- 1:55Speaker 1: She's a real estate developer and entrepreneur as an investor
- 1:59Speaker 1: in hotel owner. Hear me now, she's a black female
- 2:02Speaker 1: owner of hotels. You know, we always checking the hotel
- 2:05Speaker 1: she owns hotels, transactional transacting over thirty million dollars in
- 2:10Speaker 1: real estate assets. She is known as the deal Maker
- 2:13Speaker 1: as Capital m k R. Her portfolio includes hotel properties
- 2:18Speaker 1: and developments in Georgia, Indiana, Oklahoma, and the Bahamas. No
- 2:23Speaker 1: one wants to be a boss, but everyone needs a coach.
- 2:26Speaker 1: And that's what we're talking about on today's show with
- 2:28Speaker 1: Jessica Myers. She's helping working with professionals, giving them clarity
- 2:32Speaker 1: to their visions, to connect with their internal GPS, to
- 2:35Speaker 1: provide a clear route to achieve their dreams. Please work
- 2:39Speaker 1: on the Mind of making Conversations Master Class Jessica Myers
- 2:42Speaker 1: The deal Maker. How are you doing, Jessica, Oh, I
- 2:45Speaker 1: stay living his dream? How are you pretty good? You know,
- 2:49Speaker 1: it's great to have you on the show because it's
- 2:51Speaker 1: about there's so many people want to be successful, but
- 2:54Speaker 1: they don't have a plan. And I think that the
- 2:59Speaker 1: thing about it is that we can say that real
- 3:00Speaker 1: easy a plan because that sounds simple. It sounds but
- 3:04Speaker 1: that's not simple because sometimes we can say we want something,
- 3:08Speaker 1: but it just may not be available for you to
- 3:11Speaker 1: achieve at that time. So now you used to use
- 3:14Speaker 1: the word GPS, which we all know is a popular
- 3:17Speaker 1: term for trying to find out where you need to go.
- 3:19Speaker 1: You put in an address, it tells you where you're
- 3:21Speaker 1: supposed to go. But sometimes you know that, Jessica, you
- 3:24Speaker 1: put in an address and it don't take you where
- 3:26Speaker 1: you supposed to go. Yeah, sometimes, like you said, you
- 3:31Speaker 1: have ways and it might take you through the back
- 3:32Speaker 1: route and next thing you know, you're like, where am I?
- 3:35Speaker 1: Where did it drop me off? And that's the funny
- 3:38Speaker 1: part because, like you said, I'm a real estate entrepreneur
- 3:41Speaker 1: and developer and a lot of people come to me
- 3:43Speaker 1: like I just want to get in all the real estate.
- 3:45Speaker 1: I just want to get involved. I just want to
- 3:46Speaker 1: get started. And it's like if we miss the basic
- 3:49Speaker 1: steps of putting in the address first, it's almost like
- 3:52Speaker 1: gassing up a Rose Royce and saying, go where are
- 3:56Speaker 1: you going to? Where are you wandering? How can you
- 3:59Speaker 1: measure your success and where you are? So if I say,
- 4:02Speaker 1: I don't know, if you remember going to Triple A
- 4:04Speaker 1: where you would sit down and they literally will map
- 4:06Speaker 1: out okay, like you're going to New York. The first
- 4:10Speaker 1: thing they're going to do is understand where you're coming from.
- 4:13Speaker 1: Where you're starting from, and so you know now how
- 4:16Speaker 1: to guide yourself to where you're looking to go. Most
- 4:21Speaker 1: times people just like to jump in and do and
- 4:24Speaker 1: that can oftentimes lend you in circles. And you know,
- 4:27Speaker 1: if you've ever seen people or hurt people, I'm going
- 4:29Speaker 1: through a medle a crisis. I don't know where I am.
- 4:31Speaker 1: I've just been spending and spending and turning wheels because
- 4:34Speaker 1: you haven't set a destination. That's the power of setting
- 4:37Speaker 1: a goal. That's the power of like you said, there's
- 4:41Speaker 1: no ways without a destination. There's no uber pickup without
- 4:45Speaker 1: they declaring where you're going. And that's one of the
- 4:48Speaker 1: things that I want people to understand as they go
- 4:50Speaker 1: to build their dreams, as they go to build generational wealth,
- 4:53Speaker 1: that you have to start off at least with a
- 4:55Speaker 1: goal to give you direction of where to head to
- 4:58Speaker 1: so that you can start making your journey. We know
- 5:01Speaker 1: it's interesting because she said triple A and she said
- 5:04Speaker 1: it's because they used to give out these booklets called
- 5:06Speaker 1: trip ticks. And I used to be a stand up comedian,
- 5:09Speaker 1: so I used to always go in there, Jessica and
- 5:11Speaker 1: I say, I'm going from Houston to Orlando. They sit
- 5:14Speaker 1: down there, they put together, they go and put all
- 5:17Speaker 1: these different little maps and they put them all together
- 5:19Speaker 1: and they just and you just flip a page and
- 5:21Speaker 1: tell you the gas station to tell you the either.
- 5:23Speaker 1: It is called a trip tick, and it was very detailed.
- 5:26Speaker 1: That same trip trip tick. Now you have and it
- 5:29Speaker 1: become electronic, and you have it, whether it's in Wave
- 5:32Speaker 1: or whether it's in Google of Horizon. There's so many
- 5:35Speaker 1: different forms of versions of these trip ticks that have
- 5:38Speaker 1: not becoming electronics. But the great thing about it is
- 5:41Speaker 1: that sometimes I always tell you got to trust yourself,
- 5:44Speaker 1: because back in the day before we had GPS, somebody
- 5:49Speaker 1: would tell me, basically Richard, come visit me, and they
- 5:52Speaker 1: give me directions and they give me some landmarks, and
- 5:56Speaker 1: then I would get there because I got the address.
- 5:59Speaker 1: And so I bring that up in our conversation Jessica,
- 6:02Speaker 1: because so many people they're so caught up on being
- 6:05Speaker 1: told what to do and not trusting or understanding the
- 6:10Speaker 1: landmarks of opportunities when they present themselves. Talk to me, yes,
- 6:14Speaker 1: oh yeah, I definitely, I definitely agree like you says
- 6:17Speaker 1: about trusting your gut and trusting your instinct. But one
- 6:20Speaker 1: of the most impactful books that I've read that help
- 6:23Speaker 1: with that is Thinking, Grow Rich. Thinking Grow Rich is
- 6:27Speaker 1: a beautiful book that's written by Napoleon Hill that follows
- 6:30Speaker 1: a lot of successful individuals and understanding what is the
- 6:35Speaker 1: key to success? After studying hundreds and hundreds of successful people,
- 6:39Speaker 1: like what is the key? And it starts with tapping
- 6:42Speaker 1: into your burning desire? And once you connect with burning desire,
- 6:46Speaker 1: that's what helps, Like you said, to give you that
- 6:48Speaker 1: internal GPS that whether you have the instructions or not,
- 6:52Speaker 1: you have a direction or directive of where you're looking
- 6:56Speaker 1: to go. Which know which direction? Because a lot of
- 6:59Speaker 1: times when it boils down to it is not that
- 7:02Speaker 1: people are lost. People are afraid. When you boil down
- 7:06Speaker 1: to the deal blockers, they're afraid to dream. A lot
- 7:09Speaker 1: of times your dream is so big it scares you
- 7:13Speaker 1: and it's like, well where do I start? How do
- 7:14Speaker 1: I get started? When you understanding you tap into your
- 7:17Speaker 1: burning desire, When you understand that, that's that internal GPS
- 7:21Speaker 1: that whether you have the directions or not, you have
- 7:24Speaker 1: a fervor to accomplish and achieve your dreams and your visions.
- 7:27Speaker 1: And how do I know this? Because So many people
- 7:30Speaker 1: that I talk to, you know, that are talking about
- 7:33Speaker 1: the dream and their vision. You ask them how long
- 7:34Speaker 1: they've had it. It's not something that they just thought
- 7:37Speaker 1: about yesterday and it's like, oh, this is what I
- 7:40Speaker 1: want to do. No. A lot of times, this burning
- 7:42Speaker 1: desire has been boiling for years and they don't know
- 7:46Speaker 1: how to start. They don't know where to get it out.
- 7:48Speaker 1: But they just know that the desire lies inside and
- 7:51Speaker 1: that's where it's important to write it out, to understand
- 7:55Speaker 1: what that burning desire is and take immediate action towards
- 7:58Speaker 1: getting towards your goal. And the goal is always it's
- 8:03Speaker 1: the manager. There's always tell people about you have to
- 8:05Speaker 1: be selfish when you're looking for your goal. And lot
- 8:08Speaker 1: of people use the word selfish as a negative, but
- 8:11Speaker 1: I think that I use the word selfish as a
- 8:13Speaker 1: word of being focused. You have to be focused on
- 8:15Speaker 1: your dreams and you can't dv in. You have to
- 8:17Speaker 1: put the time in if that's what you want to do.
- 8:20Speaker 1: You can't have excuses. And that's what I mean when
- 8:22Speaker 1: I use the word selfish. You have to really understand
- 8:24Speaker 1: that it becomes the top priority of what you want
- 8:27Speaker 1: to do in your life. So when people come to
- 8:29Speaker 1: you deal maker, I'm much just put it out there.
- 8:31Speaker 1: That's a that's a moniker. She's the deal maker. I'm
- 8:34Speaker 1: talking to Jessica Myers, you know, she's a properties all
- 8:37Speaker 1: over the country, including the Bahamas. When you take on
- 8:41Speaker 1: the responsibilities but bponsibility sending that you are a deal maker,
- 8:47Speaker 1: now that's a that's that's a that's a whole lot
- 8:50Speaker 1: to say and a whole lot of responsibility tied to it.
- 8:55Speaker 1: Why are you bold enough? Why are you bold enough
- 8:57Speaker 1: to say that? Because I understand that of all the
- 9:01Speaker 1: deals that I've done, from the fifteen thousand dollars you know,
- 9:05Speaker 1: shack that I bought when I first got in a
- 9:07Speaker 1: real estate investing to the nineteen million dollar portfolio, I
- 9:12Speaker 1: genuinely do an autopsy on my success, like what is
- 9:16Speaker 1: the thing that made it work? What is the thing
- 9:18Speaker 1: that made it not work? And what can I do
- 9:20Speaker 1: strategically better to get to move forward. And one of
- 9:24Speaker 1: the common things that I found in every single deal
- 9:27Speaker 1: was my three part formula, and that was having the
- 9:30Speaker 1: opportunity itself, the skill set and know how of what
- 9:33Speaker 1: to do with set opportunity, and the capital to execute
- 9:37Speaker 1: on the opportunity. Every single deal I realized had these
- 9:41Speaker 1: three things in common. So that's when I started to
- 9:45Speaker 1: when I started to talk with people who don't have
- 9:47Speaker 1: a navigation. I don't know where to go, I don't
- 9:49Speaker 1: know where to start, And I say, okay, well, which
- 9:51Speaker 1: one of the three do you have? And that will
- 9:53Speaker 1: help me determine which of the other two that you need?
- 9:56Speaker 1: And once you know that's what I mean by the
- 9:58Speaker 1: internal GPS, because one of the things when you set
- 10:01Speaker 1: off to go to New York, they don't just say Okay, cool,
- 10:03Speaker 1: you're going to start in New York. No, they where
- 10:05Speaker 1: are you coming from? Where is it that your start?
- 10:09Speaker 1: Where are you in that process to get to where
- 10:12Speaker 1: you desire to go? And so that's where I break down,
- 10:15Speaker 1: and where are you in the process of the three
- 10:16Speaker 1: part formula? Do you have the opportunity and you need
- 10:20Speaker 1: someone with the skill set and know how in the capitol?
- 10:22Speaker 1: Do you have the capital and you're looking for the
- 10:24Speaker 1: opportunity in the skill set? Do you have the skill
- 10:26Speaker 1: set and you need someone with the opportunity in the capital, Like,
- 10:30Speaker 1: those are the three things that help make any deal go.
- 10:34Speaker 1: And when I coach and speak with entrepreneurs that are
- 10:38Speaker 1: looking to get started and they don't know where to go.
- 10:40Speaker 1: I often ask them what of the three part formula
- 10:42Speaker 1: do they have? And that's how I'm able to connect
- 10:45Speaker 1: with what other elements they need breaking it down into
- 10:48Speaker 1: that formula, and like you said, with the focus to
- 10:52Speaker 1: achieve it and obtain it, anything is possible. From the
- 10:56Speaker 1: fifteen thousand square foot home that I started my real
- 10:58Speaker 1: estate career to the nineteen million dollars portfolio, it's all
- 11:02Speaker 1: been thanks to that three part formula. Wow. But it
- 11:06Speaker 1: also means that it's something that you had to you know,
- 11:09Speaker 1: as they say, you had to work on, you know,
- 11:11Speaker 1: like you said, you know, being able to say this
- 11:14Speaker 1: is what work and then started putting that aside and
- 11:16Speaker 1: saying this part of I can be consistent with this,
- 11:19Speaker 1: because that's the word I always tell people. It's two
- 11:22Speaker 1: words that I live my life about consistency and communication.
- 11:26Speaker 1: If you consistent, then then you be able to handle
- 11:29Speaker 1: any level of communication. But if you inconsistent, you will
- 11:32Speaker 1: never be able to communicate because nobody to trusts you.
- 11:35Speaker 1: And so when I hear you talk Jessica Myers the
- 11:38Speaker 1: deal maker, that means that you're saying to me, Rashan,
- 11:41Speaker 1: I'm consistent and what I'm saying. So when people come
- 11:44Speaker 1: to me, I when I communicate, I have a history
- 11:48Speaker 1: of success, because that that resume means something. Because it's
- 11:52Speaker 1: a lot of people jump out there and saying there
- 11:54Speaker 1: there they are financial advisors, they tell you their real
- 11:58Speaker 1: estate experts, but don't have the resume. May exactly they don't.
- 12:04Speaker 1: They don't have the receipts to back it up. It's
- 12:06Speaker 1: the theory and the knowledge without the application. And as
- 12:09Speaker 1: we know, knowledge is power and it's best known through experience.
- 12:13Speaker 1: It's it's crazy because I went to school actually for journalism,
- 12:17Speaker 1: so I didn't go to school for real estate. So
- 12:19Speaker 1: to experience is what helped me to prune and come
- 12:23Speaker 1: up with that formula, a three part formula. It's like,
- 12:26Speaker 1: how do I extract what work out of my process
- 12:30Speaker 1: because a lot of times when you do something, especially
- 12:32Speaker 1: as an entrepreneur, you feel like you're you're like um
- 12:35Speaker 1: Einstein or Thomas Edison where you're trying to figure out
- 12:40Speaker 1: this equation and having a blueprint from success is what
- 12:47Speaker 1: helps you to get there faster. Because Einstein spent hours
- 12:51Speaker 1: and hours and hours going over um, what I think
- 12:54Speaker 1: it was the thousandth light bulb that wound up working.
- 13:00Speaker 1: But once you gave up at nine hundred and ninety six,
- 13:04Speaker 1: So that's where you talk about the consistency, where you
- 13:07Speaker 1: talk about keep going in the path and the journey,
- 13:10Speaker 1: because that's where it unfolds, even the three part formula.
- 13:15Speaker 1: Once you put it in your life, you see how
- 13:17Speaker 1: it works, see how it fits, see how it helps
- 13:19Speaker 1: you to get to execution and success, and that's where
- 13:23Speaker 1: the true magic comes and staying focused to the goal,
- 13:27Speaker 1: to the dream, to the vision and watching it come
- 13:30Speaker 1: to fruition. You have a book called A Real Estate Mastery,
- 13:34Speaker 1: And before we go to break, tell everybody importance of
- 13:37Speaker 1: that book and why did you write it? I oh,
- 13:40Speaker 1: my gosh, so many people economy? How do I get
- 13:43Speaker 1: started in real estate? And I found myself repeating the
- 13:45Speaker 1: same thing over and over, and then that's what I realized, Like,
- 13:51Speaker 1: it's really a lot of people have the same issue
- 13:54Speaker 1: and the same problem. And so when you find yourself
- 13:56Speaker 1: repeating it, and that's how you start to develop the
- 13:59Speaker 1: process and you're like, wait, let me put this in
- 14:01Speaker 1: a book. Let me put this in a way that
- 14:04Speaker 1: breaks it down and explains it in attaining way, because
- 14:07Speaker 1: there have been a lot of things that you know,
- 14:09Speaker 1: I've been through in my career that you know, for one,
- 14:13Speaker 1: starting out with drugs, a contractor with selling drugs in
- 14:17Speaker 1: my house when I was selling it, and it's like, oh, well,
- 14:20Speaker 1: what do you do when you're in those type situations? Well,
- 14:23Speaker 1: that's why I break down in the book, like how
- 14:25Speaker 1: to maintain your contractors, how to you know, protect yourself
- 14:30Speaker 1: against things that can happen that are wrong. And I
- 14:33Speaker 1: really lay out the process of the autopsy in my
- 14:37Speaker 1: book Real Estate Master, not only how you can get started,
- 14:40Speaker 1: but how you can protect yourself against you know, a
- 14:42Speaker 1: lot of things that come up like a contractor selling
- 14:45Speaker 1: drugs out of your house. Wow, we'll be right back
- 14:48Speaker 1: with more. We're gonna talk about the cash Flow Game Night,
- 14:51Speaker 1: which is come in the first week in April. Five
- 14:54Speaker 1: day challenge to get started and email us to stay
- 14:57Speaker 1: connected with real estate. So we'll be right back, going
- 15:00Speaker 1: to wear I'm talking to the deal maker aka see
- 15:03Speaker 1: usually you say Jessica Myers aka deal maker, I'm gonna

- 15:19Speaker 1: Let me tell you about the money Making Conversations Masterclass
- 15:22Speaker 1: hosted by Rushan McDonald. People always talk about their purpose
- 15:26Speaker 1: or gifts. If you have a gift, lead with your
- 15:29Speaker 1: gifts and don't let your friends, family, or co workers
- 15:31Speaker 1: stop you from planning or living your dreams. The interviews

- 15:44Speaker 1: Making Conversations Master Class interviews CEOs, small business owners, influencers,
- 15:49Speaker 1: and celebrities. They share financial and career success tips with
- 15:53Speaker 1: Rushan McDonald which you can only hear in The Money
- 15:56Speaker 1: Making Conversations Masterclass show. Welcome back to the Money Making
- 16:00Speaker 1: Conversations Masterclass hosted by Raean McDonald. As you know, I
- 16:05Speaker 1: am the host of Money Making Conversations Master Class. I'm
- 16:08Speaker 1: talking to the deal Maker aka Jessica Myers and Jessica
- 16:12Speaker 1: you know real estate, they always you know, the arrests.
- 16:15Speaker 1: I was born, you know, I always heard they were
- 16:18Speaker 1: God ain't making no no more land. This is it.
- 16:21Speaker 1: God ain't making it. So so we have black people
- 16:24Speaker 1: who tend to rent, and white people in general, they buy,
- 16:28Speaker 1: they buy homes, they buy properties, and so they have
- 16:31Speaker 1: equity in their lives and so and so we don't
- 16:35Speaker 1: have equity. We don't have power, which in turn affects
- 16:37Speaker 1: our credit. So this is a big story that we're
- 16:40Speaker 1: talking about when we're talking to you about opportunities to
- 16:44Speaker 1: be able to achieve success for people of color. And
- 16:47Speaker 1: so when you walk out there, you are a woman
- 16:50Speaker 1: of color, and then you talk about properties, you know,
- 16:54Speaker 1: and that's what always, you know, we kind of trivialize
- 16:57Speaker 1: the whole process. I always tell people, you know, we
- 17:00Speaker 1: used to buying jewelry, we used to buying clothes, We
- 17:03Speaker 1: used to buying shoes, and then we get up there
- 17:06Speaker 1: and buys a car, you know, and then then if
- 17:10Speaker 1: we're fortunate, we might buy a house. Now we used
- 17:13Speaker 1: to start buying an actual office building, we start buying
- 17:17Speaker 1: an actual hotel, resorts. Now I can't even put my
- 17:24Speaker 1: head around the fact that you've got properties in Indianapolis,
- 17:28Speaker 1: you got properties in you know, Scottsburg, Indiana. You've got
- 17:33Speaker 1: properties in the Arena, Oklahoma right here in development, in Atlanta, Georgia,
- 17:39Speaker 1: in the Bahamas. How do you why do you wrap
- 17:42Speaker 1: your head around the fact that you, Jessica Myers is
- 17:47Speaker 1: a hotel owner. Well, for one, it's a team effort.
- 17:51Speaker 1: Anything that I do is always a team that is surrounding.
- 17:54Speaker 1: But once once you understand the power of focus um,
- 17:58Speaker 1: setting your GPS on the target, that's how you build
- 18:02Speaker 1: people that will follow. Just as you saw in Forrest Gump,
- 18:05Speaker 1: he just took off running and everybody's like, I don't
- 18:06Speaker 1: know where we were running too, but we were running.
- 18:08Speaker 1: We're running behind him. And that's what it's about, leading
- 18:11Speaker 1: the charge, setting the destination. I set out to do
- 18:14Speaker 1: one thousand doors, and how do you do so well?
- 18:18Speaker 1: Doing it in one door at a time can be
- 18:19Speaker 1: rather slow, But now the commercial aspect of it, getting
- 18:24Speaker 1: getting into the hotel space allows you to exponentially get
- 18:28Speaker 1: Like when we got our home two Sweets by Hilton,
- 18:30Speaker 1: we immediately added eighty five doors to our portfolio. When
- 18:34Speaker 1: we picked up the second package, the Stay Bridge and
- 18:37Speaker 1: the Hampton End that's in Indiana, that added two hundred
- 18:40Speaker 1: plus doors to our portfolio. So it's almost like you
- 18:44Speaker 1: start to build a team that's knowledgeable, that has that
- 18:47Speaker 1: skill set and know how that helps you be exponential
- 18:51Speaker 1: about achieving your vision and your dream. Because even what
- 18:54Speaker 1: you spoke to just now, a lot of it was liabilities,
- 18:58Speaker 1: you know, as far as things that are not income
- 19:01Speaker 1: producing versus looking at assets which are income producing. And
- 19:07Speaker 1: that is the power of leverage ownership, the access to
- 19:12Speaker 1: income producing assets that even after you've paid for them
- 19:16Speaker 1: or paid them down, they continue to provide cash flow
- 19:20Speaker 1: so that you can build your portfolio. Because one of
- 19:22Speaker 1: the main things that you talk to anyone, I don't
- 19:24Speaker 1: care what your dream is. I don't care if it's
- 19:26Speaker 1: to be a shoemaker, if it's to be a designer,
- 19:29Speaker 1: if it's to be a knitter, of whatever your vision is.
- 19:33Speaker 1: As an entrepreneur, one of the main things you're going
- 19:36Speaker 1: to need as capital. And when you go to get capital,
- 19:39Speaker 1: and a lot of people in our community don't have
- 19:41Speaker 1: trust funds, they don't have hundreds of thousands of dollars
- 19:44Speaker 1: lined up, so they're dependent upon how to get capital.
- 19:48Speaker 1: The most people think if I trade more time for money,
- 19:51Speaker 1: then I can get enough capital to achieve my dream.
- 19:54Speaker 1: But what I'm saying is ownership of real estate allows
- 19:58Speaker 1: you to leverage the equity to then get capital so
- 20:02Speaker 1: that you can fund your dream. So even for people
- 20:04Speaker 1: who I was like, I don't want to be involved
- 20:06Speaker 1: a real estate I don't like it da da da coal,
- 20:08Speaker 1: But just have ownership of an asset of some capacity
- 20:13Speaker 1: so that you can then leverage that ownership into the
- 20:16Speaker 1: asset to get the capital funding that you need even
- 20:19Speaker 1: for your business. Now, if your business is real estate,
- 20:21Speaker 1: you can leverage that and get into bigger plays, which
- 20:24Speaker 1: is what I've done as a hotel owner. But you
- 20:27Speaker 1: can do that to fund your dream. But it's all
- 20:30Speaker 1: about getting in the game and getting access to ownership equity,
- 20:36Speaker 1: you know, being able to borrow on your ownership, being
- 20:40Speaker 1: able to build credit, being able to build credibility, being
- 20:43Speaker 1: able to have a clear understanding of respect within the
- 20:47Speaker 1: business community, being a woman of color, just a person
- 20:51Speaker 1: of color in general. To even walk into the hotel
- 20:56Speaker 1: a hospitality business, how were you able to do that? Well?
- 21:01Speaker 1: For one strategic partnership, That's what I say about the
- 21:04Speaker 1: skill set and then know how understanding who what players
- 21:08Speaker 1: to put on your team so that you achieve optimal success.
- 21:11Speaker 1: My girl, you know, she would understanding what I was
- 21:14Speaker 1: doing in the single family space as far as bringing
- 21:16Speaker 1: together the capital, the opportunity, in the skill set and
- 21:19Speaker 1: know how. And she was like, you know, if you
- 21:20Speaker 1: bring that to the commercial arena, you can go a
- 21:23Speaker 1: lot further. And she was the one Divan actually had
- 21:26Speaker 1: the experience from working at the front desk at the
- 21:30Speaker 1: Hyatt all the way up to managing assets and portfolios
- 21:34Speaker 1: worth billions of dollars for a lot of these overseas investors,
- 21:39Speaker 1: and she was telling me they do the same thing
- 21:41Speaker 1: pretty much. Hotels own less than ten percent of the
- 21:44Speaker 1: inventory that they actually put their name on, So that
- 21:46Speaker 1: means the Marriotts of the Hiltons, all of those they
- 21:49Speaker 1: operate like franchise businesses that allow you to buy into
- 21:54Speaker 1: the brand standard and have ownership into the building. And
- 21:58Speaker 1: once I understood that, I was like, that's like real estate,
- 22:01Speaker 1: just like what I do in the single family space,
- 22:03Speaker 1: except understanding on the commercial side, it's a similar concept.
- 22:07Speaker 1: Bringing together the opportunity itself. That's the hotel, that's the land,
- 22:13Speaker 1: that's the what do I do? The skill set and
- 22:15Speaker 1: the know how that's how do I make this play?
- 22:18Speaker 1: How do I bring it all together all of the pieces.
- 22:20Speaker 1: That's where you have the experts, the broker that helps
- 22:23Speaker 1: to bring the opportunity, someone to help analyze the opportunity
- 22:26Speaker 1: to make sure that it's a win win because you
- 22:28Speaker 1: built your criteria. Those are the skill set and then
- 22:31Speaker 1: know how that you will need on your team to
- 22:33Speaker 1: make it happen. And then having the capital to execute.
- 22:36Speaker 1: With the clear vision and understanding the skill set that's
- 22:40Speaker 1: there to support the vision, people will come and write checks.
- 22:44Speaker 1: And that's where we created a hedge fund to help
- 22:47Speaker 1: receive the funds of those within our community that believe
- 22:50Speaker 1: in the vision, and through that hedge fund is where
- 22:53Speaker 1: we're able to purchase these assets. Tell me about the
- 22:57Speaker 1: five day challenge to get started. The five day challenge,
- 23:01Speaker 1: like I said, when people want to get started with
- 23:03Speaker 1: their dreaming and vision, and it was like, look, just
- 23:05Speaker 1: take it to the goal, just take me to real estate.
- 23:06Speaker 1: I just want to get started. But one of the
- 23:08Speaker 1: things that you find is the deal blockers. The deal
- 23:11Speaker 1: that's that fear that you're going to deal with. Like oh,
- 23:14Speaker 1: because even for me before the hotel, you know that
- 23:17Speaker 1: that Hilton Hotel that we acquired when we first got
- 23:20Speaker 1: into the commercial industry. That was an eight point three
- 23:24Speaker 1: million dollars transaction that it was the largest transaction that
- 23:28Speaker 1: I've been a part of up until that point. So
- 23:32Speaker 1: that was very you talk about fear, it was like,
- 23:34Speaker 1: I don't think I've done anything over two million dollars
- 23:38Speaker 1: up to that point. You know, we sold single family
- 23:40Speaker 1: homes at one point eight million and one point four
- 23:43Speaker 1: and one point six but never in the commercial space
- 23:46Speaker 1: over two million, So that there was a lot of
- 23:49Speaker 1: fear around can I get started, should I do it?
- 23:54Speaker 1: What if it doesn't work? And a lot of people
- 23:56Speaker 1: get an analysis paralysis and they're like, oh my gosh,
- 23:59Speaker 1: their fear stifles them from progress. And so not only
- 24:02Speaker 1: do you have fear, you have procrastination. Procrastination comes from
- 24:07Speaker 1: actually being afraid and you keep putting it off, but
- 24:09Speaker 1: really you're just scared. You're just it's like, I need
- 24:12Speaker 1: to get started. So one of the things in the
- 24:14Speaker 1: challenge is how do we overcome that fear. How do
- 24:17Speaker 1: we get urgency about achieving our goal which boasts confidence
- 24:20Speaker 1: and what we're looking to achieve. And through that five
- 24:23Speaker 1: day challenge, it's looking to change the mindset to get
- 24:26Speaker 1: you to achieving even greater into the deals that you
- 24:30Speaker 1: want to do. And the deals is being able to
- 24:34Speaker 1: not say what you can't do, but position is do
- 24:37Speaker 1: what you are capable of doing. And because that's what
- 24:39Speaker 1: it all comes to. It's like, I remember when I
- 24:42Speaker 1: bought my very first call fear in buying that first car,
- 24:45Speaker 1: you know, looking at the notes three years or four
- 24:47Speaker 1: you whatever your payment plans that you set up to
- 24:50Speaker 1: buy that car or at least that vehicle, It's like, well,
- 24:53Speaker 1: what's gonna happen? May if I lose my job? You
- 24:54Speaker 1: can't even think it. You have to throw all those
- 24:56Speaker 1: doubts of what you can do. You have to push
- 24:59Speaker 1: those out the window, out your mind, because that will
- 25:03Speaker 1: stop you from achieving your dreams. A lot of people
- 25:05Speaker 1: understand that they stop themselves a lot of time from
- 25:08Speaker 1: pursuing their own personal happiness because they get into the
- 25:12Speaker 1: mindset of the what if. The what if will stop
- 25:15Speaker 1: you more than anything. Any who creates the what ilse you.
- 25:19Speaker 1: Because you can ignore the what ifs that come from
- 25:22Speaker 1: other people, you turn it down. And really the what
- 25:24Speaker 1: ifs are crafted by past experiences so you're you're thinking about,
- 25:29Speaker 1: you know, if you saw somebody, you know, you saw
- 25:32Speaker 1: something that happened to someone else, or you're listening to
- 25:34Speaker 1: the news, it can impact your input and your output
- 25:40Speaker 1: of what you want for your dream by listening to
- 25:42Speaker 1: someone else. And that's why you, like you said, you
- 25:44Speaker 1: gotta put the bonders on and stay focused, stay consistent
- 25:47Speaker 1: and what you're building, because if you're in someone else's
- 25:49Speaker 1: lane worried about what they got going on, of course
- 25:52Speaker 1: it'll make you're afraid. But y'all aren't up to the
- 25:54Speaker 1: same circumstances. Like you know, there are things in my
- 25:57Speaker 1: life that I'm not a mom yet, so me having
- 26:01Speaker 1: to plan for you know, like hey, I can't do
- 26:04Speaker 1: this or I can't do that. Like I have a
- 26:06Speaker 1: different set of circumstances that someone that may be a
- 26:09Speaker 1: mom and they have to think about being a parent
- 26:12Speaker 1: and what goes into their circumstances. So my circumstances in yours.
- 26:15Speaker 1: That's why I say go by the formula and apply
- 26:18Speaker 1: that formula in your life because that's what's going to
- 26:22Speaker 1: help you understand your plan. Because I can't tell everybody
- 26:26Speaker 1: what to do based on my circumstances, but I can
- 26:28Speaker 1: tell you who I became that helped me to achieve
- 26:31Speaker 1: the results that I did, And that's important that you
- 26:34Speaker 1: say that. Now, what is the cash flow game? Not?
- 26:36Speaker 1: This coming first week in April cash Lgana. I'm so
- 26:40Speaker 1: excited for one. Robert Kiyosaki's book, Rich Dad, Poor Dad
- 26:43Speaker 1: has been one of the most pivotal books that I've
- 26:46Speaker 1: ever read in my life. For one, it teaches you
- 26:49Speaker 1: about the rat race that I don't know. Sometimes you
- 26:52Speaker 1: don't even know that you're in. And so I was like,
- 26:54Speaker 1: you run, run, run, run, run, and you're just like, wait,
- 26:57Speaker 1: why am I not going anywhere? Because you're trading time
- 27:00Speaker 1: for money and there is no way to outrun trading
- 27:03Speaker 1: time for money. So you have to understand the concept
- 27:06Speaker 1: of allowing your money to work for you. And he's
- 27:08Speaker 1: put in this nice game that helps you. It's almost
- 27:11Speaker 1: like Monopoly meets life, where you all take on a
- 27:16Speaker 1: persona of you know, are you a police, chief, a doctor.
- 27:20Speaker 1: You have bills, but the name of the game is
- 27:22Speaker 1: to allow your passive income to exceed your total expenses.
- 27:27Speaker 1: So everyone in there has total expenses and all of that,
- 27:29Speaker 1: and you start out a zero, and you have to
- 27:32Speaker 1: go around and around and round the rat race and
- 27:34Speaker 1: pull for opportunities until you find your way to allow
- 27:38Speaker 1: your passive income to exceed your total expenses. And that's
- 27:42Speaker 1: how you get out of the rat race. Playing this
- 27:44Speaker 1: game single handily is what launched my career into real
- 27:48Speaker 1: estate and allowing me to own my own time. Because really,
- 27:52Speaker 1: I know we were talking about goals, they're talking about
- 27:54Speaker 1: deal making and all of that, but it all boils
- 27:56Speaker 1: down to owning your time. When I was in corporate
- 27:59Speaker 1: America and I love to travel, I wanted to go
- 28:02Speaker 1: on a trip and I used up on my vacation
- 28:04Speaker 1: days and the HR director was like, Oh, don't worry,
- 28:07Speaker 1: you can just borrow from next year. And when I
- 28:09Speaker 1: realized that I had to borrow time from my employer,
- 28:13Speaker 1: I realized I didn't own my time and that was
- 28:16Speaker 1: a problem for me. And that's where I had to
- 28:19Speaker 1: go back and was like, wait, we have to fix this.
- 28:21Speaker 1: And understanding the game of cash flow is allowing your
- 28:24Speaker 1: money to work for you instead of you working for it.
- 28:27Speaker 1: And so we're creating this experience where you can get
- 28:30Speaker 1: immersive learning where and not sitting down on a lecture,
- 28:34Speaker 1: but you're actually playing in a game, and real life
- 28:37Speaker 1: application to this game is what helped to change my life.
- 28:40Speaker 1: And that's what I believe This Game Night is targeted
- 28:43Speaker 1: at helping others change theirs and speak it to the
- 28:46Speaker 1: deal maker. That's Jessica Meyers. She's a real estate developer,
- 28:49Speaker 1: an entrepreneur, as an investor and hotel owner. She's transacted
- 28:53Speaker 1: and properties right there, over thirty million dollars in real
- 28:56Speaker 1: estate assets. As one talks about properties, talking about Georgia,
- 29:00Speaker 1: were talking about Indiana, We're talking about Oklahoma, We're talking
- 29:03Speaker 1: about the Bahamas. And she always says no one wants
- 29:06Speaker 1: a boss, but everyone needs a coach, and that's what
- 29:08Speaker 1: she does. As we close out this interview, just talk
- 29:11Speaker 1: everybody about what you do as a brand builder, what
- 29:14Speaker 1: you do as a dealmaker. So as a dealmaker, I
- 29:17Speaker 1: make it all come together and I help people push
- 29:20Speaker 1: past their fears of how to make it happen in
- 29:24Speaker 1: their life. We come together, we devise a roadmap of success,
- 29:28Speaker 1: and we work on executable steps that get you to
- 29:32Speaker 1: your dream and even if you don't have it, I
- 29:35Speaker 1: help coach and train of how to look for those
- 29:38Speaker 1: experts that have it that you can plug in and
- 29:41Speaker 1: you can make the formula work for you in your life.
- 29:43Speaker 1: So hit me up. It's Jessica Myers dot com. I
- 29:48Speaker 1: s Jessica Myers dot com is the best way to
- 29:51Speaker 1: reach me, apply to work with me, and that's how
- 29:53Speaker 1: we can connect and make it happen. She's the dealmaker,
- 29:56Speaker 1: jesse Man, Jessica Myers. Let me get that straight. And
- 30:00Speaker 1: in the future when when we talk about these opportunities,
- 30:04Speaker 1: please come back. All right. I know that you're a
- 30:06Speaker 1: great speaker. You know you convinced me you want me
- 30:10Speaker 1: to change my life and go into the real estate
- 30:13Speaker 1: and just pursuing opportunities of being great. But again, thank
- 30:16Speaker 1: you for taking the time the coming on Money and
- 30:18Speaker 1: Making Conversations master Class. I really appreciate you, of course,
