- 1:24Speaker 1: My first guest, she's on the line right now, is
- 1:27Speaker 1: a realtor and CEO of the Atlanta based each of
- 1:32Speaker 1: Cheraud Real Real Estate Group, host an executive producer of
- 1:36Speaker 1: h G t VS Flipping Virgins and Property Virgins. Please
- 1:40Speaker 1: welcome to money making conversations. Handing so hard in a
- 1:43Speaker 1: long time since New York City, Egypt. Come on, you know,
- 1:50Speaker 1: I know when you were doing mid days up there
- 1:52Speaker 1: in w BLS and New York City, you just always
- 1:56Speaker 1: we just we just just talk all the time off
- 1:58Speaker 1: air about how to just you know, create that brain
- 2:02Speaker 1: and create engagement, keep motivating people to win and to
- 2:06Speaker 1: see what you've done since that is amazing. Just you
- 2:10Speaker 1: stay in the loop. You stay in loop? How do
- 2:12Speaker 1: you stay in the hime? You know what, I'm gonna
- 2:15Speaker 1: just take you back a minute, because you know, God
- 2:18Speaker 1: does amazing things that and we can't forget to really
- 2:21Speaker 1: take inventory of where we started. And you're right. I
- 2:25Speaker 1: remember the conversations we used to have when I hosted
- 2:29Speaker 1: mid Days at w b LS in New York, and
- 2:31Speaker 1: I would come by your office because your office with
- 2:33Speaker 1: diagonal across from mind, and I would say to you,
- 2:37Speaker 1: I'd say, with Sean, I need some invice. I need
- 2:41Speaker 1: to know what to do next, because sometimes we we
- 2:44Speaker 1: have to have those mentors, those voices of reason, that
- 2:49Speaker 1: little those of wisdom that we can console with from
- 2:52Speaker 1: time to time because we don't have all the answers. Right,
- 2:54Speaker 1: I knew. I knew at that time I was following
- 2:58Speaker 1: my passion and I had too and a lot of
- 3:00Speaker 1: people have true careers. One for me was radio because
- 3:04Speaker 1: radio was you know, it was paying the bill, it
- 3:07Speaker 1: was the job with benefits. It was the safety net
- 3:10Speaker 1: for me. But I also had a passion for real estate.
- 3:15Speaker 1: And anybody that has any bit of money will tell
- 3:18Speaker 1: you that real estate is the foundation of wealth. Uh.
- 3:21Speaker 1: They got their hands in it in some some fashion. Right.
- 3:24Speaker 1: So I was while I was on the radio there
- 3:28Speaker 1: in New York, I was also a realtor. Uh. And
- 3:31Speaker 1: I was selling houses for some top celebrities and executives. Yeah.
- 3:36Speaker 1: And I remember I tried to sell you one in
- 3:40Speaker 1: New Jersey. Yes I did, Yes, I shid, but but
- 3:44Speaker 1: you know, you know, and and then you know, God
- 3:47Speaker 1: really just I remember one day I was on the radio,
- 3:49Speaker 1: came on after Steve and I got a phone call
- 3:53Speaker 1: in the studio and they said, hey, you know, are
- 3:56Speaker 1: we hearing you talking about how you sell real estate too?
- 3:58Speaker 1: Is that really your a career? Each of I said, yeah,
- 4:01Speaker 1: Well who's this? Uh? It was a casting director who
- 4:05Speaker 1: was captain television shows for h G t V. And
- 4:08Speaker 1: I hummed up on them because I thought it was
- 4:11Speaker 1: a crank call. Was laughing, you'll set that up. That's ridiculous.
- 4:15Speaker 1: Stop playing games with me in my heart? Right, I
- 4:18Speaker 1: hung up on them. But but thankfully opportunities does knock,
- 4:23Speaker 1: or in this case, ring more than once, because he
- 4:26Speaker 1: called back at the front desk. And and that was
- 4:28Speaker 1: on a Thursday. On Friday, I was in to Rantum
- 4:32Speaker 1: interviewing with executives from production company or Monday. They offered
- 4:37Speaker 1: me my first h G t V show and I
- 4:39Speaker 1: filmed two hundred and fifty six episodes of that first one.
- 4:43Speaker 1: So you know, it's it's kind of like when your
- 4:45Speaker 1: passion meet purpose and God stepped in. But the beauty
- 4:49Speaker 1: of this conversation is that, um, but it's preparation because
- 4:54Speaker 1: you know people, you know, people want to get on
- 4:56Speaker 1: these TV shows. You know, I'm always pitching TV shows
- 4:59Speaker 1: and find talent with credibility because see, let me just
- 5:03Speaker 1: say it correctly, you're not just a pretty face on TV.
- 5:06Speaker 1: You know your business, you know your passion and a
- 5:09Speaker 1: clear understanding of how to be successful in this lane.
- 5:12Speaker 1: And a lot of people don't know that. A lot
- 5:14Speaker 1: of people don't know that that you were not just
- 5:16Speaker 1: booked because of the fact that you're Egypt Gerard. You're
- 5:19Speaker 1: a book because guess what, you know how to sell houses.
- 5:22Speaker 1: You know, you have a clear understand you have a
- 5:24Speaker 1: license to sell houses, and so so that's important for
- 5:28Speaker 1: people understand. So when I created this show, I wanted
- 5:30Speaker 1: to created this show so people like you can come
- 5:32Speaker 1: on and tell people, Okay, this is not by luck.
- 5:35Speaker 1: This is something I work hard at what I do,
- 5:37Speaker 1: and I want to I want to. I want you
- 5:39Speaker 1: to explain to people that whole system of always preparing
- 5:43Speaker 1: yourself for success, because that's what this is all about.
- 5:46Speaker 1: Because even when we were sitting down talking, you never
- 5:48Speaker 1: were satisfied with where you were at Egypt. You was
- 5:52Speaker 1: always moving forward. You was always not afraid of the
- 5:54Speaker 1: next opportunity. Why is that? Well, I think part of
- 5:59Speaker 1: it is I'm scorpio, but PiSZ girl to each other?
- 6:06Speaker 1: All right there it is. I knew I liked you. Um.
- 6:09Speaker 1: So you know, Rashwan, I grew up in nor Philadelphia.
- 6:15Speaker 1: UM my mom, you know, single mom. My, my father,
- 6:18Speaker 1: my biological father that is um. You know, he was
- 6:21Speaker 1: strung out on drugs and it wasn't a part of
- 6:23Speaker 1: our life. And I remember sitting in my grandparents some
- 6:28Speaker 1: porchs made a rest in peace. But I was sitting
- 6:29Speaker 1: there at some port in the window, looking outside, day
- 6:33Speaker 1: dreaming and I was creating way back when, as a
- 6:36Speaker 1: little girl, what I wanted my life to be, because
- 6:39Speaker 1: at that time it just wasn't. And you know, if
- 6:42Speaker 1: I had continued the route in the neighborhood where I
- 6:45Speaker 1: was um and in the cycle I should say, you know,
- 6:49Speaker 1: of getting pregnant early, which is what everybody around me
- 6:51Speaker 1: in my neighborhood was doing. My mom had me when
- 6:54Speaker 1: she was a teenager. If I continued that cycle, I
- 6:57Speaker 1: would be right there doing the same thing, kind of
- 7:00Speaker 1: ration after generation. So I knew, even back then, at
- 7:03Speaker 1: seven and eight years old, that I had to dream big,
- 7:08Speaker 1: and I started to visualize. Now this is before Oprah
- 7:11Speaker 1: came on television talking about vision boards and dream boards.
- 7:15Speaker 1: I used to cut out pictures of right On magazine
- 7:18Speaker 1: and Black Beast magazine. Now, mind you, Prince was my
- 7:21Speaker 1: husband in my head. You know so. But but you
- 7:25Speaker 1: know that the power of visualization, that is you essentially
- 7:31Speaker 1: claiming to the universe that this is what I'm going
- 7:34Speaker 1: to manifest for my life. And so it started way
- 7:37Speaker 1: back when when you ask why are you never satisfied?
- 7:40Speaker 1: Because I knew that I wasn't at my end yet.
- 7:43Speaker 1: I knew that I had not fulfilled the dream I
- 7:46Speaker 1: had for myself or that God placed in my heart.
- 7:49Speaker 1: So I was always forecasting to what's next. When I
- 7:53Speaker 1: was right in the middle of it. Some people used
- 7:54Speaker 1: to tell me, stop, it's not the roses. Girl, Now
- 7:57Speaker 1: that's the roads. You're not enjoying the roses. And I
- 7:59Speaker 1: was like, because I'm playing in the next field road,
- 8:02Speaker 1: I'm gonna tell you if it's funny you say that
- 8:03Speaker 1: because you know, as a kid, you know it's always
- 8:06Speaker 1: looking sports cars, poor shots and all these type of cars.
- 8:09Speaker 1: Just just look at them. These are the cars I wanted.
- 8:12Speaker 1: Even now, I'll drive through neighborhood wealthy neighborhoods, and my
- 8:16Speaker 1: wife go, why are you driving through this? Because they've
- 8:18Speaker 1: got something I don't have. See, you know, if I'm
- 8:22Speaker 1: happy where I'm at, and that that that goes back
- 8:24Speaker 1: to if you're happy to being in the hood, you're
- 8:26Speaker 1: gonna stay in the hood. If you're happy the house
- 8:28Speaker 1: you're in, you're gonna stand that home. If you're happy
- 8:31Speaker 1: with the car you're driving, you're gonna stand. That's that
- 8:33Speaker 1: don't smell the roses talk, which I don't buy into.
- 8:36Speaker 1: I buy into the fact that there are people out
- 8:38Speaker 1: there that got something that I don't have. My job
- 8:42Speaker 1: is to figure out how to get that. That's the
- 8:44Speaker 1: purpose of money making conversation is to give people advice
- 8:47Speaker 1: and information on how they can secure dreams that they
- 8:51Speaker 1: own that they feel they can't reach. And when I
- 8:54Speaker 1: hear you talk and I hear you're talking about making
- 8:56Speaker 1: these transitions, you're telling me for look what Shan, I
- 8:58Speaker 1: came from nothing. I was I was visualizing things naturally
- 9:02Speaker 1: now as a big now, as a whole market out there,
- 9:05Speaker 1: the whole campaign. This is what you're doing. People selling
- 9:07Speaker 1: books on stuff that you did naturally. And that's the
- 9:10Speaker 1: key success to you came naturally, and that's very important
- 9:13Speaker 1: for people to understand that, very important it did. I
- 9:18Speaker 1: think it started with a mentality, right, and then also
- 9:21Speaker 1: you have to follow that up with a plan. And
- 9:23Speaker 1: these are the keys. You study successful people and figure
- 9:27Speaker 1: out what it is that they're doing habitually that allows
- 9:31Speaker 1: them to lead to success residually. Right for me, it
- 9:36Speaker 1: was it was no, they're just they're just letting the
- 9:40Speaker 1: thirty seconds. We're gonna have to come back and continue
- 9:42Speaker 1: this interview. I'm on the phone with Egypt Gerad. You know,
- 9:45Speaker 1: she used the executive produce of h G TVs Flipping
- 9:48Speaker 1: Verges and Property Virgins. When we come back, we're gonna
- 9:51Speaker 1: talk about these shows because you know what people have
- 9:54Speaker 1: called me Egypt talking about Roshan won't you invest in
- 9:56Speaker 1: this house so we can make some quick money? And
- 9:58Speaker 1: I've said no, I got the expert on the lives.
- 10:01Speaker 1: Don't go nowhere. Egypt Sharad, Flipping Versions and Property Virgins.
- 10:09Speaker 1: We'll be right back from mc donald the money making conversations.
- 10:12Speaker 1: Don't touch that down. Hi, this ra Sean McDonald. I'm back,
- 10:19Speaker 1: thank you on the phone. I got Egypt Sharad real Estate.
- 10:22Speaker 1: She's okay. First of all, Egypt Sharad. She's a host
- 10:25Speaker 1: of and executive news of h G TVs Flipping Versions
- 10:29Speaker 1: and Pop Property Virgins. Let me just let you give
- 10:32Speaker 1: your a little insight on what the show Flipping Virgins is.
- 10:35Speaker 1: Property expert and hosts. Egypt Sharad gets down and dirty
- 10:39Speaker 1: with first times who risk it all and unpredicted in
- 10:41Speaker 1: the underparticable world of flipping houses with real people, real
- 10:45Speaker 1: steaks and high pressure. Okay, now this this guy called
- 10:50Speaker 1: me every year. Egypt said, rich and I got some houses. Man,
- 10:54Speaker 1: he and he lives in Los Angeles. Let's go flip.
- 10:57Speaker 1: Let's go flip him. I know you got some money.
- 11:00Speaker 1: Let's go flip. Guess where Rashaun sits on the sidelines
- 11:02Speaker 1: and goals. I passed, I passed. Why do you pass?
- 11:07Speaker 1: Because I don't know. I don't know why. First of all,
- 11:10Speaker 1: he's just a guy. I know. We're just a guy, know,
- 11:12Speaker 1: you know. And he's asking for my money. No no, no, no, no,
- 11:18Speaker 1: no no no already, don't you go to Egypt? Don't
- 11:20Speaker 1: you go there? First of all, he got the hook up,
- 11:23Speaker 1: but I got the money or get that. Dave me go,
- 11:29Speaker 1: damn me go. And so but but it always sounds good,
- 11:33Speaker 1: it sounds good. But then I hit this guy on
- 11:35Speaker 1: the radio. Well, I'm in Atlanta, always talking about I
- 11:38Speaker 1: got this hit showing and I can tell you how
- 11:40Speaker 1: to flip home for to make you a lot of money.
- 11:42Speaker 1: Right now, I go, okay, that sounds good too. I
- 11:45Speaker 1: should be flipping home. So so when I booked you,
- 11:47Speaker 1: I said, okay, I got the real estate expert. She
- 11:50Speaker 1: got two shows on TV. Come on this show and
- 11:53Speaker 1: tell me why am I being stupid because I'm too conservative?
- 11:56Speaker 1: Or am I talking to the wrong people? Tell me Egypt,
- 11:59Speaker 1: help me out with first show. Give us your take
- 12:02Speaker 1: of flipping virgins. All right, So, so here's a lot
- 12:06Speaker 1: of people, there's a lot of people were shying to
- 12:08Speaker 1: feel the way you do, they're a little skittish about it,
- 12:11Speaker 1: but for good reason. I'm not gonna sit here and
- 12:13Speaker 1: glorify house flipping or real estate because just as much
- 12:17Speaker 1: money as you can earn, you can lose if you
- 12:19Speaker 1: don't know what you're doing. And that's the important thing
- 12:22Speaker 1: is to study the craft first, and that's in everything
- 12:24Speaker 1: in life and a business. So you want to understand
- 12:28Speaker 1: the formula, the rhyme, and reason. You can't just walk
- 12:30Speaker 1: up and say, oh, just some mugly houses, I'm gonna
- 12:33Speaker 1: flip them. Number one, does the math make work? What
- 12:36Speaker 1: I'll excuse me, Does the math makes sense? Will this
- 12:39Speaker 1: house sell for more than what what it's worth right
- 12:43Speaker 1: now after you flip it. If the answers no, then
- 12:45Speaker 1: it's not a good flip. I don't care how ugly
- 12:47Speaker 1: or how cute it is. You can't get emotionally attached
- 12:50Speaker 1: to the property. You gotta build a team too. Where
- 12:53Speaker 1: people lose a lot of money is with contractors when
- 12:57Speaker 1: it comes flipping houses, because if you don't have a
- 13:00Speaker 1: good team, you're in trouble before you start. So you
- 13:03Speaker 1: want to build a network of Tyler's. Build a network
- 13:05Speaker 1: of flooring is build a network of h B a c. Technicians,
- 13:09Speaker 1: everything that goes into a house. You want to have
- 13:12Speaker 1: more than one person you can call, because if you
- 13:14Speaker 1: talk to anybody who's ever renovated a house to flip
- 13:17Speaker 1: the house, they'll tell you that you may fall in
- 13:19Speaker 1: love with one contractor to day and they'll be the
- 13:21Speaker 1: same one who try to creed you over tomorrow. So
- 13:23Speaker 1: you needed to pick up the phone and be able
- 13:25Speaker 1: to call your second, third, fourth string in line now.
- 13:30Speaker 1: Because see that's maybe the problem with it, me and him,
- 13:34Speaker 1: because he never talks about a team. He just talks
- 13:36Speaker 1: about Rashawn. I know these houses we can buy and
- 13:39Speaker 1: flip them because see, because you know me, my, my,
- 13:43Speaker 1: Because you know I bought used homes, I bought new homes.
- 13:47Speaker 1: I built homes from scratch. Okay. You know when you
- 13:50Speaker 1: come into a home just because it looks good on
- 13:52Speaker 1: the outside, is they're mold in there? Is it is?
- 13:55Speaker 1: I remember I bought my first home that I bought
- 13:58Speaker 1: in Houston, Texas. Somebody has stolen the air condition and unit.
- 14:01Speaker 1: You know what I'm saying. You know, so I bought
- 14:04Speaker 1: into the house and somebody stripped on the copper out
- 14:07Speaker 1: of it. You know what I'm saying. You know what
- 14:08Speaker 1: I'm saying, so so so right there, I go, Okay,
- 14:11Speaker 1: I'm i'm, I'm, I'm. I signed all the paperwork moving
- 14:14Speaker 1: the house. There's no there's no accrenditioning unit. So I
- 14:17Speaker 1: called my real estate AGGO. Can't do nothing about that. Brother,
- 14:20Speaker 1: You signed all your papers. So I had to spend like,
- 14:23Speaker 1: you know, several thousands of dollars to put a unit
- 14:26Speaker 1: on my house. So I know what you're talking. So
- 14:29Speaker 1: those are the factors that throw fear into me. So so,
- 14:32Speaker 1: but you have a show where you're walking, you know,
- 14:36Speaker 1: against virgins into this territory. I'm never doing it, but
- 14:40Speaker 1: who think they know what they're talking about? Right? And
- 14:42Speaker 1: let's be clear, let's be clear. These are flipping versions.
- 14:45Speaker 1: So your children are safe, Okay, absolutely, absolutely yes, because
- 14:52Speaker 1: there's so many people now, I mean, you know, I'm
- 14:55Speaker 1: not resenting the wheel here. Everybody's not any flipping shows
- 15:00Speaker 1: to the and they think it's so easy because they
- 15:02Speaker 1: see someone successfully do it in the our episode. But
- 15:05Speaker 1: what I'm teaching people is the good, the bad, and
- 15:08Speaker 1: the ugly of something houses and how to protect your
- 15:11Speaker 1: life's investment and sometimes your your kids college education don't
- 15:15Speaker 1: get ripped off, and what to look out for. And
- 15:18Speaker 1: a big one is not only like you said, the
- 15:20Speaker 1: mode and the h P a C. It's the foundation
- 15:23Speaker 1: of a house. If the foundations compromise, those are the
- 15:26Speaker 1: things you can't see when you just walk in. But
- 15:29Speaker 1: I teach you what to look for and then how
- 15:31Speaker 1: to make sure the deal. Yeah, termites, but sometimes if
- 15:37Speaker 1: the deal looks too good to be true, and often
- 15:39Speaker 1: is the things you learned on my show. And we're
- 15:42Speaker 1: gonna be back in the spraint and so let me
- 15:45Speaker 1: ask you this because this is like I said, you
- 15:46Speaker 1: are needed for somebody like me. You know, I'm I'm
- 15:50Speaker 1: a guy who likes to make money, but don't like
- 15:53Speaker 1: to invest in something I'm not as sure will be
- 15:55Speaker 1: a winner. So so you have that show that's the
- 15:59Speaker 1: that's the flip Being Virgins, and then you have Property Virgins.
- 16:03Speaker 1: What is the difference between the two shows. Well, Property
- 16:07Speaker 1: Virgins ran for jeez, what sixteen seasons and that was
- 16:11Speaker 1: me me working in my realtor suit, teaching first time
- 16:15Speaker 1: homebuyers how confirmed it by the right fust home for them.
- 16:20Speaker 1: Flipping Virgins is me and my investors to teaching the
- 16:24Speaker 1: first time investors, how to find profitable properties and flip
- 16:28Speaker 1: them for profits. Now you sound amazing to me right now, Egypt, Okay,
- 16:33Speaker 1: I'm just gonna let you know, that's a lot of
- 16:36Speaker 1: significant information. Do you do you do motivational speaking? Do
- 16:39Speaker 1: you go out and do seminars? What do you do
- 16:42Speaker 1: with all that information? Because you have two dynamic shows. Well, Rachel,
- 16:47Speaker 1: you know, coming from all those years and radio, you
- 16:48Speaker 1: can't shut me up that quick. So yes, I go
- 16:52Speaker 1: out and I do motivational speaking everywhere. I teach seminars
- 16:56Speaker 1: to make Honestly, I make seven figures a year. Just
- 17:00Speaker 1: there you go, girl, there you go. See. I gotta
- 17:03Speaker 1: bring out to people, let people know who Egypt is.
- 17:06Speaker 1: Egypt is not gonna be a person that doesn't take
- 17:08Speaker 1: advantage of all the talents that God gave her. You know,
- 17:11Speaker 1: she has the ability to talk, she has the ability
