- 0:43Speaker 1: inexperience to possess real estate. Please work with the Money
- 0:46Speaker 1: Making Conversation Masterclass. Dexter B Jenkins. Now, Dexter, don't say
- 0:51Speaker 1: nothing now, but you got to tell me, how did
- 0:53Speaker 1: it feel to have the number one book on Amazon?
- 0:58Speaker 2: I would tell you, after all, it took me, are
- 1:00Speaker 2: you to write that book? So after twelve months of
- 1:03Speaker 2: work it felt good?
- 1:05Speaker 1: Okay, Now we talk about faith. Now, Now there was
- 1:07Speaker 1: a lot of prayer to that book that got you there,
- 1:10Speaker 1: a lot of a lot of writing and all.
- 1:13Speaker 2: It was a mixture of both so that you know,
- 1:16Speaker 2: the prayer faith that our works is dead. So it was.
- 1:21Speaker 1: Yes, sir, yes, ill not to get it done. Well,
- 1:23Speaker 1: congratulations man on having this book. And if you're ready
- 1:26Speaker 1: to get this interview started, I'm ready.
- 1:28Speaker 2: I'm ready.
- 1:29Speaker 1: You said a couple of things in the opening. I
- 1:31Speaker 1: want to jump right back into it. You know, overcoming fear.
- 1:34Speaker 1: You know, why did you have that? Because I got
- 1:37Speaker 1: that directly from the information you sent to me. It's
- 1:41Speaker 1: buying property, it's houses, there's lots that are empty. Why
- 1:45Speaker 1: would that be overcoming fear?
- 1:48Speaker 2: Well, because I think real estate is probably the in
- 1:52Speaker 2: most people's cases, is the is the largest purchase they're
- 1:55Speaker 2: ever going to make. You know, I don't care where
- 1:58Speaker 2: what you are. So if you're by me, I'm a
- 2:00Speaker 2: Boston mass Chusett man. The media and the house price
- 2:03Speaker 2: and mass Chusetts just went over six hundred thousand dollars,
- 2:08Speaker 2: So for the most part you're looking at I am
- 2:11Speaker 2: about to make a purchase for six hundred thousand dollars,
- 2:15Speaker 2: and maybe I've never done it before, and so that's
- 2:17Speaker 2: why I believe fear is the biggest thing you tell
- 2:20Speaker 2: people overcome and you overcome that through education, you overcome
- 2:24Speaker 2: that through networking and things that nature. And so that's
- 2:27Speaker 2: why we attack fear first, because if you can get
- 2:30Speaker 2: past the fear and purchase your first house, brother Sham,
- 2:35Speaker 2: I believe it is life changing.
- 2:37Speaker 1: Okay, cool. We know you're religious man. You have a church, yes,
- 2:42Speaker 1: and you know you speak to them and so faith
- 2:47Speaker 1: has a role in your life that every person may
- 2:50Speaker 1: not have. Okay, But so I have to bring that
- 2:53Speaker 1: up first because a lot of people are conflicted with
- 2:55Speaker 1: faith and business. And I remember I asked Jilanda Adams
- 2:59Speaker 1: about that, the difference between faith and business. She said, Richard,
- 3:02Speaker 1: there the one and the same. So when I have
- 3:04Speaker 1: to ask you, Dexter B. Jenkins, you ephasize the role
- 3:09Speaker 1: of faith in real estate and wealth creation. Can you
- 3:11Speaker 1: elaborate on how faith intersects with financial success based on
- 3:16Speaker 1: your experience?
- 3:16Speaker 3: What? What?
- 3:17Speaker 2: What? Will go back to what you know? You mentioned
- 3:19Speaker 2: Elanda Adams, who I've never met, but I know obviously
- 3:21Speaker 2: able and most people know who she is. Right, but
- 3:24Speaker 2: she's she's right on point in that the only the
- 3:27Speaker 2: only people who separated. Faith and money were for people.
- 3:30Speaker 2: God never did. So if you go to his manual,
- 3:33Speaker 2: which for us is the Bible, you know, but Jesus
- 3:36Speaker 2: spoke more on money than anything else. So from that perspective,
- 3:43Speaker 2: there's no difference. Now, I think a lot of times,
- 3:45Speaker 2: you know, there have been some misquoted scriptures, you know,
- 3:48Speaker 2: one Timothy chapter six, the money is the root of
- 3:50Speaker 2: all evil, which the scripture said, the love of money.
- 3:53Speaker 2: And then you know, you hear people talk about, you know,
- 3:55Speaker 2: what does a profit a man to gain the whole
- 3:57Speaker 2: world and losing soul and so and some of us,
- 4:00Speaker 2: and those are valid points. What God just wants you
- 4:03Speaker 2: to keep him first in everything that you do. So
- 4:06Speaker 2: if you keep him first, he has no problem. But
- 4:08Speaker 2: when you start talking about real estate, real estate is
- 4:12Speaker 2: a major theme in the Bible, starting in Genesis chapter one,
- 4:16Speaker 2: where we see God is the original developer. He looks
- 4:19Speaker 2: out there and he sees darkness, and then what he
- 4:22Speaker 2: does is he speaks lighter than he begins to. He spends,
- 4:24Speaker 2: he begins to develop. I love it. And then you
- 4:28Speaker 2: go and you look at you know, he was sending
- 4:30Speaker 2: Abraham to a land and then a promise and then
- 4:33Speaker 2: to Didjew they were going to a land, and so
- 4:36Speaker 2: there's a major theme in the Bible of the land,
- 4:39Speaker 2: and so I was just trying to pull that out
- 4:41Speaker 2: in the scripture from scripture in the book that you know,
- 4:44Speaker 2: God was the original developer, and that you know, there
- 4:46Speaker 2: should be no conflict with individuals with with them desiring
- 4:51Speaker 2: to own real estate and then you know, obviously desiring
- 4:54Speaker 2: to be spiritual on whatever left. Like obviously we said,
- 4:56Speaker 2: we're coming from a Christian STANCEPRT. Now you may have
- 4:58Speaker 2: people who may not, or you may not, even who
- 5:01Speaker 2: may not even you know, that's not an area of
- 5:04Speaker 2: their life that they tend to go after. But whatever
- 5:07Speaker 2: it is, if you're looking at your faith and even
- 5:10Speaker 2: your just your your basic belief system, I believe you
- 5:14Speaker 2: have to let people understand that it's okay to desire wealth.
- 5:19Speaker 2: And that's why that's why I love what you do,
- 5:20Speaker 2: because these classes are really getting people to think, Okay,
- 5:24Speaker 2: it's okay for me to do that, and as long
- 5:27Speaker 2: as I'm moral and ethical about it, it's all good.
- 5:30Speaker 1: Okay. Your book, The Real Estate Wealth Creator Blueprint, What
- 5:35Speaker 1: is the purpose of that title, The Real Estate Wealth
- 5:38Speaker 1: Creator Blueprint?
- 5:39Speaker 2: Well, because all success leaves clues, you know, you know,
- 5:46Speaker 2: and so there's a there's a blueprint that I followed.
- 5:49Speaker 2: You know, I'm a second generation real estate investor. My
- 5:52Speaker 2: dad was a was a guy who grew up in
- 5:56Speaker 2: a small town called Saint Stephen, South Carolina, and and
- 6:00Speaker 2: migrated up to New Haven, Connecticut, where he was a
- 6:03Speaker 2: barber for sixty years. But dad always taught me the
- 6:06Speaker 2: importance of owning where you live and owning where you
- 6:11Speaker 2: have your business.
- 6:13Speaker 1: Got it sub state?
- 6:15Speaker 2: Yeah, yeah, so that's real estate. So you know, the
- 6:17Speaker 2: house I grew up in, you know, from the time
- 6:19Speaker 2: I was eight to the time I still own now
- 6:21Speaker 2: because I inherited that house, we still own that. It's
- 6:24Speaker 2: a two families. There's another commercial property that he left
- 6:26Speaker 2: for me that he worked out of for part twenty
- 6:30Speaker 2: five years or so, and so, you know, so that
- 6:34Speaker 2: was my blueprint, and so what I desired to do,
- 6:36Speaker 2: and then my wife and I have followed suit. So
- 6:38Speaker 2: since twenty sixteen, I mean, we've been involved in millions
- 6:41Speaker 2: of dollars of real estate transactions. And so what we
- 6:44Speaker 2: have done is laid out the blueprint that I really
- 6:46Speaker 2: got from my dad and other successful people who have
- 6:49Speaker 2: leveraged real estate to build wealth.
- 6:51Speaker 1: Okay, as we build wealth, and like you already said that,
- 6:55Speaker 1: you know, the medium household calls in the Boston area
- 6:58Speaker 1: six hundred thousand dollars, right, that means that sometimes you
- 7:01Speaker 1: may not have the money, right, so you need to
- 7:04Speaker 1: team up. Let's talk about that team, Dexter. That's that team,
- 7:08Speaker 1: because you talk about it in the book. Because a
- 7:10Speaker 1: lot of people that's part of the fear too, like
- 7:13Speaker 1: you said, not being able to afford the dream. How
- 7:16Speaker 1: does one put that team together and moving forward so
- 7:20Speaker 1: it won't later on get into any arguments about you
- 7:24Speaker 1: owe me this, you owe me this, I did all
- 7:26Speaker 1: the work. Talk about that, Dexter.
- 7:27Speaker 2: Well, I will say this, there is no full proof
- 7:31Speaker 2: way to say things won't happen down the line, right,
- 7:35Speaker 2: you know, to think about marriage, you know, we all
- 7:38Speaker 2: come to the altar, you know, with the right mindset
- 7:42Speaker 2: of to death do us part, and then stuff happened,
- 7:45Speaker 2: you know. And so I just think in any time
- 7:47Speaker 2: when two people come together or even sometimes even more,
- 7:50Speaker 2: you can't guarantee that. But I do think what help
- 7:53Speaker 2: happens is if you could do some vetting on the
- 7:56Speaker 2: front end I found brother Seana. People who have gotten
- 7:59Speaker 2: in trouble with partnerships is this first. First of all,
- 8:03Speaker 2: let's go back to even to even some people are
- 8:06Speaker 2: even afraid to partner because for the most part, we've
- 8:09Speaker 2: been trained to work independently, and particularly at our people.
- 8:12Speaker 2: I'm talking about black and brown folk, and there's a
- 8:16Speaker 2: lack of trust there. But you recognize you can get
- 8:18Speaker 2: more done through partnerships. You know, you and I are
- 8:22Speaker 2: are building partnerships and talking and other people don't build
- 8:25Speaker 2: a partnership with Well, we can do more together, and
- 8:28Speaker 2: so you So you got to break through that fear
- 8:30Speaker 2: of partnerships even entering into it. And then when you
- 8:35Speaker 2: enter into a partnership, I believe the most important thing
- 8:39Speaker 2: you have to do partnerships, if you have you have
- 8:41Speaker 2: to have clarity who's doing what. So if I'm entering
- 8:45Speaker 2: into a real estate transaction, so maybe i don't have
- 8:48Speaker 2: the time, but I have the money, Well maybe I
- 8:50Speaker 2: don't have the money, but I got the time, or
- 8:52Speaker 2: I have the connections. And so I think, the clearer
- 8:55Speaker 2: you can be with who's gonna do what in your
- 8:59Speaker 2: partner ship and then watch this if things break down,
- 9:03Speaker 2: what do we do right, because that has to be
- 9:06Speaker 2: spelled out too, because obviously were going into a believing
- 9:08Speaker 2: it's going to work with just like a marriage. You know,
- 9:11Speaker 2: you you went down I believe it. You stood in
- 9:13Speaker 2: front of somebody like me and said I do and
- 9:15Speaker 2: you and when I said till death do you part,
- 9:18Speaker 2: you believed it. But then it didn't go like that way.
- 9:21Speaker 2: And so I think you have to you have to
- 9:23Speaker 2: have a contingency plan for when things don't go right,
- 9:27Speaker 2: and that has to be spelled out of writing.
- 9:28Speaker 1: Let me ask you this because I got that. You know,
- 9:31Speaker 1: I grew up with my parents did buy their first
- 9:34Speaker 1: homes or two bedroom shotgun house, and they sold that
- 9:37Speaker 1: and got a two bedroom house and still nine kids,
- 9:40Speaker 1: but we all got in there, you know. But it
- 9:42Speaker 1: was owned by my mom and dad owned it, owned
- 9:45Speaker 1: it real estate. That's why I want to keep saying
- 9:47Speaker 1: the word real estate because a lot of people are
- 9:49Speaker 1: confused about what exactly is real estate. And I guess
- 9:52Speaker 1: you said it from a biblical standpoint, dextra what real
- 9:57Speaker 1: estate is. But but break it down to people about
- 10:00Speaker 1: what is real estate? The vacant lot, the building in
- 10:04Speaker 1: the house. But I almost steal your thunder. But talk
- 10:06Speaker 1: about what is real estate?
- 10:08Speaker 2: Well you you you said to mean real estate, I
- 10:10Speaker 2: mean I brought it down to the to what you've
- 10:12Speaker 2: already said. It's a land. Now that is land. I
- 10:16Speaker 2: got to decide how I'm what am I gonna put
- 10:19Speaker 2: on the land. So it could be a that you said,
- 10:23Speaker 2: a two bedroom house. It could be a parking lot,
- 10:27Speaker 2: it could be it could be a shock, it could
- 10:28Speaker 2: be a barn, so anything. So I define real estate
- 10:32Speaker 2: as this first of all land, and then you you
- 10:36Speaker 2: anything that you can put on it to monetize it. Right,
- 10:39Speaker 2: So so sometimes it's gonna be a three family house.
- 10:43Speaker 2: Sometimes it's gonna be a sixth you sometimes it's gonna
- 10:45Speaker 2: be a commercial property that you can put a major
- 10:49Speaker 2: store in. And so anything that we can monetize, or
- 10:53Speaker 2: sometime I sometimes the land I can I can farm it,
- 10:55Speaker 2: you know. So there's just a lot of different ways
- 10:58Speaker 2: that you know that you own it.
- 11:00Speaker 1: And then is the key, And that's what the basis
- 11:01Speaker 1: of this book.
- 11:02Speaker 2: Owning it is the key. And then watch there's finding
- 11:05Speaker 2: out how to monetize because I know a lot of them,
- 11:08Speaker 2: but I know a number of people who have things
- 11:10Speaker 2: but don't know.
- 11:11Speaker 1: How to monetize it, right, right?
- 11:13Speaker 2: And what good is it if you don't know how
- 11:15Speaker 2: to monetize it. So what I want to do is
- 11:16Speaker 2: I want to make sure brother Sean, two things happen
- 11:19Speaker 2: that when I have some land I put either I
- 11:22Speaker 2: learned how to monetize it, so it produces two things,
- 11:24Speaker 2: number one cash flow and number two appreciation.
- 11:28Speaker 1: Cool, Well, let's talk about that. Let's talk about some
- 11:30Speaker 1: of the common myths of mixed conceptions by real estate investing,
- 11:34Speaker 1: because I don't know what could be a misconception, you know,
- 11:38Speaker 1: But again, this is what you do, right, I'm an interviewer.
- 11:42Speaker 1: You are the subject matter expert. Please tell us what
- 11:48Speaker 1: misconceptions a myths that people run from, because I would
- 11:52Speaker 1: just tell you this. You know, we talk about faith,
- 11:56Speaker 1: we talk about fear, we talk about money. Okay, those
- 12:00Speaker 1: are the three things that if they don't come together,
- 12:02Speaker 1: if you don't overcome that fear, you don't have the money.
- 12:04Speaker 1: I don't care how much faith you have. Real estate's
- 12:07Speaker 1: not going to be purchased. So when you talk about
- 12:10Speaker 1: myths that are common and misconceptions, what are some of
- 12:13Speaker 1: them when it comes to investing in real estate?
- 12:17Speaker 2: I find the biggest one is that people think they
- 12:20Speaker 2: need a lot of money to do it. Wow, that's
- 12:23Speaker 2: the biggest one. And there are some programs. Actually, I
- 12:27Speaker 2: was talking to my godson yesterday. He lives in the Virginia,
- 12:33Speaker 2: DC area, and so he called me. He said, hey, Uh,
- 12:36Speaker 2: he said, hey, he called me uncle, Hey, Uncle, Dexter.
- 12:38Speaker 2: You know, I'm a I'm a veteran and uh, I
- 12:42Speaker 2: got a v A loan that I haven't taken advantage of. Now,
- 12:45Speaker 2: if you don't think about a v A loan, a
- 12:46Speaker 2: v loan, a v A loan allows you to get
- 12:48Speaker 2: into a piece of property with no money down. And
- 12:53Speaker 2: he was saying, a lot of people, he said, a
- 12:55Speaker 2: lot of my friends have taken advantage of the v
- 12:57Speaker 2: A loan and I'm trying to figure out how to
- 12:59Speaker 2: do it. And I said, and man, they're a lot
- 13:01Speaker 2: of ways. So I'm gonna walk them through that. But
- 13:02Speaker 2: my point being is a lot of times we haven't
- 13:05Speaker 2: even taken the time to do the research and find
- 13:07Speaker 2: out what what what can I get into a property for?
- 13:10Speaker 2: So that's on the side. But then there's also FHA
- 13:13Speaker 2: loans where you can get in for it as little
- 13:15Speaker 2: as three percent down, and they are lenders who will
- 13:18Speaker 2: sometimes they will even give you the down payment. And
- 13:20Speaker 2: so the biggest thing I find is that most people
- 13:23Speaker 2: think that it takes tons of money to get involved,
- 13:26Speaker 2: and it doesn't. It just takes you thinking strategically. And
- 13:30Speaker 2: then number two, I believe in fact, actually number one
- 13:33Speaker 2: is this. It takes you believing it's possible. Right, that's one.
- 13:38Speaker 2: Then number two it becomes now you you begin to
- 13:40Speaker 2: think strategically about, Okay, how am I gonna get this done? So?
- 13:44Speaker 2: Is it partnerships? Is it me looking at looking at
- 13:47Speaker 2: grants and things that I can get involved in? Well,
- 13:49Speaker 2: they well they will. Smaller banks, you know, a great
- 13:54Speaker 2: resource for people in their communities is tapping into community
- 13:57Speaker 2: banks because they a lot of time they keep they
- 14:03Speaker 2: have what they call portfolio loans, and a portfolio loan
- 14:06Speaker 2: simply means that what they do is they have set
- 14:09Speaker 2: aside a certain amount of money that they're gonna lend
- 14:11Speaker 2: out and they're going to keep it, They're not gonna
- 14:13Speaker 2: sell it. And so what happens is that a lot
- 14:15Speaker 2: of times they'll they'll be able to give you a
- 14:16Speaker 2: lot more money for down payments, which will allow you
- 14:19Speaker 2: to begin to invest.
- 14:20Speaker 3: Please don't go anywhere. We'll be right back with more
- 14:24Speaker 3: money Making Conversations Masterclass. Welcome back to the Money Making
- 14:33Speaker 3: Conversations Masterclass, hosted by Rashan McDonald. Money Making Conversations Masterclass

- 14:47Speaker 1: Ye I'm talking to Dexter B. Jenkins. He's the author
- 14:50Speaker 1: of his new book, The Real Estate Wealth Creative Blueprint.
- 14:53Speaker 1: Now it's called balancing. Okay, you can go out there
- 14:56Speaker 1: and just start buying, buying, buying what you have to
- 14:58Speaker 1: realize that taxes come.
- 15:00Speaker 2: With the lane, taxes, insurance, maintenance, all that is part
- 15:07Speaker 2: of the game.
- 15:08Speaker 1: Come on, now, come on, now, that's called balancing. You know,
- 15:11Speaker 1: we don't want to just have people run out there
- 15:14Speaker 1: thinking that all about this, about this, by this gotta
- 15:17Speaker 1: be insured. You know, if you don't take care of
- 15:19Speaker 1: the property, then guess what the neighborhood association might be
- 15:23Speaker 1: coming after you, the city may be coming after you. Okay,
- 15:26Speaker 1: how does one take that property? Especially, let's look at
- 15:29Speaker 1: it if it's a real estate purchase of a home
- 15:32Speaker 1: and turning that into an investment maybe a rental home
- 15:35Speaker 1: property or buying up the block. Let's talk about a
- 15:38Speaker 1: little bit about that, because that's how a lot of people,
- 15:40Speaker 1: especially the African American, the people of color, are rising
- 15:43Speaker 1: up in the economic ladder because they are making purchases
- 15:48Speaker 1: of homes, flipping them or renovating them and turning them
- 15:53Speaker 1: into monthly fees. They create income for them.
- 15:56Speaker 2: Yeah. Yeah, but but I think that and that's there
- 16:00Speaker 2: are a number of different strategies. So so some people
- 16:02Speaker 2: do what you say. You know, I'm I flipped a
- 16:04Speaker 2: number of houses my wife and that that was out
- 16:06Speaker 2: and we still do. That was one of my main
- 16:08Speaker 2: strategies getting started. Uh so we do have buy and
- 16:10Speaker 2: whole properties where you know, we went and actually bought
- 16:13Speaker 2: a property, uh two or three of them actually and
- 16:17Speaker 2: you know, fix them up and then now we have
- 16:19Speaker 2: rent off. And so if really, when I'm talking people
- 16:21Speaker 2: about investing, you have to decide what you really want
- 16:25Speaker 2: real estate investing to produce for you. That's number one.
- 16:28Speaker 2: Number two, you got to decide do you want to
- 16:34Speaker 2: and be an active investor or a passive investor? Now
- 16:37Speaker 2: what's an active investor and an active investor someone who
- 16:40Speaker 2: like myself who goes out and flips buys and holes
- 16:42Speaker 2: and all that. A passive investor someone who look, I
- 16:45Speaker 2: ain't got time for all that, they'll have time or
- 16:49Speaker 2: the desire to do and so, but they have cash.
- 16:52Speaker 2: And so what they'll do is they'll they'll they'll put
- 16:54Speaker 2: money in someone's hands to go ahead and and and
- 16:57Speaker 2: be an investor. And actually that's a phenomenal way for
- 17:00Speaker 2: people who don't have a lot of time who listen
- 17:02Speaker 2: to us, Hey, look I want to get involved in
- 17:05Speaker 2: real estate, but I don't have a lot of time.
- 17:07Speaker 2: Maybe you know, they got maybe their high income earner
- 17:10Speaker 2: doing whatever they do. Maybe they got family obligations, maybe
- 17:12Speaker 2: they taking care of a parent or whatever. They don't
- 17:14Speaker 2: have a lot of time in the ads, but they
- 17:16Speaker 2: do have cash. And so what you can do is
- 17:18Speaker 2: you can deploy your money in the real estate while
- 17:22Speaker 2: you're doing those other things. Got it. So number one,
- 17:25Speaker 2: I got to decide what real estate want, what I
- 17:28Speaker 2: want real estate to produce. Me to the number two.
- 17:30Speaker 2: I want to, you know, decide what I want to
- 17:32Speaker 2: be active and passive. And then number three what I
- 17:34Speaker 2: gotta do is I gotta decide what strategy I'm a
- 17:36Speaker 2: user Am I gonna be one who fixing flips? Am
- 17:38Speaker 2: I gonna buy it? Hole? Or I'm gonna help other
- 17:41Speaker 2: people do it? You know. So it really just depends
- 17:44Speaker 2: on what where you are. So there is no one
- 17:47Speaker 2: set way of doing it. And this is what I believe.
- 17:49Speaker 2: Sometimes you have to go one strategy and find out,
- 17:52Speaker 2: you know what, I don't like this, you know you
- 17:56Speaker 2: gotta do. I don't like this, so I'm gonna try this,
- 17:59Speaker 2: you know. And so that that's what ivise people to do.
- 18:01Speaker 2: You know.
- 18:02Speaker 1: When I was reading the book, the book which is
- 18:04Speaker 1: newly published, the Real Estate Wealth Creative Blueprint, financial literacy
- 18:08Speaker 1: kept popping up, popping up, you know, because in the
- 18:11Speaker 1: sense that that's important. I'm just telling everybody, we all
- 18:16Speaker 1: want you to be wealthy, we all want you to
- 18:18Speaker 1: buy real estate, but we don't want you to make
- 18:21Speaker 1: a mistake. We don't want you to miss steps. Like
- 18:23Speaker 1: you said, Rushan, I said taxes. You reminded me about insurance,
- 18:28Speaker 1: you know, I say an insurance. You reminded me about property. Yes, okay,
- 18:33Speaker 1: So it keeps moving along. Before we get to financial literacy,
- 18:38Speaker 1: the word mentorship are mentoring pops up because again I'm
- 18:44Speaker 1: a pretty smart, dude. I've been very successful. But even
- 18:48Speaker 1: in this interview I forgot some things. How important is
- 18:51Speaker 1: mentorship and you talk about it in your book in
- 18:55Speaker 1: the Blueprint.
- 18:57Speaker 2: It's priceless, meaning everything in every everything you've accompised, everything
- 19:02Speaker 2: I've accomplished has been because I've had mentors. So so
- 19:08Speaker 2: so whether it's an official mentor so sometimes it's a book.
- 19:11Speaker 2: So it doesn't necessarily mean I even know you personally.
- 19:14Speaker 2: I may have never met you, but I've I read
- 19:15Speaker 2: your book. I'm entering into a mentoring relationship, meaning there's
- 19:20Speaker 2: an exchange of information that helps me to grow correct.
- 19:24Speaker 2: So but but I mean I've I've had paid mentors,
- 19:27Speaker 2: I've had unofficial mentors. You know, you and I beguild relationship.
- 19:30Speaker 2: I mean, so you're certain as a mentor man in
- 19:31Speaker 2: respects to me and in this media stuff, you know,
- 19:34Speaker 2: And so it's just in anything in life. I mean,
- 19:38Speaker 2: I'm my my background, the brother Sean is that of
- 19:40Speaker 2: an athlete. See I look at mentoring and it's like coaching.
- 19:44Speaker 2: I was a basketball player, so every so every team
- 19:47Speaker 2: I played on, there was like what a coach? And
- 19:49Speaker 2: so the coach was the one who was instructing us
- 19:53Speaker 2: and teaching us on how to do what we need
- 19:55Speaker 2: to do in order to reach whatever goal we need
- 19:57Speaker 2: to reach. So and this money make in real estate thing.
- 20:02Speaker 2: The reason why I talk so much about financial literacy
- 20:05Speaker 2: is because if you make it, the goal is to
- 20:08Speaker 2: keep it right. It ain't just see because really what
- 20:14Speaker 2: we want to do is we want to earn it.
- 20:16Speaker 2: We want to keep it. Watch this, we want to
- 20:18Speaker 2: pass it on right because we want this multi generational wealthing.
- 20:23Speaker 2: You know, So why should every generation have to have
- 20:26Speaker 2: to start over? I don't think that's the case. Well,
- 20:28Speaker 2: if we teach people how to become financially literate, right, so,
- 20:32Speaker 2: it allows them to be able to not know, only
- 20:34Speaker 2: to enjoy it for themselves. But how can we enjoy
- 20:37Speaker 2: this thing two and three and four and five generations
- 20:39Speaker 2: down line? So many many, many many years from now,
- 20:42Speaker 2: when you and I are not here, our great great
- 20:44Speaker 2: grandchildren are benefiting off of something that we did.
- 20:47Speaker 1: Okay, well, now we've had a great conversation. You know,
- 20:49Speaker 1: we're promoting your book, and the book is to create
- 20:53Speaker 1: a blueprint and it's about real estate. Now, young people,
- 20:57Speaker 1: old people, let me tell you something. If you're fifty,
- 21:00Speaker 1: please listen to this conversation. If you're sixty, please listen
- 21:02Speaker 1: to this conversation. If you seventy, please listen this conversation.
- 21:05Speaker 1: We're talking to YouTube. We're not just talking to twenty
- 21:08Speaker 1: year old and thirty old and forty old people. The
- 21:11Speaker 1: opportunity to still build your wealth and also create a
- 21:16Speaker 1: foundation that you can pass to your relatives, pass to
- 21:21Speaker 1: your your peer group. It's important that you understand that
- 21:25Speaker 1: there's never too late to get in the real estate game.
- 21:27Speaker 1: But but, but, but there's always a butt in this conversation.
- 21:31Speaker 1: You can be overwhelmed getting into the real estate game.
- 21:36Speaker 1: And you talk about that in your book, and I
- 21:38Speaker 1: think that's very important, is to how do you get
- 21:42Speaker 1: in dexter and not be overwhelmed.
- 21:46Speaker 2: Well, it starts with education. You know when I'm not
- 21:50Speaker 2: for me because I've grown up around my dad was
- 21:53Speaker 2: my first mentor. I wouldn't have called him that, but
- 21:55Speaker 2: just looking at his life, he was and then out
- 22:00Speaker 2: of searching the other mantons. And one of the things
- 22:01Speaker 2: I talked about in the book is there's something called READS,
- 22:05Speaker 2: which stands for real estate or social is excafely right now.
- 22:08Speaker 2: But our EI a you can look it up in
- 22:10Speaker 2: your in your local area. There are tons of them,
- 22:13Speaker 2: and you know, they are local meetings that you could
- 22:15Speaker 2: go to for Some have feeds, some don't, and you
- 22:18Speaker 2: can just go and start sitting in and getting the education.
- 22:21Speaker 2: You can pick up a book, you know, like obtusly
- 22:24Speaker 2: pick up my pick up my book. You know, so
- 22:28Speaker 2: for this nineteen ninety sevenercent right now we have released
- 22:30Speaker 2: it with it's some kindle right now, with another week
- 22:32Speaker 2: or two re releases, release releases, but you know, so
- 22:36Speaker 2: it starts with that process. And then get around some
- 22:42Speaker 2: people who are doing that. You know, this is what
- 22:45Speaker 2: I found, And this is one of the things one
- 22:47Speaker 2: of the mistakes I think people don't make. Go find
- 22:51Speaker 2: somebody who's doing what you're doing and offer to serve them.
- 22:54Speaker 2: Say look, hey, I want to learn this real estate game.
- 22:57Speaker 2: I know how to do X, Y and Z. Hey
- 22:59Speaker 2: look I'll drive you around if you need, if need be,
- 23:02Speaker 2: but I just need to be around so I can
- 23:05Speaker 2: get a sense of how this thing works. And then
- 23:07Speaker 2: once people get around it, you know, I just think
- 23:10Speaker 2: after a point in time, you will In the book,
- 23:13Speaker 2: one thing I talk about this thing called courage, I
- 23:15Speaker 2: talk about courage being something that's cultivated and courages something
- 23:19Speaker 2: that can be passed down. So you hang around courageous people,
- 23:22Speaker 2: it rubs off on you.
- 23:24Speaker 1: Wow. As we close out the interview, Dexter, you focus
- 23:28Speaker 1: on creating general generational wealth. That's words, it's passed around
- 23:31Speaker 1: the word generational wealth, and you can't get that work
- 23:36Speaker 1: in affoord they all week job No, but you can't
- 23:40Speaker 1: get it by what you are talking about in your book.
- 23:44Speaker 1: Tell us how families can gain generational wealth. It is
- 23:48Speaker 1: real estate. But follow your advice. That's why I have
- 23:51Speaker 1: you on the shelf. Yeah, talk to us. Well.
- 23:54Speaker 2: I think, first of all, let's look at generational wealth
- 23:57Speaker 2: being more than just money. It's a lot of things.
- 24:00Speaker 2: Now we're talking money because this is the topic. But
- 24:04Speaker 2: I think the a wealthy mindset is something that needs
- 24:08Speaker 2: to be passed down. First of all, that's the first thing,
- 24:11Speaker 2: meaning that my dad passed that out of recognized, but
- 24:14Speaker 2: he passed that down to me. I inherited that that
- 24:17Speaker 2: was generational, but he got that from his father, you know.
- 24:20Speaker 2: So I think the mindset first of all, and then
- 24:23Speaker 2: as the mindsets passed down, then you begin brother Sean
- 24:25Speaker 2: to find out the different avenues are doing it, because
- 24:29Speaker 2: real estate is not the only avenue that do that.
- 24:31Speaker 2: Some people don't do no real estate, but they have
- 24:33Speaker 2: a business or some people have stocks. So it doesn't
- 24:36Speaker 2: matter the asset class. You just need one, and you
- 24:39Speaker 2: need one that will allow you to create this thing
- 24:42Speaker 2: call leverage and talk a lot about my book about
- 24:44Speaker 2: their power of the importance of having the leverage, because
- 24:46Speaker 2: what leverage does. It allows you to make more money
- 24:48Speaker 2: with less effort, and so more so, it's the mindset.
- 24:52Speaker 2: It's the having the people come together to work together
- 24:56Speaker 2: to get something done, and then now we can we
- 25:01Speaker 2: can pass it on to the next generation. Now watch
- 25:04Speaker 2: this because I heard bische Jake said. T Jake said
- 25:06Speaker 2: this years ago. He said, it's not only important what
- 25:10Speaker 2: you leave to them, it's also what you leave in them.
- 25:15Speaker 2: So I don't want to leave my son and my
- 25:18Speaker 2: grandson a whole bunch of money and they can go
- 25:20Speaker 2: there and kill themselves because I haven't put the right
- 25:22Speaker 2: morals in there and the right beliefs in them. You
- 25:26Speaker 2: know what I mean. Because I am a pastor, I'm
- 25:28Speaker 2: a usu. The scripture, he says in Proverbs chapter wanted
- 25:31Speaker 2: to talk about prosperity ruins the fool right, So if
- 25:35Speaker 2: somebody's foolish, their money would kill them, you know, And
- 25:38Speaker 2: so it has to be a mixture of the right
- 25:42Speaker 2: the materials. But then I also recognize that, hey man,
- 25:44Speaker 2: there's some things there, some ways I got to teach
- 25:46Speaker 2: you how to live so that this money don't kill you.
- 25:50Speaker 1: Wow. As always, Uh, your book is fascinating from a
- 25:55Speaker 1: standpoint of we drive around communities. We see open lots,
- 25:59Speaker 1: we see running down houses, we see houses that we
- 26:01Speaker 1: may feel we can never afford, but they all are
- 26:04Speaker 1: real estate. And that's what this conversation from a Jump
- 26:08Speaker 1: is about. Opening your eyes to financial gains that you
- 26:11Speaker 1: are passing by every day. Get with your friends, get
- 26:15Speaker 1: with your families, pool money and you can get into
- 26:18Speaker 1: the game. And it's not a game that you can
- 26:21Speaker 1: technically start by yourself. So to get that out your mind,
- 26:25Speaker 1: you may need help. And help is through like you said,
- 26:28Speaker 1: vetting people, everybody understanding, writing down in a contract, none
- 26:33Speaker 1: of the handshake stuff. I'm talking about money. Get it
- 26:38Speaker 1: right and you can start winning in the game of
- 26:41Speaker 1: real estate. And in his book, The Real Estate Wealth
- 26:43Speaker 1: Creative Blueprint, that's to be Jenkins. As usual, you give
