaker 1: they didn't want to do anything. It just was really
- 5:52Speaker 1: really bad. Um. So I remember, he's my husband now,
- 5:56Speaker 1: but at the time he was my boyfriend. So we
- 5:58Speaker 1: started to seek out contract this and this is my
- 6:02Speaker 1: first experience for anything like this. So we're finding anybody
- 6:05Speaker 1: like we want Andy's lists, like craig List, like you know,
- 6:08Speaker 1: finding contract when you find you try to find the
- 6:10Speaker 1: cheapest rate too. In contract you're trying to get a
- 6:13Speaker 1: deal on a deal, And so I understand where you're
- 6:16Speaker 1: coming from. Listen, I'm me cash here, you know, help
- 6:19Speaker 1: me fix it. M This was the first aha moment
- 6:24Speaker 1: that I wasn't paying attention to every contractor that came.
- 6:27Speaker 1: I mean the numbers were constant, that forty thou fifty
- 6:32Speaker 1: numbers that was unheard up to me at the time.
- 6:33Speaker 1: I'm like humh, like yeah, yeah, the foundation is off
- 6:37Speaker 1: I'm like the foundation she lived here, like the foundation
- 6:39Speaker 1: is fine, like the houselide falling down, you know, killing me.
- 6:42Speaker 1: But one thing that remains very very constant was that
- 6:46Speaker 1: you might as gonna sell it. I bite right now,
- 6:48Speaker 1: like it was prushing, like everybody who can't get sell
- 6:52Speaker 1: it right now? I had this one contract. They're like, yeah, look,
- 6:55Speaker 1: I'll walk you to my truck right now and right
- 6:57Speaker 1: you to check. I'm like huh, Like they wanted this
- 7:00Speaker 1: house really really really really bad. But them two were
- 7:05Speaker 1: giving me numbers like yeah, the most I could give
- 7:07Speaker 1: you seventy tho, you know, the most I could give
- 7:09Speaker 1: you with seventy thousand, and I'm just like uh. And
- 7:11Speaker 1: they probably saw me coming, like they see this little girl,
- 7:14Speaker 1: but seventy tho more than she probably ever had. And
- 7:16Speaker 1: I didn't settle that. We're gonna hi, we're gonna put
- 7:19Speaker 1: a high repair rate. Look at it, a slavish breaking
- 7:22Speaker 1: the rough about to fall on you. I take it
- 7:25Speaker 1: off your hand for like sixty dollars, okay, because they're
- 7:28Speaker 1: gonna call you a hundred thousand fixture everything. You don't
- 7:31Speaker 1: gonna be burthing with this. That's what they tried. Didn't
- 7:36Speaker 1: work out there. Very strong person. Every has strong person.
- 7:40Speaker 1: Now what ends up happening was the guy who lived
- 7:43Speaker 1: next door to my grandma, really well shaved suit and tie,
- 7:47Speaker 1: nice little maybe a lawyer, I don't know what it is.
- 7:49Speaker 1: He became my friend because I had to go back
- 7:52Speaker 1: and forth to the hospital and when my family would
- 7:55Speaker 1: break in because they started doing stuff like that like
- 7:57Speaker 1: breaking and squaw and I'm plugging a deep freezing and
- 7:59Speaker 1: all tool go bad for the house was snow like
- 8:01Speaker 1: they started doing really bad stuff. So he saw the
- 8:04Speaker 1: hard time that I was having and he would just
- 8:06Speaker 1: contact me with something would go wrong, and hate somebody
- 8:08Speaker 1: and through the back window you might want to cook,
- 8:12Speaker 1: come over here. He wasn't trying to have all that
- 8:15Speaker 1: chaos next to the three hundred thousand dollar house that's
- 8:18Speaker 1: right see right there now, three d three year house.
- 8:22Speaker 1: They offered you seventy thousands. And this is crazy. Now,
- 8:28Speaker 1: I wasn't paying attention to patterns. That same block that
- 8:31Speaker 1: we're discussing right now. At a point in time, every
- 8:33Speaker 1: house on it was abandoned, and then after that every
- 8:36Speaker 1: house was knocked down. So they had it like as
- 8:39Speaker 1: the hope that you could stand at the corner and
- 8:40Speaker 1: see the end of the blocks, like that's how they
- 8:43Speaker 1: had everything knocked down, and at this specific time, every
- 8:46Speaker 1: house on that block looks exactly the same, talking about
- 8:51Speaker 1: the three story rooftop deck exactly the same. I was
- 8:55Speaker 1: not paying attention. It adn't even going on me to
- 8:58Speaker 1: ask why is this man living next to my grandma?
- 9:00Speaker 1: Like that was the ship that some of the dude
- 9:02Speaker 1: fun you are living next to my brother didn't even
- 9:05Speaker 1: bother the as but um, he was the person who
- 9:10Speaker 1: connected me with the rotor, because that's what end up
- 9:14Speaker 1: happening that. I was overwhelmed. I got frustrated. I'm like,
- 9:16Speaker 1: what am I going to do? Be like, listen, um,
- 9:19Speaker 1: the guy who helped me purchase my house, he can
- 9:21Speaker 1: help you. He helped me by this house. I was like, okay, great,
- 9:23Speaker 1: give me his card, because at that point I felt
- 9:26Speaker 1: like I was being pulled so many different ways. I
- 9:29Speaker 1: know he didn't want anything from me. I mean, he
- 9:32Speaker 1: definitely wanted me to get my family away from him,
- 9:34Speaker 1: but outside of that, you know, it was no, he
- 9:37Speaker 1: wasn't looking for anything. So so with that being said,
- 9:42Speaker 1: these are I won't just point out to people, these
- 9:44Speaker 1: are the people. Relationships are key. That's what you're saying
- 9:46Speaker 1: right now, is that if you didn't have this relationship,
- 9:49Speaker 1: then you wouldn't you would have not you've been you
- 9:51Speaker 1: never would understood what was going on. The more so,
- 9:54Speaker 1: and a lot of people kind of mis gage relationships
- 9:57Speaker 1: because relationships are people don't want anything, they just want
- 10:00Speaker 1: you right by you. And also advice and also opportunity
- 10:04Speaker 1: to be successful is tied to that relationship. And so
- 10:07Speaker 1: here you're in eighteen, you're pregnant, your relatives breaking in,
- 10:12Speaker 1: the contractors trying to trying to lowball you on your home.
- 10:16Speaker 1: The home next year's three hundred thousand dollars your home.
- 10:18Speaker 1: They offer your seventy five tho dollars at the most,
- 10:21Speaker 1: but they tell you're gonna cost you fifty thousand dollars
- 10:23Speaker 1: and getting repaired. When we come back, we're gonna hear
- 10:26Speaker 1: the other part of this story and also how she
- 10:28Speaker 1: bought nine properties in one year from Jamsa Yeah, Jamessa,
- 10:33Speaker 1: Jamia right, Jimmisa mac ivor more on money Making Conversation.
- 10:38Speaker 1: This is a great story testimony that we all need
- 10:41Speaker 1: to hear about it. Hi, this is Sean McDonald. You're
- 10:43Speaker 1: listening to money making conversation. Have a great interview going
- 10:46Speaker 1: right now with Jamsa, Like, all right, she used to
- 10:48Speaker 1: see CEO or Rosebud investments. Um, she's telling us a
- 10:53Speaker 1: story about the first experience that she had in getting property,
- 10:58Speaker 1: obtaining property, and it was by basically by happens that
- 11:01Speaker 1: her grandmother uh gave her the home she passed away.
- 11:05Speaker 1: Then all the relatives all head broch loose, the relatives
- 11:08Speaker 1: going how did you get it? Even all the way
- 11:10Speaker 1: up to the big Papa, so hey, I should have
- 11:13Speaker 1: got the home. Now that it got so bad that
- 11:15Speaker 1: they were squatting inside the house. They was trying to
- 11:18Speaker 1: but they were breaking inside of the house. But she
- 11:20Speaker 1: had this guarden name Guardian Angel, living right next to
- 11:23Speaker 1: a gentleman who lives there. In his house was valued
- 11:26Speaker 1: three h dollars. He had contract to try to give
- 11:28Speaker 1: her seven or five dollars. And at at the same
- 11:31Speaker 1: time that whole block was being torn down. So you
- 11:34Speaker 1: know construction is coming. You know new construction is coming.
- 11:38Speaker 1: Because what happens in the neighborhoods like this throughout the
- 11:41Speaker 1: country is that they'll go to the city and they'll
- 11:44Speaker 1: tell the city we're putting new homes here, which would
- 11:47Speaker 1: increase property value. Which if you increase property values, that
- 11:51Speaker 1: means that you can pay more taxes and charge more taxes.
- 11:54Speaker 1: And cities allowed that to happen, And so that's what
- 11:57Speaker 1: it's being. That's what's occurring to her her proper the
- 12:00Speaker 1: zone right now, correct? Correct? So now you are, you've
- 12:07Speaker 1: seen all this stuff, you know that's happening around you.
- 12:10Speaker 1: You got your first home. What's what were the next
- 12:12Speaker 1: steps of really kind of blossomed to the opportunity of
- 12:15Speaker 1: you becoming a business person? Okay, and so, um, what
- 12:20Speaker 1: happened was I end up selling it long story shorts
- 12:22Speaker 1: like in the nutshell. I connected with the develotaire. We
- 12:24Speaker 1: listed the property at one sixteen o three days later. Um,
- 12:31Speaker 1: we are at we have a bidding war going on.
- 12:33Speaker 1: I'm still not paying attention, mind you. I'm like, okay,
- 12:36Speaker 1: not not trying to figure out why these people want
- 12:39Speaker 1: this so bad. A bidding war like all of these
- 12:41Speaker 1: and new terms and concepts. So we listed it at
- 12:43Speaker 1: one sixteen three days later. We had a bitter war
- 12:45Speaker 1: going on. By the end of the week, I end
- 12:48Speaker 1: up accepting the offer for a hundred and fifty two
- 12:52Speaker 1: so I mean that's a lot of money. Yes, cash
- 12:56Speaker 1: shared like that was more money than I have ever
- 12:58Speaker 1: six dollars and fitted correct. Listen, let me tell you something. Yeah,
- 13:03Speaker 1: that was enough to go buy a Foopermarket if I
- 13:05Speaker 1: wanted to. I was exciting. I was super excited until
- 13:09Speaker 1: I found out that I could have sold that house
- 13:12Speaker 1: for three d so this is the magic number or
- 13:15Speaker 1: three city, depending on how I spent it. When I
- 13:18Speaker 1: found that out, I was like, well, what did I miss?
- 13:21Speaker 1: You know, at that point, I felt like I'm missing
- 13:23Speaker 1: I left money on the table. I was upset, and
- 13:25Speaker 1: that's when I realized that education is so so so important,
- 13:29Speaker 1: like having a plan, Like you said, it's some praying.
- 13:31Speaker 1: She gave me the house to say, that's all we got,
- 13:34Speaker 1: and that's all she knew. So she doesn't tell me
- 13:35Speaker 1: anymore than she's known to be true herself. You know,
- 13:38Speaker 1: at a certain age, you know, that's that complacency she older,
- 13:42Speaker 1: she used to rishis to she worked for she got
- 13:44Speaker 1: a house. That's it. It was, it was that was
- 13:46Speaker 1: it because I felt like that was the American dream.
- 13:49Speaker 1: You know, maybe I guess I want to say she
- 13:51Speaker 1: was a baby Boemers that was there, pulled baby because
- 13:53Speaker 1: I were millennium. So yeah, they worked, they worked, they work,
- 13:56Speaker 1: they retire you to the pension thing. As long as
- 13:58Speaker 1: they own their house, they're good. So me, that wasn't enough.
- 14:01Speaker 1: So um, when I when I closed on it, the
- 14:04Speaker 1: roative is like, kids, well what are you gonna do
- 14:07Speaker 1: with all that money? And I looked at him. I'm
- 14:09Speaker 1: a boloses I remember saying it with a little shrug
- 14:12Speaker 1: of the shoulder, like hello, what else am I gonna do?
- 14:15Speaker 1: Because I knew that one of house got me that
- 14:16Speaker 1: much money I needed to buy more houses and no,
- 14:21Speaker 1: I was just changing diver. You figured it out, real fads.
- 14:24Speaker 1: You know you might have got short change on that
- 14:26Speaker 1: first off, but you knew that I'm gonna take this
- 14:28Speaker 1: money and I'm gonna educate myself and we're gonna buy
- 14:31Speaker 1: some more houses. So tell us about that experience. So
- 14:35Speaker 1: when I sat down, um, because the rotors took the
- 14:38Speaker 1: luxury of connecting me with his financial advisor friend who
- 14:41Speaker 1: sat me down and that I should do the raw
- 14:43Speaker 1: fire ray And I'm like, well, what's that? You know
- 14:45Speaker 1: all these the new terms I'm opening listening. But then
- 14:48Speaker 1: when he said I had to send my money there
- 14:49Speaker 1: until I was sitting and if I touched that, I
- 14:50Speaker 1: got in trouble. That didn't sit right with me. So
- 14:52Speaker 1: I should you know what, I'm gonna go over here
- 14:56Speaker 1: and I'm gonna do something else up. I'll connect you
- 14:58Speaker 1: with my friend who'sn't invested. Was like, okay, great, he
- 15:00Speaker 1: just made all these little connections. So again, just being
- 15:03Speaker 1: open to me and new people, and know when when
- 15:05Speaker 1: opportunities are coming, because you never know when your next
- 15:08Speaker 1: opportunity it's gonna come. I'm just I'm gonna just let
- 15:12Speaker 1: you know this. Ms McIvor. You're blessed because you know
- 15:16Speaker 1: everybody who helped you was sincere and their efforts to
- 15:20Speaker 1: help you. Because you were very at the time. You
- 15:23Speaker 1: you didn't have information and so but you did know
- 15:26Speaker 1: one thing. I didn't get enough money for my house.
- 15:29Speaker 1: And I'm invest in houses, and am I gonna tie
- 15:31Speaker 1: my money for fifty years? You knew that for a fact.
- 15:33Speaker 1: Now because I'm not going back to the shop right either,
- 15:37Speaker 1: y'all I don't and you gotta check that bit. I said, yea,
- 15:42Speaker 1: all right, I ain't doing that edit, you know, So
- 15:44Speaker 1: I had to make it work. And that's the thing.
- 15:46Speaker 1: I have always been this type of determined person, like
- 15:49Speaker 1: you're out how that's me? Very innovative, um, very eager
- 15:53Speaker 1: to learn all of those things, not afraid to try
- 15:55Speaker 1: new things my mindset. So I was a millionaire way
- 15:59Speaker 1: before I got money. And I tell people that all
- 16:01Speaker 1: the time. I have never been a type of person
- 16:03Speaker 1: to settle for anything. Like ever, you can't just tell me,
- 16:07Speaker 1: hay's raining a pisting on my head that has happened
- 16:11Speaker 1: on the stretch to service. How can I was out there?
- 16:13Speaker 1: That was always very inquisitive, even as a child. That
- 16:16Speaker 1: was always me, let me, let me you have a
- 16:19Speaker 1: line here, come about investing in the urban community. The
- 16:22Speaker 1: six hundred dollar property in the hood. What is that? Okay?
- 16:27Speaker 1: So that said, I was about to say, now, my
- 16:29Speaker 1: great grandma is the one who raised me, and she
- 16:31Speaker 1: owned property too. She had two houses, one of them
- 16:35Speaker 1: in which my grandfather left her after he passed away
- 16:37Speaker 1: because I was just like and then one that she
- 16:39Speaker 1: owned right up the street. So I guess she decided,
- 16:41Speaker 1: my husband up the street, I'm gonna move up there.
- 16:43Speaker 1: But she still had her home which was in the
- 16:45Speaker 1: next hundred. So every so often we would get a
- 16:48Speaker 1: ladder on her door about a sheriff cell like it
- 16:51Speaker 1: was a sheriff's movies. It would pop up to sheriff moments.
- 16:54Speaker 1: So that's where I wanted to go because I was
- 16:56Speaker 1: scarious these people saying they're gonna take a house and
- 16:59Speaker 1: sell it. That must mean they're tell I was just right.
- 17:00Speaker 1: So I mean they try to take my grandma's. Let
- 17:02Speaker 1: me see what else they got over there. When I
- 17:04Speaker 1: went to the auction my very first time, I bought
- 17:09Speaker 1: a property for seventeen hundred dollars one seven. And it
- 17:14Speaker 1: wasn't until I got money that I realized you actually
- 17:16Speaker 1: didn't need that much to invest. I wanted the auction,
- 17:19Speaker 1: and I purchased it for sev d dollars. And what
- 17:22Speaker 1: happens is when you go to certain auctions, and you did,
- 17:26Speaker 1: you don't actually have to pay the full balance of
- 17:29Speaker 1: the property. You only have to give them six hundred
- 17:32Speaker 1: dollars right now. After you give them that six hundred dollars,
- 17:36Speaker 1: you have thirty days to give them the rest of
- 17:38Speaker 1: the money and which you owe them, or you can
- 17:40Speaker 1: come out and sell that property before the restors do.
- 17:44Speaker 1: And this was a whole experience for me now what
- 17:47Speaker 1: happens that the seven hundred dollar properly? I gave them
- 17:49Speaker 1: six hundred dollars. Um, I end up owing them my
- 17:52Speaker 1: eleven hundred. You know, I have the money at this time,
- 17:54Speaker 1: so that wasn't an issue. But it was the education
- 17:57Speaker 1: that came with it that ultimately changed my life and
- 18:00Speaker 1: helped me change other people's lives when I realized this
- 18:04Speaker 1: whole process and proceged how many people actually have six
- 18:07Speaker 1: hundred dollars? How many people know this place exists? Because
- 18:10Speaker 1: when I got there, I didn't see anybody that looked
- 18:12Speaker 1: like Nate. Not my age for sure. Um. It was
- 18:17Speaker 1: a few women, but you know it was different. It
- 18:19Speaker 1: was older than me, you know, and I was like,
- 18:21Speaker 1: how many people can actually benefit from this? I know
- 18:23Speaker 1: people who have six hundred dollars all the time, right, So, um,
- 18:29Speaker 1: that's when it was going after that, Like I mean,
- 18:31Speaker 1: I think there was a two thousand seventeen, two thousand
- 18:35Speaker 1: sixteens and something like that. I've been at that place
- 18:38Speaker 1: every month since unless I'm dizzy, but I've been there
- 18:40Speaker 1: every month. So when you go there and just tell
- 18:43Speaker 1: us how that works. You go in and then they
- 18:45Speaker 1: the list of properties or they show pictures of the properties,
- 18:49Speaker 1: or how does that work well? When it goes literally
- 18:52Speaker 1: auction is blind, they say numbers. Um, I have created
- 18:55Speaker 1: a strategy in which I know which houses are going
- 18:58Speaker 1: to be for style prior to like I feel tell
- 19:00Speaker 1: you right now, so all the way out until January,
- 19:03Speaker 1: because I made it my business to master the craft
- 19:06Speaker 1: of it. But if you just show up, they'll just
- 19:08Speaker 1: say the property addressed, and they'll give you the numbers
- 19:11Speaker 1: and you bid on it like a car auction. It's
- 19:13Speaker 1: just not as fast paced. Um. And then you just
- 19:16Speaker 1: purchased property. And that's the only place that you can
- 19:18Speaker 1: get property that low below market value. But I even
- 19:22Speaker 1: take it a step further. If I know that you're
- 19:24Speaker 1: losing your house, I'll buy you from you before these
- 19:27Speaker 1: so I can help you, you know, not lose everything.
- 19:29Speaker 1: Because what happens is a lot of these people are
- 19:31Speaker 1: losing their properties and they walk away and the hand
- 19:33Speaker 1: it and they don't have some just because of lack
- 19:36Speaker 1: of knowledge. They don't know. They feel like, up, I
- 19:38Speaker 1: gotta notice I'm losing the house. There's nothing I can do. No,
- 19:40Speaker 1: it's actually still your house. Up until they bang the
- 19:43Speaker 1: gabble it's not about what you know, it's about what
- 19:45Speaker 1: you don't know. Ignorance is not blood. It is very harmful,
- 19:50Speaker 1: very very harmful. So with your company, Rosebud Investments, So
- 19:56Speaker 1: so do you do you have clients? How does that work?
- 20:00Speaker 1: Because we have two minutes les in this interview, I
- 20:01Speaker 1: want to make sure we get that out about Rosebud Investments. Yeah, listen,
- 20:05Speaker 1: I have a lot of clients all over New Orleans, Miami, Atlanta.
- 20:10Speaker 1: What happens is I hold your hand through the new
- 20:13Speaker 1: investor process and it personalized. So I'll hope you create
- 20:17Speaker 1: a step by step blueprint for yourself no matter where
- 20:20Speaker 1: you are. If you have credit, no cash, I'll talk
- 20:23Speaker 1: to you about leveraging and credit, purchasing properties with credit cards.
- 20:26Speaker 1: If you have cash, no credit, I'll talk to you
- 20:28Speaker 1: about building your credit. I even give my clients fourteen
- 20:31Speaker 1: thousand dollars work for unsecure credit to boost their score.
- 20:34Speaker 1: If you're somebody doesn't that doesn't have eyes or I'll
- 20:37Speaker 1: talk to you about purchasing that six hundred dollar property
- 20:39Speaker 1: you know, helping you shallotte for a few thousands, so
- 20:42Speaker 1: now you have the capital to invest in your credit,
- 20:44Speaker 1: you know, to be able to build. I hope you
- 20:47Speaker 1: create that foundation. I have helped hundreds and hundreds and
- 20:51Speaker 1: hundreds of people become homeowners without the whole mortgage thing,
- 20:55Speaker 1: the tax returns, the eight hundred credit scores. Like I
- 20:59Speaker 1: help people from ground level because a lot of people
- 21:02Speaker 1: they have a miss construed. They think you need credit
- 21:05Speaker 1: in a million dollars and you don't need it. You
- 21:07Speaker 1: just need to be educated. So that's what I do.
- 21:10Speaker 1: I educate you. I hold your hand through the process.
- 21:12Speaker 1: I walked through the door. You get a house, You're happy.
- 21:15Speaker 1: I'm happy, and we keep it going. We keep it going.
- 21:19Speaker 1: And all this started because your grandmother had a vision,
- 21:24Speaker 1: had a vision that you didn't understand. You was just
- 21:26Speaker 1: a cashier, had one child. The child on the way
- 21:30Speaker 1: was given a house due to the sadness of our
- 21:33Speaker 1: passing and all heck Bros Broke loose with the family.
- 21:37Speaker 1: We got fifty three seconds left. How is the family
- 21:40Speaker 1: treating you now? Oh man? I mean it's differently being
- 21:42Speaker 1: a millionaire. I'tually had to move to our life. They respected,
- 21:47Speaker 1: they respected nothing else. I mean they respected. I created
- 21:50Speaker 1: a legacy. So Rosebuds Investments is actually named after my
- 21:54Speaker 1: grandmother because her name is Roseum. I created an empire.
- 21:58Speaker 1: I was able to reach back and retire and my
- 22:00Speaker 1: great grandma Um. I changed lives. They see me doing
- 22:03Speaker 1: it and they're no choice. I mean, you know, they
- 22:07Speaker 1: see me. They like me. They're like, I heard your interview,
- 22:09Speaker 1: I saw you do on the snap or my friend
- 22:11Speaker 1: told me you have to get out how she's up.
- 22:13Speaker 1: They kind of got a sport with it. Okay, cool, Well,
- 22:16Speaker 1: I gotta wrap this up. I want to tell you.
- 22:17Speaker 1: I want to I want to promote your brand. I
- 22:19Speaker 1: want to promote who you are. She's uh From from
- 22:22Speaker 1: a cashier of a six fifties six dollars and fifty
- 22:24Speaker 1: six an hour to own at one point seven million
- 22:27Speaker 1: dollars in property, A story to be told,
