- 2:35Speaker 3: It's all about money talking about real estate. Were talking
- 2:37Speaker 3: about Loan Officer's Guide to a Profitle Business. Please work
- 2:40Speaker 3: with the Money Making Conversations Masterclass, Tanya Blanchet.
- 2:43Speaker 1: How are you doing, Tanya?
- 2:44Speaker 4: Pleasure to be here?
- 2:45Speaker 3: Good, good, good? Did I say too much that extend
- 2:48Speaker 3: over extend my credit on you?
- 2:50Speaker 4: Everything was lined up, just right, lined up, just perfect.
- 2:53Speaker 1: We're good, We're good. You know, you know, you know,
- 2:56Speaker 1: it was like a couple.
- 2:58Speaker 3: My brother lives in the DC area and think about
- 3:00Speaker 3: twenty twenty one, he sold his house and it will
- 3:05Speaker 3: people up lined around the block to buy his house.
- 3:08Speaker 3: I mean, I think his house was valued that he
- 3:10Speaker 3: put it on the market for seven hundred thousand. They
- 3:12Speaker 3: wound up selling for like nine hundred and fifty thousand.
- 3:15Speaker 3: He didn't even ask for that price. It was just
- 3:18Speaker 3: the competition of people lining up wanting to buy the home,
- 3:21Speaker 3: and that's why that price wind up Like that? Is
- 3:24Speaker 3: that still going on now? People still lining up to
- 3:27Speaker 3: buy homes like.
- 3:28Speaker 4: That, They're not lining up to buy homes, but supplying
- 3:31Speaker 4: the man is still a factor. We don't have a
- 3:35Speaker 4: lot of supplies. So now we're definitely back into a multi,
- 3:40Speaker 4: multi offer situation. So it's not it's not as intense
- 3:44Speaker 4: as last you know, your brother in DC, or even
- 3:48Speaker 4: last year, last year before rates psych. It definitely has
- 3:53Speaker 4: calmed down and it's definitely multiple offers though still multiple offers,
- 3:58Speaker 4: but not as crazy as it was last year, with
- 4:02Speaker 4: no appraisal contingency, no financial contingency, you know, everybody just
- 4:06Speaker 4: doing anything to get to get a house. It's calmed
- 4:09Speaker 4: down a little bit since then.
- 4:10Speaker 1: Cool.
- 4:11Speaker 3: So I was just talking to the general public here,
- 4:13Speaker 3: So the people out there who are interested in selling
- 4:15Speaker 3: their home. You're saying it's still a good market to
- 4:18Speaker 3: go out into.
- 4:18Speaker 4: It absolutely, it's it's absolutely it's still a good market
- 4:22Speaker 4: to go out into. And there's still multiple offers and
- 4:26Speaker 4: quit clothing, so it's definitely it's it's a great market
- 4:30Speaker 4: to sell, and it's a great market to buy. If
- 4:33Speaker 4: you're ready to buy, in your position to buy, you
- 4:35Speaker 4: don't want interest rates to stop you from purchasing a home.
- 4:38Speaker 3: Let me ask you this now you a mortgage brokerage
- 4:41Speaker 3: firm that you started, the president you found in Madison
- 4:43Speaker 3: Chase Capital Advisors. Just just questions I always likely to
- 4:46Speaker 3: ask out of curiosity. Is there a bit a good year,
- 4:49Speaker 3: a good time of the year to put your home
- 4:51Speaker 3: on sale? Like is it summer better or fall better?
- 4:54Speaker 3: Or spring better? Is there a set time of the
- 4:56Speaker 3: year just put your house on sale when it's available
- 4:58Speaker 3: to be put on sale? What are your thoughts?
- 5:00Speaker 4: Well, I think life happens, So when life happens, you've
- 5:04Speaker 4: got to move accordingly. But if you said to me,
- 5:07Speaker 4: your question is, Tianya, what's the best time to put
- 5:09Speaker 4: the house on the market? Now? Is the time when
- 5:12Speaker 4: children are getting out of school? This is and that's
- 5:15Speaker 4: how I know that the market is still a little
- 5:20Speaker 4: It still hasn't bounced back because this is normally my
- 5:24Speaker 4: extreme busy time. You know, normally school in Atlanta just
- 5:28Speaker 4: got out last week, so everybody is out of school.
- 5:32Speaker 4: So what parents normally did was say, Okay, well, let's
- 5:34Speaker 4: just wait till Johnny, little Johnny finished your school. We
- 5:37Speaker 4: don't want to interrupt. And so now it would be
- 5:39Speaker 4: in Atlanta anyway, it would be from May through the
- 5:42Speaker 4: end of August because then now everybody wants to get
- 5:45Speaker 4: in the house in time for school. So now is
- 5:48Speaker 4: really the spring springtime and summertime is normally the time
- 5:52Speaker 4: when most houses go on the market.
- 5:54Speaker 1: Cool.
- 5:55Speaker 3: So there's a system to this madness because, like I said,
- 5:57Speaker 3: you know, people we always talk about real estate, especially
- 6:00Speaker 3: the minority community. I always talking about you know, God's
- 6:03Speaker 3: not creating more land. So whatever you buy is an investment,
- 6:06Speaker 3: creating equity. You got into the brokerage firm from a
- 6:12Speaker 3: mortgage standpoint, How did that does a person like you?
- 6:15Speaker 3: I'm not saying this impossible, but it's it's a career
- 6:17Speaker 3: move that I've never thought of engaging myself. And do
- 6:20Speaker 3: you have to have like financial money in the bank,
- 6:24Speaker 3: how do you get into the creating a firm like this.
- 6:27Speaker 4: Okay, So to create a mortgage firm, you really don't
- 6:31Speaker 4: quote unquote have to have money in the bank when
- 6:33Speaker 4: you start out. Every year going forward you will. I
- 6:37Speaker 4: want to see your books to make sure that you're
- 6:39Speaker 4: you know, you're a financially sound but whatever state you're in,
- 6:43Speaker 4: you really you want to start off being licensed a
- 6:46Speaker 4: licensed loan officer, which is your you get your NML
- 6:49Speaker 4: left license. So once you're a licensed loan officer, I
- 6:53Speaker 4: recommend personally, I think you should, you know, be a
- 6:57Speaker 4: loan officer for at least three to five year, at
- 7:01Speaker 4: least three years before you started your own firm, because
- 7:04Speaker 4: there are a lot of different pieces to the puzzle
- 7:07Speaker 4: and it's just not about oh, let me open up
- 7:09Speaker 4: my own company. You really want to know the loan
- 7:12Speaker 4: part of the business very well so that you can
- 7:15Speaker 4: take care of your client.
- 7:16Speaker 1: You know.
- 7:17Speaker 3: I've been fortunate to buy some homes in my life,
- 7:20Speaker 3: not saying that I'm not bragging on that I've been
- 7:23Speaker 3: the first home I bought, I got it on you know,
- 7:26Speaker 3: like auction.
- 7:27Speaker 1: I bought.
- 7:27Speaker 3: My first home was in the auction, you know, And
- 7:29Speaker 3: now I bought it, and I was happy, and I
- 7:32Speaker 3: bid this other person because it was one of the
- 7:34Speaker 3: homes that I guess I don't know the proper language,
- 7:37Speaker 3: but I'm pretty sure you're aware of what I'm talking about.
- 7:40Speaker 1: You know. They're kind of like fix her up homes
- 7:42Speaker 1: and they go out there and you can bid on them.
- 7:44Speaker 1: And I bid.
- 7:44Speaker 3: I got the home, and I got to the house.
- 7:46Speaker 3: Of course it didn't it didn't have an air condition unit.
- 7:48Speaker 3: Somebody has stolen the air condition unit. So I had
- 7:50Speaker 3: to buy the air condition unit and put it on
- 7:52Speaker 3: the house, and I was up and running.
- 7:54Speaker 1: That was my very first home. But I tell you,
- 7:56Speaker 1: when I bought that home.
- 7:57Speaker 3: Now, are you the person that puts it out like
- 8:00Speaker 3: a like almost a Bible sized.
- 8:02Speaker 1: Amount of paper in front of us and tell us
- 8:05Speaker 1: we have to sign. Is that you? That is me?
- 8:08Speaker 4: But nowadays, nowadays I'm gonna send it to you via
- 8:12Speaker 4: docu side.
- 8:14Speaker 1: But that's that because I don't know what I'm signing.
- 8:18Speaker 4: I always tell people when when you get those when
- 8:21Speaker 4: you go under contract, you know, when you get those
- 8:24Speaker 4: those that big set of disclosure that's probably anywhere between
- 8:28Speaker 4: eighty to one hundred pages. When you when you go
- 8:32Speaker 4: when you go through them, a lot of them are
- 8:34Speaker 4: just you know, it's, you know, a workbook that you
- 8:36Speaker 4: have to have a disclosure that you have to keep.
- 8:38Speaker 4: But the bottom line is the most important thing that
- 8:41Speaker 4: you want to read is your loan estimate. So and
- 8:45Speaker 4: you said, well, tell you why your loan estimate. Your
- 8:47Speaker 4: loan estimate is going to show you what the current
- 8:50Speaker 4: rate is, what how much you're borrowing, your total estimated payment,
- 8:55Speaker 4: and if your loan's lost or not.
- 8:57Speaker 1: So when you say loan lock or let's let's let's
- 9:00Speaker 1: stop right there, what does that mean the loan is locked?
- 9:02Speaker 4: What does that means? That means your interest rate. So
- 9:04Speaker 4: that means, for example, I just spoke to a client
- 9:06Speaker 4: today and they're doing a USDA loan and I told
- 9:10Speaker 4: them what their rate was and it was six point
- 9:14Speaker 4: seventy five, and they are, we're going to go ahead
- 9:18Speaker 4: and lock tomorrow to see. Anybody can tell you what
- 9:21Speaker 4: your rate is. But until you get that loan estimate
- 9:25Speaker 4: that says your rate is locked, you are then floating.
- 9:28Speaker 4: And so you're you know, your you're in reality, you're gambling.
- 9:31Speaker 4: You know, every day the market, you know, the market
- 9:34Speaker 4: changes every day. Sometimes it changes twice three times a day,
- 9:38Speaker 4: so the market is volatile, so you want to make
- 9:40Speaker 4: sure your loan is locked, and if it's not locked,
- 9:43Speaker 4: then you just want to make sure you stay on
- 9:44Speaker 4: top of that so that the rate that you got
- 9:46Speaker 4: quoted at the beginning is the rate that you'll end
- 9:49Speaker 4: up with.
- 9:50Speaker 3: That's important because of the fact that now now you
- 9:54Speaker 3: have like different loans like fifteen year mortgages and thirty
- 9:57Speaker 3: year mortgage.
- 9:58Speaker 1: Are there any mortgages longer than thre us?
- 10:01Speaker 4: I wouldn't recommend it right now. The government did just
- 10:05Speaker 4: recently or or for our faha forty year fah loans
- 10:09Speaker 4: for modification, but I definitely wouldn't or I wouldn't recommend
- 10:13Speaker 4: a forty year amorization term. That's just too long. Forty
- 10:16Speaker 4: years is a long time, thirty is a long time.
- 10:20Speaker 4: I personally, a forty year loan you can't. You can't.
- 10:25Speaker 4: I mean, you could technically do extra principal, you know,
- 10:29Speaker 4: extra principal payment every month, but there's no they're not
- 10:33Speaker 4: going to do forty year loans for first for homeowners
- 10:37Speaker 4: Fanny and Freddy. They're not going to do it. This
- 10:41Speaker 4: is just something like I said Faha to help them
- 10:44Speaker 4: with the modification. But I would not recommend a four
- 10:47Speaker 4: year loan. And while we're talking about that, even though
- 10:50Speaker 4: rates have spiked that a lot of people aren't refinancing
- 10:53Speaker 4: like they used to be. You just want to be really,
- 10:56Speaker 4: really careful when you've refinanced. If you've been in your
- 10:58Speaker 4: house for ten years, don't automatically go back to a
- 11:02Speaker 4: thirty because you're thinking it's saving you money. You started
- 11:06Speaker 4: that clock all over again. So if you're refinancing, you
- 11:10Speaker 4: can do a twenty five year term, you can do
- 11:13Speaker 4: a twenty year term, you could do a fifteen year term.
- 11:15Speaker 4: But if you've been in your house for more than
- 11:17Speaker 4: five years, I do not recommend going back to the
- 11:20Speaker 4: thirty year term, right just.
- 11:22Speaker 1: Because you're trying to get a lower monthly rate.
- 11:26Speaker 4: Yeah, they're trying to get a lower monthly rate, but
- 11:28Speaker 4: all you've done is add you know, X amount of
- 11:30Speaker 4: interest back onto your loan that you've got to pay off.
- 11:33Speaker 4: Because you have to remember mortgages are they're interest loaded
- 11:38Speaker 4: in the front. So all you've seen over the years
- 11:42Speaker 4: with the houses that you purchased, when you went to
- 11:44Speaker 4: sell that last house to buy your next house, or
- 11:47Speaker 4: maybe you didn't even go to sell it. You just
- 11:49Speaker 4: looked at your payoff. You said, oh my goodness, I've
- 11:52Speaker 4: been paying on this thing for seven years. You know
- 11:55Speaker 4: what I mean, this is still my balance. But one
- 11:59Speaker 4: thing that you can do is you can make one
- 12:01Speaker 4: extra principal payment principal one payment extra a year, and
- 12:05Speaker 4: you can shave seven years of interest off your loan.
- 12:09Speaker 4: So you know, if you have to get a thirty
- 12:11Speaker 4: to start out with, that's totally fine. And if you
- 12:14Speaker 4: don't feel.
- 12:14Speaker 3: So you're saying that, you're saying that, you're saying that
- 12:17Speaker 3: on the thirty year mortgage. Could you be talking fast?
- 12:20Speaker 3: It's blanket because you know, you know you've been doing
- 12:23Speaker 3: this all your life. Okay, lock hell, Now you just
- 12:27Speaker 3: said that if I have a thirty year mortgage, right,
- 12:30Speaker 3: I have a thirty year mortgage, right, and if I
- 12:32Speaker 3: make an extra payment a year mortgage payment, a year
- 12:36Speaker 3: extra apply to my to apply to my balance, right,
- 12:41Speaker 3: not the interest?
- 12:42Speaker 1: How much would that? How much would that take my mortgage?
- 12:45Speaker 4: That's the thirty that's shape, So that would take that
- 12:48Speaker 4: would take your that would take your thirty year mortgage
- 12:50Speaker 4: to a twenty three twenty two year mortgage. Just by
- 12:56Speaker 4: doing that, because you're going to hit that principal faster.
- 13:00Speaker 4: For example, for me, I always tell people, you know,
- 13:03Speaker 4: I bought my house in six My interest rate on
- 13:06Speaker 4: the first was six and a half and my interest
- 13:08Speaker 4: rate on the second was ten and a half. And
- 13:11Speaker 4: it was and that was like one hundred percent finance.
- 13:13Speaker 4: And this was in January o six. But you're in Atlanta.
- 13:16Speaker 4: So I bought an Alpharetta. So I pay two forty
- 13:19Speaker 4: nine for my house. You can't find a house in
- 13:21Speaker 4: Alpharetta right now for three hundred thousand for get to
- 13:24Speaker 4: forty nine.
- 13:26Speaker 1: But but are you bragging the planter? Are you braking? No,
- 13:29Speaker 1: I'm not.
- 13:30Speaker 5: I'm not.
- 13:30Speaker 4: I'm just stating factors. So I'm just stating fact.
- 13:33Speaker 1: That's right.
- 13:33Speaker 4: But but what but what I did do is years
- 13:36Speaker 4: later I went ahead and I refinanced to a fifteen
- 13:41Speaker 4: at two point seventy five, and it attacked my principle.
- 13:45Speaker 4: So my point is that if you can't start out
- 13:48Speaker 4: on a fifteen year or you don't feel comfortable with
- 13:51Speaker 4: that higher payment, always do you have? You have two
- 13:56Speaker 4: ways really of doing it. You can do biweekly payments.
- 13:59Speaker 4: You have I have to set that up with your service,
- 14:02Speaker 4: So don't just pay a payment every other week. You
- 14:05Speaker 4: cannot do that. They expect your mortgage payment to be
- 14:08Speaker 4: paid in full. So most of the time they'll charge
- 14:10Speaker 4: you a setup feat of two hundred and fifty dollars
- 14:13Speaker 4: to do biweekly payments. And you've already just by doing
- 14:17Speaker 4: every other week, you've already accomplished that one extra payment.
- 14:21Speaker 4: Or you can just do one extra payment a month,
- 14:23Speaker 4: you know online or nobody really nailed it into the company,
- 14:27Speaker 4: or you can mail it in and you just check
- 14:29Speaker 4: towards principle.
- 14:30Speaker 3: Great, I'm talking to Tanya Blanchet. You founded a Madison

- 16:27Speaker 3: estate business. Were always, you know, in the black community
- 16:30Speaker 3: of the community of color, were just always tied to apartments,
- 16:34Speaker 3: were always tied to paying that monthly raiding, tied to
- 16:37Speaker 3: the first and the fifteenth, and never really into planning
- 16:41Speaker 3: our future in real estate is the way that you
- 16:43Speaker 3: can plan your future. How did you really get into
- 16:46Speaker 3: this business you talked about, Rashan. You don't have to
- 16:49Speaker 3: have money in the bank, but you have a course,
- 16:52Speaker 3: a program that you put in place now called six
- 16:55Speaker 3: Months to six figures, a loan Officer's Guide to a
- 16:58Speaker 3: profitable business. What exactly?
- 17:00Speaker 4: Absolutely, So I started out. I've been doing mortgages for
- 17:05Speaker 4: nineteen years and so this in June will be five
- 17:08Speaker 4: years that I've owned my own company. But I started
- 17:11Speaker 4: out as a loan officer. And when you start out
- 17:13Speaker 4: as a loan officer, you're one hundred percent commission. So
- 17:16Speaker 4: just think I had been recently divorced and my UX Susin,
- 17:20Speaker 4: and I had a great relationship. So we divorced with
- 17:23Speaker 4: no alimony, no child support. We've been put expenses and
- 17:26Speaker 4: explit time. So I had to think. So even though
- 17:30Speaker 4: it seemed risky going one hundred percent commission after being
- 17:34Speaker 4: recently divorced, I knew that I wanted something that, you know,
- 17:38Speaker 4: I wanted to be able to, you know, have unlimited income,
- 17:41Speaker 4: and I wanted to be able to spend time with
- 17:43Speaker 4: my children. They were small at the time. So I
- 17:46Speaker 4: became a loan officer. And so when you're a loan officer,
- 17:49Speaker 4: it's all about relationships, it's about knowing your guidelines, it's
- 17:53Speaker 4: about closing on time. And what I found when I
- 17:57Speaker 4: hired people at my firm loan officers. They were newly licensed,
- 18:02Speaker 4: but they had no idea how to be a loan officer.
- 18:07Speaker 4: Nobody teaches you that. So so I took the time
- 18:11Speaker 4: to create a course. Actually it's called six Months to
- 18:14Speaker 4: six Figures. It's seven modules, a resource god a jump
- 18:19Speaker 4: start that if you complete this and within six months,
- 18:23Speaker 4: you'll be making six figures as a loan officer. And
- 18:27Speaker 4: it's it's all common sense. It's it's my experience of
- 18:32Speaker 4: being in the business for nineteen years and raising you know,
- 18:35Speaker 4: two children, and you know, taking vacations and you know,
- 18:38Speaker 4: being one hundred percent commission for nineteen years is a
- 18:42Speaker 4: testimony in it itself, and wake up every day, wake
- 18:46Speaker 4: up every day and say, this is what I want
- 18:48Speaker 4: to do. So I created the course really to help
- 18:50Speaker 4: people avoid costly mistakes, because you have to remember, when
- 18:57Speaker 4: you're doing a loan, it's not you have a buyer
- 19:00Speaker 4: and a seller. You have someone's life, life life in
- 19:03Speaker 4: your hands.
- 19:04Speaker 8: Literally.
- 19:05Speaker 4: You know, a lot of times people focus so much
- 19:07Speaker 4: on the buyer, but I always focus on the seller,
- 19:10Speaker 4: even though I'm doing the loans for the buyer, because
- 19:13Speaker 4: I know that seller has also either they need that
- 19:16Speaker 4: money for a move or something important in their lives,
- 19:20Speaker 4: or they're going to their next house, so they need
- 19:23Speaker 4: to close on time as well. So that's why I
- 19:25Speaker 4: created the course to really help new loan offices or
- 19:29Speaker 4: loan offices have been in the business and aren't closing
- 19:32Speaker 4: at least three to five loans a month. This course
- 19:34Speaker 4: will definitely help you.
- 19:35Speaker 9: We know.
- 19:36Speaker 1: The thing about it.
- 19:37Speaker 3: The reason they excited me about bringing you on the
- 19:39Speaker 3: show because so many of my listeners, so many people
- 19:42Speaker 3: in the world and there are afraid to make change.
- 19:44Speaker 3: And also you also hit a certain age where they
- 19:46Speaker 3: feel that just it. You know, I'm thirty, I can't
- 19:50Speaker 3: do anything. On forty, I can't do it.
- 19:51Speaker 1: Fifty they've thrown the shovel and they've planning in their
- 19:55Speaker 1: own raid. So they're buying.
- 19:57Speaker 3: Plots and so, right, well, that's what you shouldn't think
- 20:00Speaker 3: that way. You should think about opportunities, opportunities to be
- 20:04Speaker 3: able to grow your fortune. And this is what we're
- 20:07Speaker 3: talking about with this particular program, is that it's not
- 20:10Speaker 3: when you're not talking about somebody who's just graduated from
- 20:13Speaker 3: high school or somebody who just graduated from college or
- 20:15Speaker 3: didn't go to college, you're not.
- 20:16Speaker 1: We're talking about.
- 20:17Speaker 3: People who are adults who are looking to make decisions
- 20:21Speaker 3: and talk to us right quick.
- 20:22Speaker 1: Who are you talking to?
- 20:24Speaker 5: Right?
- 20:24Speaker 9: Yeah?
- 20:24Speaker 8: You know what?
- 20:25Speaker 4: And I think you brought up a really good point
- 20:27Speaker 4: because I didn't graduate from college. I have my series
- 20:30Speaker 4: seven and sixty three from when I worked at Payne Weber,
- 20:33Speaker 4: so that's when I was officially smart. That's what I
- 20:35Speaker 4: always say. When I passed the seven, I was officially smart.
- 20:38Speaker 4: But you have to you have to really focus on
- 20:41Speaker 4: life skills and you know, interpersonal skills and reading and English.
- 20:48Speaker 4: If you always tell people be careful with just going
- 20:52Speaker 4: to college, to go to college, you know, student loan
- 20:55Speaker 4: debt is out of control, you know. I suggest to parents,
- 20:58Speaker 4: you know, if you if you didn't say money for college,
- 21:00Speaker 4: get your childhood to college, a community college for two
- 21:03Speaker 4: years and then you know, a four year school for
- 21:07Speaker 4: their degree. Like just think about President Obama. All you
- 21:11Speaker 4: remember is that he graduated from Columbia, then Harvard. Nobody
- 21:14Speaker 4: remembers the school he went to beforehand. So you just
- 21:17Speaker 4: have to be really you know, smart with your money
- 21:21Speaker 4: and know that debt. You know, you don't want to
- 21:24Speaker 4: incur debt. And this is really fast about dreams. You know,
- 21:28Speaker 4: anybody out here who doesn't own a house right now,
- 21:31Speaker 4: there's no reason that you can't. You have to start
- 21:35Speaker 4: where you are, even if you're credit and I don't
- 21:37Speaker 4: do credit counseling, I don't do credit repair, I don't
- 21:40Speaker 4: do credit restoration. But you have to start where you are.
- 21:44Speaker 4: You have to take your head out the sand. Look
- 21:46Speaker 4: at your credit report. It's all going to start there.
- 21:49Speaker 4: Look at your credit report, take responsibility, start fixing your credit.
- 21:54Speaker 4: Then start saving systematically. Even if you can't save in
- 21:57Speaker 4: fall one k, get a separate save in got a
- 22:00Speaker 4: credit union where you don't have access to the money,
- 22:02Speaker 4: and saved because the bottom line is that if you're
- 22:05Speaker 4: not paying your mortgage, you're paying someone else's. And this
- 22:08Speaker 4: is really really important. Just you know, maybe your first
- 22:13Speaker 4: house can't be that you know, four four four bedroom,
- 22:16Speaker 4: four baths, but it's a three two, it's a three bedroom,
- 22:20Speaker 4: it's a a two bath that you and your family own.
- 22:23Speaker 4: There is no security for a child like owning their
- 22:27Speaker 4: own home, coming in from that school bus, coming in
- 22:30Speaker 4: a house, saying hey mom, hey dad, and going up
- 22:33Speaker 4: to their room. So just think, just start out. Most
- 22:36Speaker 4: people want the big house. Start out, even you know
- 22:40Speaker 4: you we laughed about my house in Alpharetta, but believe
- 22:42Speaker 4: it or not, at that time, that was a sacrifice.
- 22:45Speaker 4: I wanted a basement, right and I took a FOURD
- 22:48Speaker 4: a basement, so I had to get a master on
- 22:50Speaker 4: the main and that sounds like, oh, a master on
- 22:52Speaker 4: the main. But still it was a sacrifice. It was
- 22:54Speaker 4: something that I wanted. But had I not look at
- 22:58Speaker 4: those interest rates six point father on the first ten
- 23:01Speaker 4: on the second look at those rays, What if I
- 23:04Speaker 4: had to say you know what, I'm gonna wait right right,
- 23:07Speaker 4: they wouldn't have my house, so you gotta you know,
- 23:10Speaker 4: the time is now.
- 23:11Speaker 3: Well, you know, I love your passion. I love because
- 23:13Speaker 3: some some some triggered in you. You know, it's like, okay,
- 23:16Speaker 3: I got Rashan. It's almost like you you get mad
- 23:19Speaker 3: at people when you see them making the same mistake
- 23:22Speaker 3: over and again over again, or denying themselves the opportunity.
- 23:24Speaker 3: I know, I get mad Ali because because the word
- 23:27Speaker 3: common sense. And then, like you said, holding yourself responsible
- 23:30Speaker 3: to your own dreams. You know, your dreams can only
- 23:33Speaker 3: be achieved if you want to show maturity responsibility to
- 23:37Speaker 3: why they are not happening.
- 23:39Speaker 1: And that's when you have to sit down and have go.
- 23:41Speaker 1: You have to have faith.
- 23:42Speaker 3: But faith has to have a plan attached to it,
- 23:45Speaker 3: because you can pray all you want if that plan
- 23:47Speaker 3: is not associated with that, with that, with that, with
- 23:50Speaker 3: that faith and guess.
- 23:51Speaker 1: What that action there you go right there. Now, here's
- 23:55Speaker 1: here's the thing about it.
- 23:55Speaker 3: Because I'm really enjoying this interview because of the fact
- 23:58Speaker 3: that I'm being educated, and I think that's important that
- 24:01Speaker 3: people understand that the purpose of this show is that
- 24:04Speaker 3: I don't know everything. So I bring people like miss
- 24:06Speaker 3: Blanchard onto the show. Who who is doing something I've
- 24:10Speaker 3: been involved with several times as a guy who wanted
- 24:14Speaker 3: to buy a home. Now, I want to ask you
- 24:16Speaker 3: this question. That big old stack of paper, you know,
- 24:19Speaker 3: because I'm signing you said something like usham makes sure
- 24:23Speaker 3: you go to that page and make sure you're about
- 24:25Speaker 3: to fix interest rate? Are there people out there we
- 24:28Speaker 3: should be worried about when they slide those closing papers
- 24:31Speaker 3: in front of us.
- 24:32Speaker 4: Absolutely, well, you're the thing, not the things in papers.
- 24:38Speaker 4: Because the Frank God asked back in two thousand and
- 24:44Speaker 4: I think it was nine ten when it was passed,
- 24:47Speaker 4: eliminated that. So at least now before you go to closing,
- 24:51Speaker 4: before you go to closing, three days before, three business
- 24:56Speaker 4: days before included we can count saturdays, you have to
- 25:00Speaker 4: see your initial clothes and clothed and disclosure. But that
- 25:04Speaker 4: initial disclosure is going to give you what that loan estimate.
- 25:08Speaker 4: That that loan estimate that you have that was in
- 25:12Speaker 4: your first documentary side I call those the money pages.
- 25:16Speaker 4: At closing, the two things that are most important are
- 25:20Speaker 4: going to be your note, which is one which is
- 25:22Speaker 4: one to close and disclosure. The CD is going to
- 25:24Speaker 4: be your note and your payment. And but the biggest
- 25:28Speaker 4: thing is that close and disclosure. You should have seen
- 25:32Speaker 4: it from your loan estimate. And what you want to
- 25:34Speaker 4: really look at, it's just you want to look at points.
- 25:37Speaker 4: You want to look at how much you pay in
- 25:39Speaker 4: the origination, how much are you paying a discount points?
- 25:43Speaker 4: So that is crucial. And every you know, everybody is
- 25:47Speaker 4: everybody is not created equal, you know, and you know
- 25:50Speaker 4: a lot of times that's one of the reasons what
- 25:52Speaker 4: my course that I tell people, keep your pipeline, stat
- 25:56Speaker 4: keep keep loans coming in so that you're not feeling
- 25:59Speaker 4: death for it, like, oh my gosh, I got this
- 26:02Speaker 4: one loan and if it doesn't close, there's my mortgagees
- 26:05Speaker 4: everything I need.
- 26:06Speaker 9: You got.
- 26:06Speaker 1: You have to stay.
- 26:07Speaker 4: You got to stay busy. You're going to stay with
- 26:09Speaker 4: your pointeline. But that closing disclosure, you should could be
- 26:13Speaker 4: able to compare it to your loan estimate and your
- 26:16Speaker 4: numbers should change. The always tell my clients the thing
- 26:20Speaker 4: the lender fees and box eight hundred, those are my fees.
- 26:26Speaker 4: Those can't change. Now I can't I won't know what
- 26:30Speaker 4: your insurance, your insurance is until you know, you get
- 26:34Speaker 4: your homeowners insurance and then your tax bill. I look
- 26:37Speaker 4: up the tax bill before I send out your disclosures
- 26:40Speaker 4: because I like you to know really what your taxes are.
- 26:43Speaker 4: The new construction, we can't. We don't know, but I
- 26:46Speaker 4: try and give people a good idea of what that
- 26:48Speaker 4: monthly payment is and what the estimated caster closes so
- 26:52Speaker 4: that they're no surprises. And that's what's happening back door.
- 26:56Speaker 4: In the recession, people were just you know, vambuzled at
- 27:00Speaker 4: the closing table under pressure and they were signing and
- 27:02Speaker 4: they didn't know what they were signing.
- 27:05Speaker 3: Well, as we close out our interview, give us one
- 27:07Speaker 3: more time. How we can reach you in the program

- 29:16Speaker 1: I'm telling my next guest.
- 29:17Speaker 3: I will honestly tell you I've been trying to get
- 29:20Speaker 3: her on the show. I think it started in March,
- 29:24Speaker 3: and we've got I booked her and there was no bookings.
- 29:28Speaker 3: But let me just get her rolling because I got her.
- 29:30Speaker 1: Now.
- 29:31Speaker 3: My guest name is Jasmine Brown. We'll be discussing multiple
- 29:34Speaker 3: streams of income. Like I said right before the break,
- 29:36Speaker 3: Jason Brown is an actress. Start in Tyler Perry's Zatima.
- 29:40Speaker 3: I think there's Zatomo. She has sisters and movies like
- 29:43Speaker 3: House Party. She is a writer, producer, stand up comedian
- 29:46Speaker 3: with a tour called rent du I list the name
- 29:49Speaker 3: of the comedy too. I missed her when she came
- 29:50Speaker 3: through town. She's a social media influencer. She's created on
- 29:54Speaker 3: alter ego by the Turnmite, Reggie and miss Turn Up
- 29:59Speaker 3: Jasmine to build a whole new audience by simply being
- 30:02Speaker 3: herself from social media to the stand up comedy stage.
- 30:05Speaker 3: She's a lawyeral following built on Instagram accounts. This turn
- 30:09Speaker 3: up has I believe, over seven hundred thousand followers, and
- 30:12Speaker 3: her watch Jazzy page has I bleed like one point
- 30:15Speaker 3: three million followers. Please work with the money making conversations, masterclass,
- 30:20Speaker 3: Miss Jasmine Brown.
- 30:21Speaker 1: How you doing, Miss Brown?
- 30:23Speaker 5: Oh my goodness, can you just introduce me everywhere I go?
- 30:26Speaker 3: I'm gonna tell you so, I'm Jason. When I stopped
- 30:27Speaker 3: doing stand up comedy, Steve Harvey refused. He said, Rashan,
- 30:32Speaker 3: you might not do stand up anymore, but I want
- 30:34Speaker 3: you introducing me all the time. And so even though
- 30:37Speaker 3: I stopped doing stand up, he would always ask me.
- 30:40Speaker 3: We went on tour for like three years, I'd stopped
- 30:42Speaker 3: doing stand up, and I would walk out on the state.
- 30:44Speaker 3: I wouldn't tell you no jokes. And so when I
- 30:46Speaker 3: would walk out on the stage, people just standing man,
- 30:48Speaker 3: why this guy out there?
- 30:49Speaker 1: And boy, by the.
- 30:50Speaker 3: Time I finished that Introy, they were standing up there
- 30:53Speaker 3: giving him a standing ovation.
- 30:54Speaker 1: Steve Harvey, So believe.
- 30:57Speaker 3: Me, miss Brown, whenever you need to be introduced, And
- 31:00Speaker 3: you said Rashaan McDonald, Will you come introduce me.
- 31:03Speaker 1: I will fly there.
- 31:04Speaker 3: I'll be there for you because I know how to
- 31:06Speaker 3: bring a star on stage, and you, my friend.
- 31:08Speaker 1: Are star.
- 31:10Speaker 5: Oh thank you, I know that's right.
- 31:12Speaker 4: How you doing? Thank you for having me. I'm happy
- 31:15Speaker 4: that we finally got the extra pack.
- 31:16Speaker 3: Well, you know, you know, I've been doing my little
- 31:18Speaker 3: love research, you know, dropping, you know, your little interviews
- 31:21Speaker 3: on YouTube here and now watching your little career. I'm
- 31:24Speaker 3: gonna say, I say little in the humorous manner, pop
- 31:27Speaker 3: up and down and grow, because anybody got one point
- 31:29Speaker 3: three million follows on Instagram and got a little career,
- 31:32Speaker 3: they are booming, booming, booming, booming.
- 31:35Speaker 1: Now you're from Florida.
- 31:37Speaker 5: Correct and correct and don't ever get a twister.
- 31:40Speaker 1: Okay, well look all ready threatening me. See that's the
- 31:43Speaker 1: sad part about certain people. You know.
- 31:45Speaker 3: Miss turn Up just hopped on my interview. I thought
- 31:48Speaker 3: I was talking to Miss Jablin and Brine, but Miss
- 31:50Speaker 3: turn Up she gonna come in and start taking over
- 31:52Speaker 3: the show. We're gonna talk about those other characters in
- 31:55Speaker 3: a minute, turn Out and Reggie in a minute. But
- 31:57Speaker 3: let's talk about you, my friend, because what were you
- 32:00Speaker 3: doing before stand up comedy?
- 32:03Speaker 1: What were you doing?
- 32:04Speaker 8: Oh?
- 32:05Speaker 5: Okay, before stand up? Honestly, I was just auditioning, auditioning
- 32:10Speaker 5: and taking acting classes because I cannot stress and express
- 32:14Speaker 5: enough how important it is for you to stay in class.
- 32:19Speaker 5: I haven't found anybody since I've been in the A,
- 32:21Speaker 5: but I'm sure that there's a ton of amazing acting
- 32:24Speaker 5: coaches out here. But just saying, what about.
- 32:27Speaker 1: Florida though you in the A now, but.
- 32:30Speaker 5: What no, no, no, no, no no no, what about that?
- 32:32Speaker 1: Don't get it twisted state Florida?
- 32:35Speaker 5: Okay, yeah, yeah, that's what That's where I was studying.
- 32:37Speaker 5: So I studied as an actress program called the Actress
- 32:41Speaker 5: Workshop of South Florida. Yes, it was a very amazing
- 32:44Speaker 5: my acting coach, God bless her, so she, you know,
- 32:47Speaker 5: was laid to rest a couple of years back. The
- 32:51Speaker 5: program hasn't really hasn't gone anywhere since then because she
- 32:54Speaker 5: was everything to the program. However, that's what I was doing,
- 32:57Speaker 5: just auditioning and grinding and also and you know before
- 33:02Speaker 5: you weren't.
- 33:02Speaker 1: Doing stand up though you were not.
- 33:03Speaker 5: Doing I was not doing stand up. I was just
- 33:06Speaker 5: I was just sharpening my tools, just waiting for waiting
- 33:09Speaker 5: for the opportunity, staying in the lab, making sure I'm auditioning,
- 33:13Speaker 5: and then you know, when the stand up opportunity came about,
- 33:16Speaker 5: it's because I was putting my characters out there and
- 33:19Speaker 5: somebody saw Toya turn Up and was like, we would
- 33:22Speaker 5: love to put her on the stage.
- 33:24Speaker 3: And I get hold on, hold on for first of all,
- 33:28Speaker 3: because you I love people who like, they know they career,
- 33:31Speaker 3: they know their story, but they don't put no years,
- 33:33Speaker 3: they don't put those full years. Okay, okay, when did
- 33:36Speaker 3: you hit the stage? When did you start miss turn Up?
- 33:40Speaker 3: And you dropped it on social media? Obviously people started
- 33:42Speaker 3: falling in love with it. So when did that happen?
- 33:45Speaker 3: When did that start happening?
- 33:47Speaker 5: Oh my goodness. Okay, man, it was a long time
- 33:52Speaker 5: ago because it was before I felt like it was
- 33:56Speaker 5: before Instagram. I was just creating these characters. The Toya
- 34:01Speaker 5: was created. You know when I was a child, right
- 34:05Speaker 5: and you know, I grew up in South Florida. I
- 34:08Speaker 5: lived in West Palm and I lived in the hood, and.
- 34:11Speaker 3: Like I would be outside brown you didn't want to
- 34:16Speaker 3: get the hood out. Really, we had to go home
- 34:17Speaker 3: and just pull that out of here. I knew you
- 34:19Speaker 3: which Paul beat you a hood? Now, I knew that
- 34:21Speaker 3: right now.
- 34:21Speaker 5: Yeah, I grew up in the hood. So Toya was
- 34:23Speaker 5: sub consciously being created this entire time. So once I
- 34:27Speaker 5: finally put the character together with my allowance money, with
- 34:31Speaker 5: getting you know, buying wigs and doing things like that,
- 34:33Speaker 5: Toya was around for a very long time. So once
- 34:36Speaker 5: I started putting her on YouTube and I built the
- 34:38Speaker 5: courage to actually like show her to the world, then
- 34:40Speaker 5: I got the likes of a lot of people, and
- 34:44Speaker 5: it just it just went from there. But this was, man,
- 34:47Speaker 5: you want me to put a time on it. I can't, Man,
- 34:49Speaker 5: what is it?
- 34:49Speaker 4: We twenty twenty three?
- 34:50Speaker 5: This was Oh my goodness, this was I can't even
- 34:53Speaker 5: tell you two thousand and what.
- 34:55Speaker 3: But then but then they started, the comedy club owners
- 34:58Speaker 3: started seeing you. Now, now, now that's that's a that's
- 35:03Speaker 3: a transition from a character to a stand up comedy routine,
- 35:06Speaker 3: okay for sure, because now you know, because you know,
- 35:10Speaker 3: you can't just come on stage as Misturn up, you know,
- 35:12Speaker 3: because that's a hard character to keep going for that long.
- 35:15Speaker 1: So who, so says who?
- 35:18Speaker 9: Who?
- 35:19Speaker 5: Who?
- 35:19Speaker 1: Oh excuse me, let me talk to miss turn up
- 35:21Speaker 1: am I talking to?
- 35:22Speaker 4: Turn up?
- 35:22Speaker 1: Now a jazzmine? What am I talking right now?
- 35:25Speaker 5: Listen for me? For me, it was just storytelling. I
- 35:28Speaker 5: created such a just a variety of content that all
- 35:32Speaker 5: I really had to do was go in and take
- 35:34Speaker 5: my videos and put them into and piece them together.
- 35:37Speaker 5: But all I did was tell stories. I would tell
- 35:39Speaker 5: about three four stories and that would be about an
- 35:41Speaker 5: hour long. Sometimes they would have to be off the stage,
- 35:44Speaker 5: like we gotta, we gotta get out of here, because
- 35:46Speaker 5: I didn't really you know, I didn't really know how
- 35:48Speaker 5: to stop, you know, but people were like, man, I
- 35:50Speaker 5: know people who've been in the game for a long
- 35:52Speaker 5: time who can't do a solid forty five minutes.
- 35:55Speaker 3: Well, the one gift I've not seen your show, but
- 35:58Speaker 3: I have to believe that your improvisation was gills have
- 36:00Speaker 3: to be pretty off the chart and that.
- 36:02Speaker 1: Really oh correct. Yeah, I know.
- 36:07Speaker 3: Because of the fact that if anybody doesn't know what
- 36:09Speaker 3: improv is, I always tell people a great person that improv.
- 36:12Speaker 3: You know, you'll see some people they're they're that's how
- 36:16Speaker 3: you're doing an audience, and then they'll say something rude
- 36:18Speaker 3: back to them. That's not in profit, that's not improfit.
- 36:20Speaker 3: I always tell people, if you if you can, if
- 36:22Speaker 3: you can take an improv or reaction to an audience
- 36:26Speaker 3: member three sentences or three lines, now that's a bit.
- 36:30Speaker 3: Now that's a bit. And so the person I'm talking
- 36:33Speaker 3: to on the phone, the way she's talking and the
- 36:35Speaker 3: way she's articulating, lets me know that she can see something.
- 36:39Speaker 3: She can take a reaction and it becomes a story,
- 36:43Speaker 3: and she puts that story into her vernacular and gets
- 36:46Speaker 3: what she's able to make it relatable to everybody in
- 36:50Speaker 3: the room. That's a gift that most people don't understand,
- 36:53Speaker 3: and that's what she has. That's why she's able to
- 36:56Speaker 3: take this character ms turn up and turn it into
- 37:00Speaker 3: an extended piece. That's why she said, Rashan, you don't
- 37:02Speaker 3: know what you're talking about. You know, I happy on
- 37:05Speaker 3: that stage three stories in, I'm made forty five, when
- 37:08Speaker 3: I'm forty five and three stories in?
- 37:09Speaker 1: Because am I correct? I've not misspoken. I have a
- 37:13Speaker 1: miss turn up.
- 37:15Speaker 5: No, you're correct, You're saying everything.
- 37:17Speaker 1: Right, because you know what continued.
- 37:20Speaker 5: What's so beautiful about it is the fact that I've
- 37:23Speaker 5: I was able to create such an online presence. I
- 37:26Speaker 5: had the luxury of performing in front of my own fans.
- 37:29Speaker 5: So the people that came out to see me were
- 37:31Speaker 5: people that knew who I was, that were already excited,
- 37:34Speaker 5: and you know, they were just ready for whatever. So
- 37:38Speaker 5: that that was the beautiful thing about it. I got
- 37:40Speaker 5: to meet the people whose lives I was able I
- 37:42Speaker 5: was touching over years, you know, so, and you know,
- 37:47Speaker 5: it was just really it.
- 37:48Speaker 3: Really is really is amazing what she's talking about, because
- 37:51Speaker 3: you know, I grew up in doing stand up comedy
- 37:54Speaker 3: for deaf comedy jams. So most of the comedy clubs
- 37:57Speaker 3: I performed in were white. They weren't comedy clubs. And
- 38:00Speaker 3: you knew, you knew when I came in the city
- 38:03Speaker 3: that when I started seeing more and more black people
- 38:05Speaker 3: in the audience, you knew they came to see me,
- 38:08Speaker 3: they came to see me in particular. So I could
- 38:10Speaker 3: just tell right there, okay, yeah, this room mers twenty
- 38:12Speaker 3: five percent black now.
- 38:14Speaker 1: And the club owner would tell me where you know
- 38:16Speaker 1: you was showing you have a lot of people showing
- 38:17Speaker 1: up to see I knew them. I could see them.
- 38:18Speaker 3: They're black like there and so, and that made me
- 38:22Speaker 3: feel good because you know, they buy my merchandise, They
- 38:25Speaker 3: stay after the show, shake my hand, wanted to take photos.
- 38:28Speaker 3: It was kind of a loyalty that you know, was
- 38:31Speaker 3: done way before Twitter, way before all these things.
- 38:35Speaker 1: I have my little cars.
- 38:36Speaker 3: I said I'd mail them out to everybody, let them
- 38:38Speaker 3: know I was coming into town. That was my marketing plan. Now,
- 38:42Speaker 3: as you start building this relationship, when did you knew
- 38:45Speaker 3: or know that you had something special here, miss Brown?
- 38:48Speaker 5: You know, honestly, I didn't know. I just I just
- 38:51Speaker 5: did things that made me feel good, right, and it
- 38:54Speaker 5: made me feel good to play different characters. It made
- 38:57Speaker 5: me feel good to make people laugh, even if it
- 38:59Speaker 5: was as my family members. I never thought it was
- 39:03Speaker 5: anything special until people told me it was special. Because
- 39:06Speaker 5: it's like you don't really know you're different, or until
- 39:09Speaker 5: you start meeting other people that aren't really like you,
- 39:12Speaker 5: it's like, oh, you can't do voices, or you don't
- 39:14Speaker 5: know how to do characters like what you think everybody
- 39:16Speaker 5: can do it, And that's what I saw. I thought
- 39:18Speaker 5: everybody could do everything the things that I did, So
- 39:21Speaker 5: it wasn't until people were like, no, Jazz, like, not
- 39:24Speaker 5: everybody can do that. That's that's when I found out
- 39:27Speaker 5: that it was actually something you know worth you know, I'm.
- 39:32Speaker 3: Talking to I'm talking to the multi talented Jasmine Brown
- 39:38Speaker 3: from West Palm Beach, Florida. Down there in the hood
- 39:41Speaker 3: down there. She's in the big air. But the beautiful
- 39:45Speaker 3: thing about her, she's traveling around this country doing her
- 39:47Speaker 3: stand up common show. I think it's called the Rent
- 39:49Speaker 3: Dew to.
- 39:49Speaker 5: Her right, Rent still do? I just wrapped it up
- 39:52Speaker 5: last month.
- 39:53Speaker 3: Okay, Okay, okay, okay, really really, really really you could
- 39:57Speaker 3: have said you didn't have to just do my show
- 39:59Speaker 3: like that. We shoul Yeah, yeah, go with the flow,
- 40:00Speaker 3: go with the flow, but you go tell everybody know
- 40:02Speaker 3: that my show is dated already, you're wrapped it up.
- 40:04Speaker 1: They can't come see you.
- 40:06Speaker 5: Yeah, I know. And it's because I have to get
- 40:08Speaker 5: back to filming. So I was, yeah, so I was like,
- 40:12Speaker 5: I have a break. Let me let me try to
- 40:14Speaker 5: go to a couple of my favorite cities and before
- 40:16Speaker 5: I get back to filming.
- 40:18Speaker 1: Okay, let me tell you. Let's just's talk about you.
- 40:20Speaker 3: Because obviously, obviously Rashaul McDonald, it's kind of late on
- 40:24Speaker 3: the Jasmine train, okay, because really, you know.
- 40:26Speaker 1: She she can add esus. She has forty five different characters. Jesus,
- 40:32Speaker 1: she's on all these house party sisters? Is it's a teama?
- 40:37Speaker 1: What is that? What is the name of that? Tyler Perry?
- 40:42Speaker 3: I just want to make sure because I'll be honest,
- 40:44Speaker 3: I've never seen the show. I've never seen the show,
- 40:46Speaker 3: and so so I want to make sure that I
- 40:49Speaker 3: not that I've seen sister, I've seen your sisters. Now
- 40:51Speaker 3: I can't see all the time. Tip Perry got like
- 40:53Speaker 3: five hundred shows, so you can't see them all. The
- 40:56Speaker 3: Oval used to be my show. Oval was my show.
- 40:58Speaker 3: I could miss that show. It was so silly. That
- 41:01Speaker 3: was my show. And so now when you when you
- 41:04Speaker 3: the acting part of that's what you started out doing,
- 41:07Speaker 3: was acting. How did you suddenly get back into the acting.
- 41:12Speaker 3: Let me ask you this question. Which was taken off first,
- 41:15Speaker 3: the acting or the stand up comedy.
- 41:18Speaker 5: The stand up comedy took off and the only reason
- 41:21Speaker 5: why I even agreed to do it is because they
- 41:23Speaker 5: told me, well, you'll be playing your character, so technically
- 41:26Speaker 5: you would be acting.
- 41:28Speaker 3: Jad The check didn't the check didn't inspire you, The
- 41:31Speaker 3: money making opportunities didn't inspire you.
- 41:33Speaker 5: No, I told myself, I said, I'm not a comedian.
- 41:36Speaker 5: I'm not a stand I do. And he's like, well, technically,
- 41:39Speaker 5: He's like, you'd be acting, so you would just be
- 41:42Speaker 5: acting as your character on stage, so technically you're acting.
- 41:45Speaker 5: And I was like, huh, maybe you're right. I said, okay,
- 41:48Speaker 5: well i'll try it out for you know, it was
- 41:50Speaker 5: a weekend. I said, okay, I'll try I'll try it
- 41:52Speaker 5: out for the weekend and then see how I feel.
- 41:54Speaker 5: And when I tell you, I blacked out on stage
- 41:57Speaker 5: and I don't remember what happened, but all I knew
- 41:59Speaker 5: was that the people went wild and the rest was history.
- 42:05Speaker 5: It was just a feeling I've never felt before.
- 42:07Speaker 3: I know that experience the very first time I walked
- 42:09Speaker 3: on stage, and it was an eighty six, no doubt
- 42:12Speaker 3: to me, it's eighty one. I walked those stages stand
- 42:14Speaker 3: up comminations, and I remember I got a standing ovation
- 42:16Speaker 3: the very first time I walked on stage. And I
- 42:18Speaker 3: don't remember what I did, but I just know that
- 42:21Speaker 3: because it's that rush. She's talking about, that ability to
- 42:25Speaker 3: just make people laugh. Because I've been practicing my stuff
- 42:28Speaker 3: out in front of my oldest sister and her son.
- 42:30Speaker 3: I was just practicing every day, getting ready because it
- 42:33Speaker 3: gave me five minutes, and that five minutes was just
- 42:36Speaker 3: clicking through real fast. But the laughs kind of like
- 42:38Speaker 3: extends to five minutes, and they're giving you the life
- 42:41Speaker 3: because you didn't even got to your last joke and
- 42:43Speaker 3: you're just trying to build momentum to get off stage
- 42:46Speaker 3: with the ultimate crescendo, which is applause. That's what you want.
- 42:49Speaker 3: And my very first show ever did I got a
- 42:52Speaker 3: standing ovation. I'm not saying that every show after that
- 42:55Speaker 3: was a standing ovation, because sometimes when you walk on
- 42:58Speaker 3: stage and you just raw, you just want to just
- 43:01Speaker 3: just be entertaining, and that's what you that's what you
- 43:04Speaker 3: was accomplishing at that moment.
- 43:05Speaker 5: Correct, Yeah, absolutely, I mean you hit it right on
- 43:09Speaker 5: the head.
- 43:10Speaker 3: Well cool, Well, when you come back from this break,
- 43:11Speaker 3: they told me I got to go to breaks, and
- 43:12Speaker 3: we come back from this break, I got some more
- 43:14Speaker 3: storytelling because I haven't got the termite yet, I haven't
- 43:17Speaker 3: got the Reggie yet. And I want to tell you
- 43:19Speaker 3: because this is about multiple streams of income. See, we're
- 43:21Speaker 3: about to break it down to everybody right now. As
- 43:24Speaker 3: she's talking to me, she's making money someplaces of this
- 43:26Speaker 3: is who I'm talking right now, this multi stream she's
- 43:29Speaker 3: making mailbox money. That means and when she go to
- 43:32Speaker 3: the mailbox, it's some way knowing her beside the bill.
- 43:35Speaker 3: When we come back, Jasaney Brown, she's kicking it in
- 43:37Speaker 3: the big time world from Florida to the Big A,
- 43:41Speaker 3: all around the country.
- 43:43Speaker 1: B E. T. Tyler, Perry, a lot of big names
- 43:46Speaker 1: tied to this woman's name. She's a baller.
- 43:56Speaker 6: We'll be right back with more money Making Conversations Masterclass
- 44:00Speaker 6: with Rushaan McDonald.
- 44:03Speaker 7: You are now tuned into the Money Making Conversations Minute
- 44:06Speaker 7: of Inspiration with Rushawn McDonald.
- 44:08Speaker 3: Longevity is tied to your ability to adapt and change.
- 44:12Speaker 3: According to Cedric the Entertainer, I want to be a
- 44:14Speaker 3: little bit more dramatic nowadays. I definitely want something big
- 44:18Speaker 3: and funny, but I look for things that can just
- 44:20Speaker 3: have people see me in a different light and let
- 44:22Speaker 3: me mature as both an entertainer and an actor and
- 44:25Speaker 3: a comedian.
- 44:26Speaker 9: My data of believing in the long run, man like,
- 44:29Speaker 9: you can't necessarily even if you get hits now, and
- 44:32Speaker 9: you know somebody have a big hit young in their career,
- 44:35Speaker 9: what's the best thing about having a long career. So
- 44:39Speaker 9: for Rustine Harvey Show that was on the WB to
- 44:42Speaker 9: having my show to soul Man that was on TV Land.
- 44:46Speaker 9: But I've never had anything on one of the big networks.
- 44:49Speaker 8: I've had deals to this.
- 44:51Speaker 9: Point in my life to have a show on the
- 44:52Speaker 9: number one network with a number one new comedy. You
- 44:55Speaker 9: see a difference.
- 44:56Speaker 3: If you want to hear this full interview with Cedric
- 44:59Speaker 3: the Entertainer, visit Money Making Conversation dot com.
- 45:02Speaker 6: Now let's return to Money Making Conversations Masterclass with Rashaun McDonald.
- 45:07Speaker 1: I'm talking to Jasmine Brown MS turn up.
- 45:11Speaker 8: Uh.
- 45:12Speaker 1: These are characters she developed.
- 45:13Speaker 11: When she was really really young and uh in uh
- 45:16Speaker 11: West Palm Beach, Florida. Now she's really she's the grown
- 45:20Speaker 11: up woman now and she's now making money off these
- 45:22Speaker 11: characters that she developed really really long way before Instagram.
- 45:26Speaker 1: She developed these characters.
- 45:27Speaker 3: These are not characters that she thought of last week
- 45:29Speaker 3: just so she can build a social media following. In fact,
- 45:33Speaker 3: she just uploaded these characters. I guess what she was inspired.
- 45:36Speaker 3: She was motivated because she felt that this is something
- 45:38Speaker 3: she wanted to share, and because she shared it, guess what,
- 45:42Speaker 3: her whole world exploded. She just wanted to be an actress,
- 45:46Speaker 3: and then these club owners started calling and say, hey,
- 45:48Speaker 3: how about you come over here and grab this check,
- 45:50Speaker 3: and she resisted it. She resisted it because she wants
- 45:53Speaker 3: to be an actress. She had the craft that she
- 45:55Speaker 3: wanted to do, but then she realized she could be funny.
- 45:59Speaker 3: Now she's towing the She just wrapped up a very
- 46:01Speaker 3: successful tour because guess what, she's about to start acting again.
- 46:05Speaker 3: She's about to start doing her thing that she wanted
- 46:07Speaker 3: to do all her life. But in the meantime, Ms
- 46:11Speaker 3: Brown is making multiple streams of income. Let me ask
- 46:14Speaker 3: you some questions, Miss Brown. Do you have merchandise.
- 46:19Speaker 4: And not anymore?
- 46:20Speaker 1: So you just don't do it anymore.
- 46:24Speaker 5: Well, you know, sometimes when you try to just you
- 46:26Speaker 5: have a bright idea to do stuff, it's not always
- 46:30Speaker 5: right the first time. It's not always wrong.
- 46:33Speaker 3: Okay, let's talk about the bad idea because that money
- 46:36Speaker 3: making conversations masterclass, you know, because I always tell people
- 46:38Speaker 3: I want people to hear what I did wrong so
- 46:40Speaker 3: they can do it right.
- 46:41Speaker 1: So you're successful. You got one point three.
- 46:43Speaker 3: Million Instagram follow You got over seven hundred thousand followers
- 46:47Speaker 3: on Miss turn Up.
- 46:48Speaker 1: So it's a lot of things you're doing right. So
- 46:50Speaker 1: what did you do wrong in the merchandising merchandising.
- 46:53Speaker 3: Side of this that you should share with us so
- 46:55Speaker 3: we can do it right moving forward.
- 46:59Speaker 5: You know, I said, I feel like I wasn't being original.
- 47:02Speaker 4: I was.
- 47:02Speaker 5: I took, I took, you know, I said rent d
- 47:06Speaker 5: was like what everybody would say. They would say whenever
- 47:08Speaker 5: they saw me. They would say rand due. So I
- 47:10Speaker 5: had some RENTDW hats made and I only got a
- 47:13Speaker 5: couple at a time because I would tell myself, nobody's
- 47:16Speaker 5: gonna buy these, man, no one's gonna you know, I
- 47:19Speaker 5: didn't really believe in myself the way other people were
- 47:22Speaker 5: believing in me, because I was still just at a
- 47:25Speaker 5: disbelief that people cared enough to even come to my shows.
- 47:29Speaker 5: So I only got a certain amount made, and obviously
- 47:32Speaker 5: I think I got like a couple hundred. Obviously they
- 47:34Speaker 5: all sold out. They sold out, and I was really overwhelmed.
- 47:38Speaker 5: And I told myself I was going to change the design.
- 47:41Speaker 5: And then and then I was like, okay, well I'm
- 47:43Speaker 5: just gonna stall. I'm just gonna sell posters and said,
- 47:45Speaker 5: So I had posters and I would just sign those
- 47:47Speaker 5: and I would give them away. But I kind of
- 47:50Speaker 5: felt funny about charging my people for everything because I said, Okay,
- 47:54Speaker 5: they gotta come there. They're going to spend all this
- 47:56Speaker 5: money there.
- 47:59Speaker 1: You know, well be out there selling nothing? Okay.
- 48:02Speaker 3: See are you out there selling stuff or you don't
- 48:04Speaker 3: want selling stuff or you have somebody that's selling it
- 48:06Speaker 3: for you.
- 48:07Speaker 5: No, I would be out there.
- 48:09Speaker 1: That's the problem.
- 48:10Speaker 5: The whole meet and green will be a thing.
- 48:12Speaker 3: Yeah, see meet and Greek What they do to this,
- 48:14Speaker 3: how the meet and greet really supposed to work. They
- 48:16Speaker 3: go over there and buy you nowhere near the by,
- 48:20Speaker 3: and when they come over you, they're meeting you after
- 48:22Speaker 3: they made the buy. And see that way there's no
- 48:25Speaker 3: guilt because the only way they gonna see you after
- 48:27Speaker 3: they made the buy. See, that's the whole part of
- 48:29Speaker 3: the process. You got to you gotta have one, two, three,
- 48:32Speaker 3: four step Cause I've been doing this a long time.
- 48:34Speaker 3: So when I say there's a system to it, because reasons,
- 48:37Speaker 3: I know there should be merchandisee merchandise involved because you
- 48:40Speaker 3: have characters. If you have characters, that means that you
- 48:43Speaker 3: have to sit down and go what is my what
- 48:46Speaker 3: is my structure?
- 48:46Speaker 1: Who?
- 48:47Speaker 3: Who who's managing me, not saying that you don't have management,
- 48:50Speaker 3: because I don't say that, I will not ever say that.
- 48:53Speaker 3: I would just say it's all about structure and what
- 48:55Speaker 3: you're trying to accomplish. You have a great PR firm,
- 48:57Speaker 3: That's how we met. So I know you got that
- 49:00Speaker 3: loan lock. But when it comes to merchandise, that's that
- 49:02Speaker 3: mailbox money. That's that money. They go online, they click
- 49:05Speaker 3: your website, they buy that that cap, they buy whatever
- 49:09Speaker 3: you want to buy, and then they get to wear
- 49:11Speaker 3: and they guess what.
- 49:12Speaker 1: That's marketing your brand beyond you.
- 49:16Speaker 5: Absolutely, So yeah, I'm not gonna bring you.
- 49:21Speaker 3: On the show because, like I said, I am so.
- 49:24Speaker 3: You know, when in this business, I've been fortunate to
- 49:27Speaker 3: meet a lot of superstars. So when I met them,
- 49:30Speaker 3: they weren't superstar. They were very talented people who are
- 49:32Speaker 3: superstars today.
- 49:33Speaker 1: And they all were like you.
- 49:35Speaker 3: They all had a vision that was tied to their gift,
- 49:39Speaker 3: and they took that gift that God gave them and
- 49:42Speaker 3: they worked hard.
- 49:42Speaker 1: I'll tell you something I always tell.
- 49:44Speaker 3: People that go show you You've been fortunate either build
- 49:47Speaker 3: a lot of great careers or have been around people
- 49:49Speaker 3: who are talented, who are now great. I always tell people,
- 49:51Speaker 3: you cannot win a Kentucky Derby with a mirror, Okay,
- 49:54Speaker 3: they gotta be thoroughbreds. They got to be able to
- 49:56Speaker 3: be able to run that race. And that's what you are.
- 49:59Speaker 3: You are thoroughbred. And I know from my background research
- 50:03Speaker 3: on you, you're willing to do the work. So what
- 50:06Speaker 3: is the big goal for you?
- 50:07Speaker 1: My friend?
- 50:09Speaker 4: Honestly?
- 50:10Speaker 5: And this is and I tell people this and they
- 50:13Speaker 5: think it's funny, but I say that when I can
- 50:18Speaker 5: no longer do all the things that I have to
- 50:21Speaker 5: be attractive for pretty, for whatever, and I want to
- 50:25Speaker 5: be behind the scenes.
- 50:26Speaker 9: You know.
- 50:27Speaker 5: Writing is probably one of my first loves because I
- 50:30Speaker 5: used to journal a lot when I was young, and
- 50:32Speaker 5: I used to write poetry as a child, and you know,
- 50:34Speaker 5: as a teenager when I started like, you know, getting
- 50:37Speaker 5: into relationships and things like that. So writing is probably
- 50:41Speaker 5: one of my first loves up there with acting and things.
- 50:45Speaker 5: So but I noticed that, you know, being an attractive
- 50:48Speaker 5: black female, you know, they they don't want you to
- 50:51Speaker 5: do all the things. You know, But when I'm no
- 50:56Speaker 5: longer able to do that, and I'm playing somebody's mama
- 50:58Speaker 5: and I'm you know, I'm and I just want to
- 51:02Speaker 5: just produce and direct, which I'm I'm already not directing yet,
- 51:06Speaker 5: but I've already been producing and things.
- 51:09Speaker 3: So you've been producing all your life. You've been writing
- 51:12Speaker 3: all your life, you know. So that's what I get
- 51:14Speaker 3: from these characters you've created, you know, because they came
- 51:17Speaker 3: from somewhere. They came from your imagination. But you had
- 51:20Speaker 3: to write things now. You had to get these beats,
- 51:22Speaker 3: these rhythms and other for they to be manufactured into consistency.
- 51:26Speaker 3: Because a lot of people think that it's off the
- 51:28Speaker 3: top of your head because you do it so well.
- 51:30Speaker 3: But this is something that you've been working on, You've
- 51:32Speaker 3: been developing over the years. And I would tell you
- 51:34Speaker 3: this from a person. I started out doing stand up
- 51:36Speaker 3: comedy and I did Deaf Jam. I did all the
- 51:39Speaker 3: comedy shows and and but writing. When I started writing,
- 51:44Speaker 3: my first writing assignment was on Me and the Boys
- 51:46Speaker 3: with Steve Harvey, and then I did The Parents who
- 51:49Speaker 3: were Robert Townsend, and then did all the City Hall
- 51:51Speaker 3: sitcom and then I did Sister Sister Tia Tamara Maori,
- 51:55Speaker 3: and then I did Jamie Fox Show. I was co
- 51:59Speaker 3: executive so on that show and then I was a
- 52:01Speaker 3: consultant producer on The Parkers with Monique, and so that
- 52:05Speaker 3: whole structure changed my life because it allowed me to
- 52:09Speaker 3: true power. You know, I don't care what anybody says.
- 52:12Speaker 3: To be able to convince somebody or thousands of people
- 52:16Speaker 3: and in some cases millions of people to come back
- 52:19Speaker 3: that following week, on that same time slot, on that day.
- 52:23Speaker 1: It was really powerful.
- 52:24Speaker 3: And I realized that that's pretty amazing. And it's pretty
- 52:28Speaker 3: amazing for people to come to a comedy club and
- 52:30Speaker 3: you sell it out, they walk on stage and they
- 52:33Speaker 3: waiting on you. That's amazing too. But you have the ability,
- 52:36Speaker 3: Miss Brown, to be able to do both. And I
- 52:38Speaker 3: would recommend that you don't let anybody stop you from
- 52:42Speaker 3: pursuing that because you have been You've been dreaming about
- 52:46Speaker 3: this all your life.
- 52:47Speaker 1: I didn't.
- 52:48Speaker 3: God just gave me a lot of gifts and I
- 52:50Speaker 3: and somehow I stumble upon being a very talented comedian
- 52:53Speaker 3: and I'm a hustler. So you give me my foot
- 52:56Speaker 3: in the door. I'm gonna crack that door wide open
- 52:58Speaker 3: and see what's on the other side. I'm not a frame.
- 53:00Speaker 3: I'm not afraid, Miss Brown. I love that and so
- 53:03Speaker 3: my whole thing with you is that don't be afraid.
- 53:05Speaker 3: And I know I'm not saying anything because you never
- 53:07Speaker 3: showed fear in your life, but you are special and
- 53:10Speaker 3: I gotta just say that to you, not like you
- 53:12Speaker 3: don't know it, but you know, sometimes you get out
- 53:14Speaker 3: there and used to be grinding and and there's a
- 53:16Speaker 3: lot of haters out there and they get well, she's
- 53:19Speaker 3: do you.
- 53:19Speaker 1: Know, I just stand up. They only comment in there
- 53:21Speaker 1: because she got followers or whatever. Ain't they laughing? Ain't
- 53:25Speaker 1: they laughing? Ain't they laughing?
- 53:26Speaker 5: They laughing?
- 53:28Speaker 3: They laughing? Come on, ain't they laughing? They lughing up
- 53:31Speaker 3: there to buy her T shirt. She ain't buy enough
- 53:34Speaker 3: of them. That's what the problem is. That's why they're
- 53:35Speaker 3: going because they wanted to buy more. But she didn't
- 53:37Speaker 3: know she was that popular. So now she know now
- 53:40Speaker 3: because she's talking to ra Sean mcdowal Sean McDonald, show
- 53:42Speaker 3: her the light and show her like because she's gonna
- 53:44Speaker 3: get a better logo she gonna get. You gonna go
- 53:46Speaker 3: to her website one day and she's gonna have all
- 53:48Speaker 3: this rent dorough caps. She got a rent dude. Little
- 53:51Speaker 3: the little little little top tops that that they do
- 53:54Speaker 3: for the summer. She's gonna have that rent dude back there.
- 53:56Speaker 3: She gonna rent deal jerseys with the number one only
- 53:59Speaker 3: She's gonna have all that stuff. That's what you're gonna
- 54:01Speaker 3: do because you have money making conversation.
