- 1:13Speaker 5: Piles.
- 1:14Speaker 2: Hey, hey, thanks for having me.
- 1:16Speaker 4: Well, you know, you know, didn I was just giving.
- 1:18Speaker 4: I was just giving the extra us that love over
- 1:20Speaker 4: the HPCU. You know, I got love for you.
- 1:21Speaker 6: And see now, hey listen, I'm a fan of HBCU,
- 1:25Speaker 6: although I'm the lum of USC, so I give love
- 1:28Speaker 6: both ways.
- 1:29Speaker 5: Brother, all right, I'm good.
- 1:31Speaker 2: We said that.
- 1:31Speaker 5: We said that.
- 1:32Speaker 4: Now, Michael, we have a little history because we talked
- 1:36Speaker 4: on a previous interview because you you're kind of like,
- 1:38Speaker 4: what can I say, a serial entrepreneurs?
- 1:42Speaker 3: Right, it was a It was an online liquor business.
- 1:45Speaker 2: Correct, that's right, that's right.
- 1:46Speaker 7: I own an alcohol delivery service, actually the first black
- 1:50Speaker 7: owned alcohol delivery service called Quick Lick. We are located
- 1:54Speaker 7: in Miami, Florida and Atlanta, Georgia. I owned that with
- 1:59Speaker 7: two of my founders that I went to Clark Atlanta
- 2:01Speaker 7: University with.
- 2:02Speaker 2: So we're just continuing this HBCU takeover. That's what we're doing.
- 2:07Speaker 3: Well, here's the beauty of it. Okay.
- 2:10Speaker 4: I established Money Making Conversation master Glass to give would
- 2:14Speaker 4: I consider.
- 2:14Speaker 3: The next stars of this business.
- 2:18Speaker 4: That's entrepreneurs, black investors, black voices.
- 2:22Speaker 3: You know, we know this business is tied social.
- 2:24Speaker 4: Media, is tied to rappers, music artists influences. But you
- 2:29Speaker 4: guys play a role as influenced as the chairman and ceo.
- 2:33Speaker 3: Did this pleasing?
- 2:34Speaker 4: Not here to correctly the name of your business and
- 2:37Speaker 4: where did that name come from?
- 2:39Speaker 6: So the company is called the Wholetaeil Group, and the
- 2:42Speaker 6: whole Tel Group is essentially a real estate syndication company
- 2:47Speaker 6: born from four black phenomenal men who really wanted to
- 2:52Speaker 6: give education to those who ordinarily would not have the
- 2:56Speaker 6: information to grow success, grow portfolios, and grow generational wealth.
- 3:02Speaker 6: So the Hotel Group essentially means born from within and
- 3:06Speaker 6: born from within is each of us can look inside
- 3:10Speaker 6: of our own souls and really dig deep, find ways
- 3:14Speaker 6: to be successful and live the American dream.
- 3:18Speaker 4: Well, you guys are based in California. I lived in
- 3:20Speaker 4: Californa from nineteen ninety two thousand and five, where real
- 3:24Speaker 4: estate is a crazy expensive. I always state to California
- 3:27Speaker 4: gets crazy expensives. I will tell people low income housing.
- 3:30Speaker 4: They can say, to California, but guess what you've been
- 3:33Speaker 4: to have some money.
- 3:34Speaker 2: So what is the.
- 3:35Speaker 3: General purpose of what you guys are doing? Dennis?
- 3:39Speaker 6: So, the purpose is allowing for individuals of like mind
- 3:43Speaker 6: to invest their dollars together as a collective, and then
- 3:47Speaker 6: those dollars raised are then deployed into large multi family
- 3:52Speaker 6: apartment buildings across the United States. Residential is you know,
- 3:58Speaker 6: everyone knows what a house is, or a condo or
- 4:00Speaker 6: a townhouse. Not many in the black community understand the
- 4:05Speaker 6: ins and outs of how to buy an apartment building.
- 4:08Speaker 6: We've been kept out of commercial real estate because, to
- 4:11Speaker 6: be frank, most Blacks do not have the liquidity to
- 4:15Speaker 6: play in the commercial real estate space. So we have
- 4:18Speaker 6: provided the opportunity to where individuals who do not have
- 4:22Speaker 6: the liquidity can put their money together as a collective
- 4:25Speaker 6: and buy an apartment building together and receive a dividend
- 4:29Speaker 6: on a quarterly basis an annual depreciation via the K
- 4:33Speaker 6: one and equity, which most are really doing at a
- 4:39Speaker 6: great scale, But not many Blacks.
- 4:42Speaker 4: So, Michael, are you guys or just all this about education?
- 4:47Speaker 4: So I asked questions so I can be knowledgeable the process.
- 4:51Speaker 3: So are y'all seeking investors? Are y'all developers.
- 4:54Speaker 7: What are y'all we're doing both. We're doing both, Rashan.
- 4:58Speaker 7: So on the investment side is that's what Dennis said.
- 5:01Speaker 7: You know, our primary purpose is to galvanize investors from.
- 5:04Speaker 2: All walks of life.
- 5:06Speaker 7: We work with seasoned, accredited investors and novice beginner level investors.
- 5:11Speaker 2: You know, our whole thing.
- 5:12Speaker 7: When you talk about being a black owned investment company,
- 5:16Speaker 7: the ethos of our company, it starts with education.
- 5:19Speaker 5: You know.
- 5:19Speaker 7: Magic Johnson said it best, and I'm stealing this from
- 5:21Speaker 7: our partner, Dennis, but Magic Johnson said it best.
- 5:24Speaker 2: When it comes to the black diaspora.
- 5:27Speaker 7: We're experts in fashion, we're experts in entertainment, but we're
- 5:30Speaker 7: lagging behind in financial literacy. And so the Haltaire Group,
- 5:35Speaker 7: our whole purpose is to come together, galvanize our investors
- 5:39Speaker 7: and purchase these high value wealth building assets that are
- 5:43Speaker 7: typically only reserved for people that do not look like us.
- 5:47Speaker 7: So that's what we do on the investment side. And
- 5:49Speaker 7: then on the development side, our partner Marcide Hatcher, who's
- 5:54Speaker 7: our chief of Development, is overseeing Haltaire Development, which is
- 5:59Speaker 7: a special designated HBCU oriented division of Haltaire Group. Let
- 6:06Speaker 7: me tell you what we're doing with that Rashon Haltaire
- 6:09Speaker 7: is absolutely trailblazing. We're one of the only real estate
- 6:12Speaker 7: investment companies in the country, probably in the world, that's
- 6:17Speaker 7: focused on the HBCU student housing crisis. We've purchased five
- 6:22Speaker 7: acres of land in Tuskegee, Alabama, and we're working with
- 6:25Speaker 7: Tuskegee University to develop over two hundred brand new, top
- 6:30Speaker 7: of the line student housing units for that next class,
- 6:34Speaker 7: that next generation of leaders at Tuskegee. And we're currently
- 6:38Speaker 7: in negotiations for a forty two acre plot of land
- 6:44Speaker 7: in Texas.
- 6:45Speaker 2: I don't want to give the exact location because.
- 6:47Speaker 7: We're still getting the deal together, but we're getting ready
- 6:50Speaker 7: to close on forty two acres Rashon that we'll be
- 6:53Speaker 7: able to develop hundreds and hundreds of student housing as
- 6:58Speaker 7: well as multi media facilities for one of the prominent
- 7:02Speaker 7: HBCUs in Texas.
- 7:04Speaker 2: We're super proud about it.
- 7:06Speaker 4: Well this way, I broadcast on Texas Southern University, which
- 7:10Speaker 4: is in Houston, Texas, So if it's anywhere near my
- 7:13Speaker 4: broadcast reach, please come back. You know, hopefully it'll be
- 7:17Speaker 4: a groundbreaking ceremonial. Love to be invited down to that
- 7:21Speaker 4: because I just like to.
- 7:22Speaker 3: Say I'm an advocate.
- 7:23Speaker 4: I didn't go to or ten or graduate from HBCU,
- 7:27Speaker 4: but I'm an HBCU advocate because I understand black excellence
- 7:30Speaker 4: and I always.
- 7:31Speaker 3: Tell people about it because of the fact that and
- 7:34Speaker 3: it's no slack on the schools that we graduate from.
- 7:38Speaker 4: Dennis and Ipwi's that's what called predominant white institutions.
- 7:42Speaker 3: But you know, when you.
- 7:43Speaker 4: Realize that HBCUs are delivering fifty percent of the black
- 7:47Speaker 4: high school teachers, you know, seventy five percent of the doctors,
- 7:51Speaker 4: seventy five percent of the dentists, thirty percent of the
- 7:54Speaker 4: STEM graduates of HBCUs. You know this information is forty
- 7:59Speaker 4: percent of the member of the Hungress from.
- 8:00Speaker 3: Hbc US Vice President HBCUs. And I always tell people.
- 8:05Speaker 4: I constantly put that information out there because if we
- 8:08Speaker 4: didn't know Vice President Kamala Harris went to an HBCU,
- 8:12Speaker 4: we would assume an ivy league.
- 8:15Speaker 3: That's how stereotypes work.
- 8:17Speaker 4: And so when I come back, I say that Dennis,
- 8:19Speaker 4: you guys are working to gainst stereotypic You guys are
- 8:21Speaker 4: not supposed to be doing this. You know, how did
- 8:24Speaker 4: you guys even sit in the room look in the mirror.
- 8:28Speaker 3: Because you have to.
- 8:29Speaker 4: You know, I always tell people I get up at
- 8:31Speaker 4: fourth there I look at that mirror, that that mirror
- 8:33Speaker 4: can defeat you.
- 8:34Speaker 3: You can look at heus.
- 8:35Speaker 4: I'm too tired for this. I ain't got time for this.
- 8:38Speaker 4: That mirror just looking right back at you. So when
- 8:40Speaker 4: you're looking in the mirror, Dennis.
- 8:41Speaker 3: You're the chairman.
- 8:42Speaker 4: So obviously it came from up top and feartered down
- 8:46Speaker 4: to convince somebody like Michael, this is the bridge to
- 8:49Speaker 4: be on. Because he already said a liquor over there.
- 8:51Speaker 4: He fired, He got liquor rolling over there.
- 8:53Speaker 3: So how did you? How did this the dream start?
- 8:55Speaker 2: There?
- 8:56Speaker 3: Dennis?
- 8:56Speaker 6: You know, I got tired of being a slave to
- 8:58Speaker 6: the commission. Twenty five years of commercial real estate, over
- 9:02Speaker 6: three hundred transactions, broker North three billion dollars in real estate.
- 9:07Speaker 6: I got tired of building wealth for others who do
- 9:10Speaker 6: not look like us.
- 9:12Speaker 5: Right, So COVID happened.
- 9:13Speaker 6: COVID came, the world stopped, looked myself in the mirror,
- 9:17Speaker 6: and I said, what's next. I called my partner, Anthony Tabor,
- 9:21Speaker 6: who is a Morgus banker, I called my partner, Nis Williams,
- 9:24Speaker 6: who's a financial advisor, and obviously Mercie Hatcher, and we
- 9:27Speaker 6: came together and we said, look, let's start providing our information,
- 9:32Speaker 6: our knowledge. We all are experts within loans, brokerage, development
- 9:38Speaker 6: and financial wealth. Let's put our expertise and give the
- 9:42Speaker 6: education to the black and brown community, and let's build
- 9:45Speaker 6: a powerhouse.
- 9:47Speaker 5: And Rashaan, I am excited.
- 9:49Speaker 6: Three years later, we have one hundred and thirty five investors,
- 9:53Speaker 6: one hundred and thirty three are black. We have raised
- 9:56Speaker 6: over fifteen million dollars, we have over forty million dollars
- 9:59Speaker 6: in assets. We're approaching five hundred units under management in
- 10:04Speaker 6: just three years.
- 10:05Speaker 5: Imagine what we are going to do.
- 10:06Speaker 6: Together as a collective black dollars within the community over
- 10:11Speaker 6: the next three years. We're creating a monster with myself,
- 10:15Speaker 6: Michael and our partners and with the help of you
- 10:18Speaker 6: and this platform, we're doing wonderful things.
- 10:21Speaker 4: Right, So it is all about getting worried out because
- 10:24Speaker 4: I know this by cal Like when you came on
- 10:26Speaker 4: my show and you.
- 10:28Speaker 3: Know, it was unusual. I'd never heard of what you
- 10:31Speaker 3: was talking about.
- 10:31Speaker 4: You know, you had a game changing process and this
- 10:36Speaker 4: is a game changing process to digits because people here
- 10:39Speaker 4: they go, Man, that kind of makes sense, but I
- 10:42Speaker 4: don't believe it. So you have to deal with a
- 10:45Speaker 4: lot of you know, skepticism, correct.
- 10:47Speaker 5: Dennis, Absolutely, you know, really it's common practice.
- 10:53Speaker 6: Sports franchises, high rise buildings downtown Los Angeles or across
- 10:57Speaker 6: the across the world.
- 10:59Speaker 5: These are all syndications.
- 11:01Speaker 6: These are all individuals corporations who put their money together
- 11:06Speaker 6: and their dollars together.
- 11:07Speaker 5: Are more powerful.
- 11:09Speaker 6: Unfortunately, we as a community we're not doing it, or
- 11:13Speaker 6: the masses of us are not doing it because we're
- 11:16Speaker 6: not educated on how to do it.
- 11:18Speaker 5: And that's what we are doing.
- 11:19Speaker 6: We are providing that education so we as a community
- 11:23Speaker 6: can get behind a.
- 11:24Speaker 5: Ball and start making some serious, powerful moves.
- 11:27Speaker 4: Imagine this, Michael, you know, you know I'm over sixty
- 11:33Speaker 4: and so I've lived through the sixties, seventy eighty all
- 11:37Speaker 4: the way to today. And a are we too hard
- 11:40Speaker 4: on the black community when it comes to what we're
- 11:42Speaker 4: not doing what we're supposed to be doing.
- 11:45Speaker 3: You came from HBCU. You have a different vision, You
- 11:48Speaker 3: have a.
- 11:49Speaker 4: Different story to tell because you are academically trained in
- 11:52Speaker 4: a black culture. So there are some things I expect
- 11:55Speaker 4: you've experienced. I didn't experience, right, even though I participated
- 11:59Speaker 4: with my black friend brands players, the black fraternity on
- 12:02Speaker 4: the school I went to.
- 12:04Speaker 3: Are we too hard on us?
- 12:08Speaker 2: Man?
- 12:08Speaker 7: That's that's an excellent, excellent question, Rashan. And first off,
- 12:11Speaker 7: to be over sixty.
- 12:12Speaker 2: You look good, brother, you look good, thumb right, I
- 12:16Speaker 2: believe you. I believe you know that question.
- 12:20Speaker 7: And the reason I say it's a good question is
- 12:22Speaker 7: because you know there's some truth to it.
- 12:25Speaker 3: Right.
- 12:26Speaker 2: I grew up in a household.
- 12:28Speaker 7: I was very fortunate to have two black parents, both
- 12:31Speaker 7: college educated, neither of which went to HBCUs, but instilled
- 12:36Speaker 7: that in me the power of going to an HBCU.
- 12:39Speaker 7: They were very hard on me, very very hard, very tough.
- 12:44Speaker 7: But I think it's out of necessity Rashan. In fact,
- 12:46Speaker 7: I know it is right. Historically, the world has been
- 12:50Speaker 7: hard on black people, you know, minorities in general.
- 12:54Speaker 2: The world has been hard on us.
- 12:55Speaker 7: So I think intrinsic to the black experience is a
- 12:59Speaker 7: need to be hard on your kids, right, so that
- 13:02Speaker 7: you have that so your kids are born and developed
- 13:06Speaker 7: with that rigidness, that callous because when they go out
- 13:10Speaker 7: in the world. As we know, when you go into
- 13:12Speaker 7: the corporate world, when you go into the educational landstape,
- 13:15Speaker 7: when you go into the work for the workforce, the
- 13:18Speaker 7: world is going to be hard on us. So if
- 13:20Speaker 7: we're tough on ourselves, then we prepare ourselves for that.
- 13:24Speaker 7: But let me just say this, though, I think that
- 13:29Speaker 7: Black people are the most powerful, most confident, most persevering
- 13:36Speaker 7: culture that we have.
- 13:37Speaker 2: I'm so proud to grow.
- 13:39Speaker 7: Up as a black man and to have been to
- 13:41Speaker 7: an HBCU, and I believe that a lot of our success,
- 13:45Speaker 7: a lot of our legacy, can be attributed to that
- 13:48Speaker 7: strength that we have. So when you so some people
- 13:51Speaker 7: look at it as being hard, but I look at
- 13:53Speaker 7: it as just preparing us for life. And we've been
- 13:55Speaker 7: able to over the generations do great, great things, and
- 13:58Speaker 7: that we're continuing to grow.
- 14:00Speaker 8: Please don't go anywhere.
- 14:02Speaker 7: We'll be right.
- 14:03Speaker 8: Back with more Money Making Conversations Masterclass. Welcome back to
- 14:13Speaker 8: the Money Making Conversations Masterclass, hosted by Rashaan McDonald. Money
- 14:17Speaker 8: Making Conversations Masterclass continues online at Moneymakingconversations dot com and
- 14:23Speaker 8: follow money Making Conversations Masterclass on Facebook, Twitter, and Instagram.
- 14:29Speaker 4: What's driving you, Dennis, what's driving you in this whole process?
- 14:33Speaker 4: You know, you say you come from that background that well,
- 14:36Speaker 4: you're tired of.
- 14:38Speaker 3: Working for the man. Now you want to be the man.
- 14:40Speaker 3: What's the end goal?
- 14:44Speaker 6: The in goal is to change the direction of our
- 14:47Speaker 6: of the black generations to come. The end goal is
- 14:50Speaker 6: to continue to educate those who have minimal amount of
- 14:56Speaker 6: capital and those who have an excess amount of capital.
- 15:00Speaker 6: The goal is to change the narrative. Listen, I grew up,
- 15:06Speaker 6: I didn't know much about real estate. I knew about
- 15:08Speaker 6: residential real estate. I had no clue that there was
- 15:11Speaker 6: shopping centers and strip malls and apartment complexes that individuals owned,
- 15:15Speaker 6: and that the rental income was making those families wealthy.
- 15:20Speaker 6: Our goal at Hotel is to have our investors, our
- 15:25Speaker 6: community be those individual owners who are getting wealthy. Right,
- 15:30Speaker 6: those who are getting the mailbox checks. Some call it
- 15:33Speaker 6: as the envelope.
- 15:34Speaker 2: Right.
- 15:34Speaker 5: The cash flow that comes in.
- 15:37Speaker 6: Teaching those who attend HBCUs and those as you said
- 15:40Speaker 6: Rashawan who tend the pwis on how they can be
- 15:43Speaker 6: a boss, how they can apply their dollars from either
- 15:46Speaker 6: their corporate job or being an entrepreneur and by real estate,
- 15:51Speaker 6: by wealth, by cash flowing assets.
- 15:55Speaker 5: Not just a house or condover townhome.
- 15:57Speaker 6: We all should have those obviously, but really identified cast
- 16:01Speaker 6: loan to where their life is just so much better
- 16:03Speaker 6: and the education that growth from there.
- 16:05Speaker 5: That's the goal.
- 16:06Speaker 4: Let's talk about this, the whole process of trying to
- 16:10Speaker 4: catch up. That's what we were trying to do. You know,
- 16:12Speaker 4: because in the black community. I come from Fifth Ward,
- 16:15Speaker 4: which is an urban neighborhood inside of Houston. And the
- 16:20Speaker 4: first thing, you know, we buy clothes. We can buy
- 16:22Speaker 4: Black people can buy clothes.
- 16:23Speaker 5: Right.
- 16:24Speaker 4: Then all of a sudden, we might get us a car, okay,
- 16:28Speaker 4: and then if you bless, you get your house. Now
- 16:31Speaker 4: you're talking about builders and shopping centers. Then is your
- 16:36Speaker 4: I mean you like you over the moon now talking brother?
- 16:39Speaker 2: You beyond a car?
- 16:41Speaker 3: You beyond a house?
- 16:42Speaker 4: How does an individual, even a successful individual, wrap their
- 16:48Speaker 4: mind around this conversation you're having with me?
- 16:50Speaker 5: But we've made this very easy, right.
- 16:54Speaker 6: Most investment groups have a minimum interance level of fifty.
- 16:59Speaker 5: Thousand to one hundred thousand dollars. Let's be real, most don't.
- 17:04Speaker 6: Most are not sitting on fifty to one hundred thousand
- 17:06Speaker 6: dollars liquid. We lowered the ball to where our entrance
- 17:11Speaker 6: is ten thousand dollars. So rather than going to buy
- 17:14Speaker 6: the Jordans, or buying the Blame or buying the you know,
- 17:18Speaker 6: the extra package on the brand new car, put ten
- 17:23Speaker 6: thousand dollars and let it sit forget about it, because
- 17:27Speaker 6: guess what when you put your ten thousand that Bank
- 17:29Speaker 6: of America or Chase or Wells Fargo, what are they
- 17:32Speaker 6: doing for Sean.
- 17:33Speaker 5: They're taking our deposits.
- 17:35Speaker 6: They are investing our deposits into communities that we do
- 17:39Speaker 6: not live in.
- 17:40Speaker 5: And when we go to the bank and ask for.
- 17:42Speaker 6: A loan, we're the ones getting denied when they're using
- 17:44Speaker 6: our dollars sitting in their banks. So take those dollars,
- 17:49Speaker 6: put them into an investment, sit on it, and watch
- 17:52Speaker 6: it grow. So ten thousand dollars is our entrance. And
- 17:56Speaker 6: for those who put in ten thousand or north thereof,
- 17:59Speaker 6: they're able to receive cash flow, they're able to get
- 18:02Speaker 6: attached right off to save them on their UH income taxes.
- 18:05Speaker 6: They're able to get equity. So we make it really
- 18:08Speaker 6: easy for those to participate inside of the whotail group.
- 18:11Speaker 3: Cool I'm gonna go over to mikel hire from it.
- 18:14Speaker 4: Michael, how did you get into Dennis's life?
- 18:18Speaker 2: Yes? Yes, so Actually.
- 18:22Speaker 7: It was a very serendipitous event that brought Dennis and
- 18:26Speaker 7: I together. Uh, we actually roundabout way came together by
- 18:31Speaker 7: way of my fraternity, which is Kapa Alpha PSI Fraternity incorporated.
- 18:35Speaker 4: Yeah, meres another fraternity other than Alpha out there, that's
- 18:39Speaker 4: what you trying to tell me, brother, Well.
- 18:40Speaker 7: I thought we were the only fraternity, but you know,
- 18:44Speaker 7: we learned every day.
- 18:47Speaker 6: Wait, wait, I have to interject, because Rashan, you talked
- 18:49Speaker 6: about the vision. You asked us question earlier about the
- 18:53Speaker 6: vision of Wolter and if I remember correctly from history,
- 18:57Speaker 6: the visionaries of the seven founders of Alpha Phi Alpha
- 19:03Speaker 6: Alpha side.
- 19:06Speaker 5: Right now.
- 19:07Speaker 2: Please, Hey, hey, Rashaan, it's nineteen eleven, love brother. I.
- 19:16Speaker 7: So Dennis actually began, as you mentioned earlier, he began
- 19:19Speaker 7: the Halltaire Group with three other co founders, two of
- 19:23Speaker 7: which are members of my fraternity and one of which,
- 19:26Speaker 7: Marcide Hatcher, is a mutual friend of one of my
- 19:30Speaker 7: fraternity brothers. So, as I was looking to transition from
- 19:34Speaker 7: the residential side of real estate, where I made my
- 19:37Speaker 7: bones for many years into the commercial side and into
- 19:42Speaker 7: an opportunity to really help our community build wealth. I
- 19:45Speaker 7: saw that my fraternity brother Marcide began this company along
- 19:49Speaker 7: with Dennis and was doing some amazing things. So I
- 19:52Speaker 7: reached out to him and I said, hey, man, I
- 19:54Speaker 7: love to sit down and talk to you and your
- 19:56Speaker 7: partners because everything you're creating with the Halltaire Group resonates
- 20:01Speaker 7: with my passions and my goal in life, which is
- 20:03Speaker 7: to help my community and my family build generational wealth.
- 20:06Speaker 2: And that's how I met Dennis. We had a conversation.
- 20:09Speaker 7: I think he saw that I could be a great
- 20:11Speaker 7: addition to the team and the rest was history.
- 20:14Speaker 3: Cool.
- 20:15Speaker 4: I'm gonna go granular here, Dennis, because I really want
- 20:18Speaker 4: to understand what's going on.
- 20:20Speaker 3: With the hotel group.
- 20:22Speaker 4: Okay, you investing properties, buildings, shopping malls, to do rewrite
- 20:27Speaker 4: strip centers.
- 20:29Speaker 6: No, sir, No, we are for those familiar with Los Angeles,
- 20:33Speaker 6: we are in and out burger.
- 20:34Speaker 5: We do burgers and fries.
- 20:36Speaker 6: And I say that because we do multifamily and only multifamily.
- 20:41Speaker 3: Cool.
- 20:42Speaker 4: I'm going over to the to the math police over
- 20:44Speaker 4: here by kare you know? I got to ask about
- 20:46Speaker 4: this podcast because I know you.
- 20:48Speaker 3: I'd be keeping on my show, Dennis.
- 20:49Speaker 4: You your first time, but I know where the talking
- 20:51Speaker 4: machine is right there, right there?
- 20:53Speaker 3: You know. So, ho, you got a podcast that my
- 20:57Speaker 3: care tell me about.
- 20:58Speaker 2: That's right.
- 20:58Speaker 7: We are so proud of our It's called The How
- 21:02Speaker 7: with Haltare podcast.
- 21:04Speaker 2: The how is an acronym how.
- 21:07Speaker 7: It stands for helping others win and that says it
- 21:11Speaker 7: all in a nutshell.
- 21:13Speaker 2: We develop.
- 21:13Speaker 7: We developed this platform Rashan in order to educate the
- 21:17Speaker 7: community on all things regarding financial literacy, wealth being, entrepreneurship, investing,
- 21:24Speaker 7: and everything under the sun. You ask the question earlier
- 21:28Speaker 7: when it comes to bringing people into the Haltare ecosystem.
- 21:32Speaker 2: How do we explain what we do? How do we
- 21:34Speaker 2: pitch them?
- 21:35Speaker 7: Well, at Haltaire, we don't even like to look at
- 21:38Speaker 7: our business education as a pitch, right. Obviously, we're a
- 21:43Speaker 7: for profit business and we bring in investors, but we
- 21:46Speaker 7: don't like to pitch our investors.
- 21:48Speaker 2: We like to educate them and we do it in.
- 21:50Speaker 7: A variety of ways, and the podcast is an extremely
- 21:53Speaker 7: unique and creative way that we're doing it for your
- 21:56Speaker 7: listeners out there that are interested in hearing or seeing
- 22:00Speaker 7: the podcast. You can find us on YouTube just type
- 22:03Speaker 7: in how with Hantaire. We're on Spotify, Amazon, Apple Podcasts,
- 22:09Speaker 7: wor getting out far and wide with this message with
- 22:12Speaker 7: Sean because we want the community at large to understand
- 22:15Speaker 7: that everybody out there can do what we do.
- 22:17Speaker 2: And that's what we're letting them know.
- 22:19Speaker 3: See what I'm saying. You see what I'm saying, Tennis.
- 22:21Speaker 3: You know what I'm saying.
- 22:22Speaker 5: My piece, that's my VP. That's but you know what,
- 22:28Speaker 5: I would be remiss if I do not challenge your
- 22:30Speaker 5: guy's fraternity.
- 22:31Speaker 6: I'm going to Alpha Side on money Making with Rashaw
- 22:36Speaker 6: McDonald Get it.
- 22:38Speaker 4: Right, Money Making Conversation Masterclass Alpha Kappa Omega. All right,
- 22:46Speaker 4: I ain't got no problem being challenged because that's what
- 22:49Speaker 4: we do well.
- 22:51Speaker 6: Omega and Kappa Alpha Side Alpha find Alpha two dates
- 22:55Speaker 6: per this conversation has raised one point one million dollars
- 23:01Speaker 6: that has gone into our assets across the United States.
- 23:05Speaker 5: So I am officially challenging Omega SCIE five.
- 23:08Speaker 6: I am challenging Kapa Alpha, PSI five, Beta Sigma and
- 23:11Speaker 6: all the others in the Divine nine the Back Hotel Group.
- 23:16Speaker 6: Put your black dollars behind a black company who are
- 23:18Speaker 6: doing phenomenal business and grow your Portfoltios within your organization.
- 23:23Speaker 4: Absolutely, like you said for Smith Arkansast like you said,
- 23:26Speaker 4: Saint Louis like you said, Maroo Louisiana, like I said
- 23:29Speaker 4: East New Orleans. They are projects they're developing in the
- 23:31Speaker 4: Texas market. They gonna announce it a few days when
- 23:34Speaker 4: they break bread. They're gonna bring Rashaan down so I
- 23:36Speaker 4: can break bread with them, throw a little.
- 23:38Speaker 3: Dirt route do it like that.
- 23:39Speaker 4: But the good thing about it, I want to take
- 23:41Speaker 4: the time for the thank you guys for coming over here,
- 23:44Speaker 4: because you know.
- 23:46Speaker 3: The model is simple. You know what I'm saying.
- 23:49Speaker 4: You buy your investing properties eighty five percent occupancy. That
- 23:54Speaker 4: means there's a return on investment immediately. Eight percent is
- 23:58Speaker 4: an your return on an investment. And so with that
- 24:02Speaker 4: being said, the research is put in.
- 24:04Speaker 3: On the properties.
- 24:05Speaker 4: The properties have high value, not holding on to them
- 24:08Speaker 4: for five years or longer. It's the whole process seems
- 24:11Speaker 4: very simple to me.
- 24:12Speaker 3: Guys.
- 24:12Speaker 4: I want to thank y'all for coming on my show,
- 24:14Speaker 4: Money Making Conversation Masterclife. If I said anything, Chairman, you
- 24:18Speaker 4: can strike me down, brother, you can strike me down.
- 24:22Speaker 5: That's great.
- 24:22Speaker 2: Rashaan, Hey, hey, Rashaan.
- 24:23Speaker 7: The only thing you missed is the is the equity appreciation.
- 24:27Speaker 7: We're all about building wealth, and one thing I just
- 24:30Speaker 7: wanted to shout out is that all of our assets
- 24:33Speaker 7: have appreciated tremendously in equity. The eight percent eight percent
- 24:37Speaker 7: cash return is good, it's great. But the equity, we're
- 24:41Speaker 7: talking about millions and millions of dollars that our investors
- 24:45Speaker 7: are going to be able to cash in on and
- 24:47Speaker 7: have that wealth for the next generation.
- 24:49Speaker 4: And so when they come in, that's their equity point
- 24:52Speaker 4: when they come when they invest in, and then it
- 24:55Speaker 4: ascends from there.
- 24:56Speaker 3: That's how it works, yes, sir.
- 24:57Speaker 7: When you invest that establishes your base, as we would
- 25:01Speaker 7: call it in the industry, and then over time, as
- 25:03Speaker 7: you live in one of our funds, then your equity
- 25:07Speaker 7: in that fund appreciates over time. So if we buy
- 25:09Speaker 7: a property for ten million dollars, after three years, it's
- 25:13Speaker 7: worth fifteen sixteen million. Whenever we decide to sell or
- 25:17Speaker 7: refinance that property, you get your pro right to share
- 25:20Speaker 7: of that profit.
- 25:21Speaker 2: That's where the wealth comes in, right.
- 25:23Speaker 4: See that's that Hen and jam you ain't telling it
- 25:25Speaker 4: about it. You know, you know what I'm saying. That's
- 25:28Speaker 4: why you got Michael right here doing this. Thank you
- 25:30Speaker 4: guys for coming on Money Making Conversations Master Say. I
- 25:32Speaker 4: appreciate your time. I really appreciate you guys understanding what
- 25:35Speaker 4: I'm trying to do on this show.
- 25:36Speaker 3: But more importantly, one.
- 25:38Speaker 4: More quick shout out about the podcast. Fore I'll let
- 25:40Speaker 4: you go with Michael.
