- 1:05Speaker 1: Making Conversation Master Class. Justin Lee Senor how you doing,
- 1:09Speaker 1: sir man, I'm amazing, blessed?
- 1:10Speaker 2: How they feel?
- 1:11Speaker 1: How about yourself. Well, it's been about three years since
- 1:13Speaker 1: I talked to you justin and when I talk to you,
- 1:17Speaker 1: I mentioned the fact that you was in a real
- 1:19Speaker 1: estate business and you were young, and being a young
- 1:23Speaker 1: person talking to people generally maybe twice as older than you,
- 1:27Speaker 1: maybe feel that a young person what does he know
- 1:29Speaker 1: about home ownership? Tell the people of being a guy
- 1:32Speaker 1: over the last three years. Now you do a twenty four.
- 1:36Speaker 1: I believe when I met you, now you're twenty seven.
- 1:38Speaker 1: Talk about the experience being a person who didn't allow
- 1:41Speaker 1: age to stop them from being successful in real estate.
- 1:44Speaker 2: Absolutely.
- 1:45Speaker 1: I think that you know, going into rooms often when
- 1:48Speaker 1: you're the youngest in the ring, that kind of makes
- 1:49Speaker 1: you a little uncomfortable, but also makes the other people
- 1:51Speaker 1: around you a little uncomfortable. So what I did was
- 1:55Speaker 1: learn to embrace down comfort and make you one of
- 1:57Speaker 1: my biggest strengths. So I started to network more in
- 2:00Speaker 1: rooms that had more experienced people, and I said, Hey,
- 2:04Speaker 1: instead of y'all standing over there and I'm standing over here,
- 2:06Speaker 1: let's work together. I need to learn something from you
- 2:08Speaker 1: and let me break some of this new millennial technology
- 2:10Speaker 1: to your business as well.
- 2:12Speaker 2: So developed a lot of.
- 2:14Speaker 1: Great relationships branched off into commercial real estate, which was
- 2:18Speaker 1: an amazing experience as well. It also led me back
- 2:21Speaker 1: to school, so I became a real estate broker. Now
- 2:24Speaker 1: in the last three years, I have my own brokerage.
- 2:27Speaker 1: I also finished my doctorate degree, so I'm now Doctor
- 2:30Speaker 1: Justin Lee, which is also an amazing the commie graduation.
- 2:34Speaker 1: Thank you, I appreciate that, man. So it's been amazing.
- 2:38Speaker 2: I'll say.
- 2:38Speaker 1: Using the youth for my advantage and continue to grow
- 2:41Speaker 1: and develop over the last couple of years has been amazing.
- 2:42Speaker 1: But I said, I think the most thing I did
- 2:44Speaker 1: in the last few years was go back, learn more
- 2:47Speaker 1: and kind of owning on getting those certifications of education
- 2:50Speaker 1: in those key areas that I wanted to develop and growing. Now, okay,
- 2:55Speaker 1: you say you're a blending young guy. What did you
- 2:57Speaker 1: bring to the table that would enhance veteran person of
- 3:01Speaker 1: the real estate game?
- 3:02Speaker 2: Two words? Social media.
- 3:05Speaker 1: So that's something that most people don't know about.
- 3:10Speaker 2: Do you have a TikTok? Absolutely? I Dodos the United
- 3:16Speaker 2: use it though. Absolutely. If I'm my baky, that's why
- 3:19Speaker 2: I use my TikTok for well, you're different.
- 3:22Speaker 1: You are one of the rare people from your generation
- 3:25Speaker 1: that know how to use TikTok, Instagram, threads and so.
- 3:28Speaker 2: On and so forth.
- 3:29Speaker 1: So when I realized that we're going it to lead
- 3:33Speaker 1: where everything is online. You know, some people look better
- 3:37Speaker 1: online than in person for a reason, So you have
- 3:40Speaker 1: to make your business look the same way online, you know.
- 3:43Speaker 1: So I started to develop with older developers, older real
- 3:46Speaker 1: estate companies and brokers that they're not ever sold some
- 3:48Speaker 1: presence in the presence businessmen.
- 3:52Speaker 2: We were charged to be honest.
- 3:53Speaker 1: People on their phone more than anything. Yeah, that's true
- 3:56Speaker 1: because ninety percent of the people who use social media
- 3:59Speaker 1: are using their phone, which means that that's a generation
- 4:02Speaker 1: that's usually for more than just taking pictures of food
- 4:04Speaker 1: or getting direction of GPS. Is a lifestyle and also
- 4:08Speaker 1: social media is a Some people say they are addicted
- 4:11Speaker 1: to social media, but we're in a real estate game.
- 4:14Speaker 2: You know.
- 4:14Speaker 1: In the African American community of community of color usually
- 4:17Speaker 1: are left behind. We are usually renters. Why is that
- 4:21Speaker 1: justin I think that it just comes from socioeconomical knowledge, right.
- 4:27Speaker 1: So typically in European aging other cultures, they are taught
- 4:34Speaker 1: financial literacy within their own your tough financial literacy within
- 4:37Speaker 1: their house, Whereas when it comes to African American people,
- 4:42Speaker 1: I think that we often have to figure it out.
- 4:44Speaker 1: And when it comes to being able to purchase real estate,
- 4:48Speaker 1: the most important thing is going to be credit. Most
- 4:51Speaker 1: of the time, our parentsing and articles and our teams
- 4:53Speaker 1: and say I don't use.
- 4:54Speaker 2: No credit card.
- 4:55Speaker 1: You don't want to know debt, right, They'll they'll they'll
- 4:58Speaker 1: give us that advice, which is great at but kind
- 5:01Speaker 1: of bad advice at the same time when you're trying
- 5:02Speaker 1: to actually grow, because it's a difference between bad debt
- 5:05Speaker 1: and good debt.
- 5:06Speaker 2: Real estate is always going to be good debt.
- 5:08Speaker 1: Bad debt is the Mason's card, the Amazon call when
- 5:11Speaker 1: you just buying everything. But it comes really from that
- 5:14Speaker 1: foundation of knowledge.
- 5:16Speaker 2: I know so.
- 5:16Speaker 1: Many people that have worked the job as a janitor,
- 5:19Speaker 1: a school bus driver, a teacher, secretary of I Burier
- 5:23Speaker 1: thirty years, never missed the day on holiday, but don't
- 5:25Speaker 1: own a rent because they're scared and they don't know what.
- 5:28Speaker 2: It takes to rent and versus purchase.
- 5:31Speaker 1: And most of the times that they ring is more
- 5:33Speaker 1: hard than purchase, and they want three times to amount
- 5:35Speaker 1: of money they're rent when and purchase and it's not
- 5:38Speaker 1: even the same right now. So that's the fear we
- 5:42Speaker 1: look at. You know, they are known. How do you educate?
- 5:45Speaker 1: Do you have courses available to people that they can
- 5:47Speaker 1: reach out to you that can educate them and show
- 5:50Speaker 1: them the value of ownership or home ownership.
- 5:54Speaker 2: Yes.
- 5:55Speaker 1: So ultimately on Mondays every Monday, I do a lot.
- 5:58Speaker 1: It's called Motivational Monday. Do it at seven o'clock Eastern
- 6:01Speaker 1: Standard time on my Instagram. Jamie the Realtor on that
- 6:04Speaker 1: I allow what to call it chew in a where
- 6:06Speaker 1: allow people to come in and ask questions about whatever
- 6:09Speaker 1: it is that they want to know when it comes
- 6:10Speaker 1: to real estate investing and where to start. I think
- 6:14Speaker 1: that that's always resourceful. I think that another place that
- 6:17Speaker 1: people can look for is going to always be their.
- 6:20Speaker 2: Local home buyer Associating.
- 6:23Speaker 1: I also have a podcast that I have that released
- 6:25Speaker 1: every Thursday that we talk about these topics of business growth, credit, taxes,
- 6:31Speaker 1: financial literacy, and so on and so forth. So we
- 6:34Speaker 1: always give out, you know, the information to the community
- 6:36Speaker 1: to help them to develop and grow, and you know,
- 6:38Speaker 1: in any questions that they have, we're always open ascent
- 6:41Speaker 1: no matter where they are located in the nation. The
- 6:43Speaker 1: information is society pretty much. Okay, let's just go through
- 6:46Speaker 1: some steps here, doctor Lee. When we talk about real estate,
- 6:53Speaker 1: if someone comes to you, what is the process? Do
- 6:56Speaker 1: you get them clear for a long pride to you
- 6:59Speaker 1: taking them I was looking for a home? Or how
- 7:01Speaker 1: does that process work? That's an amazing question.
- 7:05Speaker 2: See, it just depends.
- 7:07Speaker 1: Right if I see someone and I can kind of
- 7:09Speaker 1: have a quick conversation with you and say, hey, you know,
- 7:11Speaker 1: what is your credit score? What is your income before taxes?
- 7:15Speaker 2: Did you file taxes after?
- 7:17Speaker 1: I know those three essential questions that tell me if
- 7:19Speaker 1: you're approvable today or if you're approvable in the future.
- 7:22Speaker 1: But either way, I'm going to take you to see houses.
- 7:25Speaker 1: And the reason I do that is just because you're
- 7:27Speaker 1: not a provable today doesn't mean you can't go get
- 7:30Speaker 1: a job that is your salary job baby, or work
- 7:32Speaker 1: these amount of hours or fix this credit score. But
- 7:35Speaker 1: I want to show you what's possible and say, hey,
- 7:37Speaker 1: this house is worth two hundred K, this is an
- 7:40Speaker 1: eight year hod more if you're paying twenty two hundred
- 7:43Speaker 1: for a seven hundred square feet apartment, this is what's
- 7:45Speaker 1: out here. So we try to motivate them. So that's
- 7:48Speaker 1: always the first step. It's going to be an onboarding
- 7:50Speaker 1: call where we discussed, like I said, your credit score,
- 7:53Speaker 1: your did you file taxes, and do you have income?
- 7:57Speaker 1: The most important thing is going to be income documented income,
- 8:00Speaker 1: and that's either through a job or through taxing signs
- 8:02Speaker 1: as entrepreneurs. Sawing that you made money the last two
- 8:05Speaker 1: consecutive years. Credit scores a little bit more flexible, and
- 8:09Speaker 1: there's ways to increase your credit square. We can actually
- 8:11Speaker 1: help you all with. But once we do that, we
- 8:13Speaker 1: connect you with the lender that album. Step two, the
- 8:16Speaker 1: lender would go through the same thing that I just asked,
- 8:18Speaker 1: but more in depth. They want to know your job,
- 8:20Speaker 1: your social your birthday, employment history, so on and so forth.
- 8:25Speaker 1: Then they say, okay, justin yourope two for three hundred thousand.
- 8:28Speaker 1: Here's a letter, go buy whatever you want. And then
- 8:31Speaker 1: from there we go out see the house that you like,
- 8:33Speaker 1: negotiate with the sellers on your then within thirty to
- 8:36Speaker 1: twenty five days going on the contract, you will be
- 8:38Speaker 1: moving it to your new house too.
- 8:40Speaker 2: I was speaking that doctor justin Lee.
- 8:41Speaker 1: Three years ago, I interviewed this young man who was
- 8:43Speaker 1: twenty four years old in the real estate game. His
- 8:46Speaker 1: legacy because he learned from the family on how they
- 8:50Speaker 1: understand HPCU Guy Warehouse that he's a doctor. That's what
- 8:55Speaker 1: I call him, Doctor Lee. He's a single father, three
- 8:58Speaker 1: year old child. Importantly, he's in the game of real estate,
- 9:02Speaker 1: which we know is dominated.
- 9:04Speaker 2: By white people.
- 9:05Speaker 1: It's gonna be real because you said that in your
- 9:07Speaker 1: first interview, and you said it was important that you
- 9:11Speaker 1: step over each other side of the lay. How is
- 9:13Speaker 1: the real estate industry three years ago as it is
- 9:16Speaker 1: today for you?
- 9:18Speaker 2: So Mike Ferre has been at full three sixty. I
- 9:21Speaker 2: think it's a three sixty because three years ago I
- 9:23Speaker 2: was newer to the industry. I was learning from.
- 9:27Speaker 1: It's a lot of YouTube, and I decided to say,
- 9:29Speaker 1: you know what the best experience is time and learning.
- 9:31Speaker 2: So I went out.
- 9:32Speaker 1: It starts to do deals. And as I got into
- 9:35Speaker 1: the industry, I realized that it is not as hard
- 9:38Speaker 1: as we think. The industry was dominated back then, and
- 9:41Speaker 1: primarily it is dominated by white men europeonns on and
- 9:45Speaker 1: so forth, and foreigners. To be honest, because they have
- 9:48Speaker 1: learned to have a unified front. See what's going on
- 9:51Speaker 1: in the industry, and it's the same thing going on now.
- 9:54Speaker 1: They're pulling together what you call syndications and say I
- 9:57Speaker 1: make ten thousand, you got ten thousand, you got forty thousand,
- 10:00Speaker 1: Let's pull it together. Let's go buy an apartment complex.
- 10:03Speaker 1: They're then purchasing properties together and growing wealth together at
- 10:07Speaker 1: a quicker pace. So what I did in the last
- 10:10Speaker 1: couple of years was I went back to my line brothers,
- 10:12Speaker 1: my chapter brothers, my more House brothers, friends and family
- 10:15Speaker 1: and saying, hey, let's develop a fund, a private fund,
- 10:19Speaker 1: not public that anyone can just jump into, but a
- 10:21Speaker 1: family fund if you will, to invest in and acquire properties.
- 10:25Speaker 1: And since then we'll crowd over one hundred and fifty
- 10:27Speaker 1: apartment complexes and units, commercial real estates, on and so forth.
- 10:31Speaker 1: And it really was no different than what I was
- 10:33Speaker 1: doing back then, except I was taking I would wait
- 10:36Speaker 1: and try to say thirty thousand and forty thousand, versus
- 10:40Speaker 1: connecting with everyone that might have ten and ten and
- 10:43Speaker 1: going to the table together. And when I really learned
- 10:47Speaker 1: that it's really strengthening these groups, these really investment trust
- 10:50Speaker 1: their groups. It's not one person, there's groups of individuals.
- 10:53Speaker 1: It has shown me how far we can go on
- 10:55Speaker 1: how fast we can go? But together. Wow, that's a
- 10:58Speaker 1: very powerful statement because of the fact that getting people
- 11:01Speaker 1: to understand the value of poorly money versus standing it
- 11:06Speaker 1: out there?
- 11:06Speaker 2: How did they come together and did it?
- 11:09Speaker 1: And everybody, when you start talking money, you have dollars,
- 11:11Speaker 1: you have people who don't trust. How were you able
- 11:14Speaker 1: to pull it together to get a group of people
- 11:16Speaker 1: even though you knew them, to pull their money and
- 11:19Speaker 1: get into real estate game. Because somebody out there should
- 11:22Speaker 1: be hearing this very intently, because it can be used
- 11:25Speaker 1: in other models around the country.
- 11:28Speaker 2: Absolutely.
- 11:28Speaker 1: So what I was able to do really was I
- 11:31Speaker 1: went out and did the full work and said, Okay,
- 11:33Speaker 1: these are some properties and areas that I identified that
- 11:36Speaker 1: we can develop and grow in. I targeted New Orleans,
- 11:39Speaker 1: where I'm from. I targeted the New Orleans East more specifically,
- 11:43Speaker 1: which is one of the more dangerous parts of town.
- 11:46Speaker 1: Will run down, but to me, that means opportunity because
- 11:50Speaker 1: what's already down, let's go back up at some point.
- 11:53Speaker 1: So I connected with people and showed them the numbers.
- 11:56Speaker 1: I said, okay, even though I reside in Atlanta, the
- 11:58Speaker 1: numbers in Atlanta for four plex is about four hundred
- 12:02Speaker 1: and five hundred K, and New Orleans the same four plex, it's.
- 12:05Speaker 2: Like one hundred k.
- 12:07Speaker 1: But the rent numbers balance out because if it's fifteen
- 12:10Speaker 1: hundred in Atlanta for a three bedroom and it's three
- 12:13Speaker 1: thousand in Atlanta for a three bedroom, it's the same numbers.
- 12:18Speaker 1: You're paying five hundred versus one hundred. So why not
- 12:20Speaker 1: get into the game with the lower start to make
- 12:22Speaker 1: the same amount of profit. The numbers are bigger, but
- 12:25Speaker 1: the profit margins are the same. If that makes sense,
- 12:28Speaker 1: So let's go where we can get in, where we
- 12:30Speaker 1: can actually afford. We don't got to be here as
- 12:32Speaker 1: it's cool. Let's go where it makes sense, right right,
- 12:35Speaker 1: Because with bit I have a math degree. That number
- 12:37Speaker 1: made a lot of sense to me. Okay, very fast,
- 12:40Speaker 1: because sometimes we get caught up in the big numbers.
- 12:42Speaker 1: You know. It's like I remember when I was offered
- 12:45Speaker 1: an opportunity to get a franchised, like a franchise like
- 12:48Speaker 1: a Burger King or like a McDonald's. And then it's
- 12:51Speaker 1: not the only one of them, it's owing multiple that
- 12:55Speaker 1: you really generate the revenue you might own one. This
- 12:58Speaker 1: is just a fact might want enfranchised. It might just
- 13:01Speaker 1: pay you profit wise fifteen thousand dollars a month. You go, wow,
- 13:05Speaker 1: fifty thousand, I expected to make more money. Well, how
- 13:08Speaker 1: about getting three of those? Then you hit forty five
- 13:11Speaker 1: thousand dollars a month, then you multi a lot of
- 13:13Speaker 1: that time is twelve and you over a half million dollars.
- 13:17Speaker 1: So that's two with five hundred thousand dollars. Then it
- 13:20Speaker 1: was five hundred five hundred million dollars.
- 13:23Speaker 2: Don't you tell it right?
- 13:25Speaker 1: You're five hundred thousand dollars. And so I just said
- 13:27Speaker 1: I was a math guy with a math degree. And
- 13:29Speaker 1: so that's that's scary. And so that's why you are
- 13:32Speaker 1: able to be able to live better when you understand
- 13:35Speaker 1: how the numbers build out. Now, getting your friends involved,
- 13:38Speaker 1: was it one?
- 13:39Speaker 2: Was at two? Was it several of them?
- 13:41Speaker 1: And when you get started, get more and want to
- 13:43Speaker 1: jump in.
- 13:44Speaker 3: Please don't go anywhere. We'll be right back with more
- 13:47Speaker 3: Money Making Conversations master Class. Welcome back to the Money
- 13:57Speaker 3: Making Conversations master Class hosted by Sean McDonald. Money Making
- 14:01Speaker 3: Conversations Masterclass continues online at Moneymakingconversations dot com and follow
- 14:07Speaker 3: money Making Conversations Masterclass on Facebook, Twitter, and Instagram.
- 14:13Speaker 2: Absolutely, man. So initially I started off.
- 14:17Speaker 1: It was my brother and I and a couple of
- 14:20Speaker 1: our cousins, right, and we all pooled together. You know,
- 14:23Speaker 1: I might have had ten, he had five, he had two,
- 14:26Speaker 1: he had one. He might have had the job that
- 14:28Speaker 1: we needed to personal guaranteed a loan, but you didn't
- 14:31Speaker 1: have CAD. One might have had a eight hundred credit
- 14:33Speaker 1: score with no cash either. We pulled together and use
- 14:36Speaker 1: the strengths of each other to purchase.
- 14:38Speaker 2: And the way we.
- 14:40Speaker 1: Really secure each other was that we formed a LLC
- 14:43Speaker 1: and the LLC took title to the property.
- 14:46Speaker 2: So at that point, we had an operating agreement.
- 14:49Speaker 1: That we all drafted that said, okay, each of us
- 14:52Speaker 1: own x percentage of this business, so based upon our
- 14:57Speaker 1: respective percentages, we will receive x min out returned. And
- 15:01Speaker 1: that's how we did it. We all have faith in
- 15:03Speaker 1: each other. We knew that, hey, if this don't work out,
- 15:06Speaker 1: we could sue each other. We already ain't got nothing anyway,
- 15:09Speaker 1: so we gotta make this work. That's what we got,
- 15:11Speaker 1: you know what I mean.
- 15:12Speaker 2: So we made it work. And man, it's been growing.
- 15:17Speaker 1: So many people come to us and say, hey, we
- 15:19Speaker 1: will have this amount of money for you can't INVESTI
- 15:21Speaker 1: can't do it, can't do it. And our response says, hey,
- 15:23Speaker 1: we don't want to do it for you because we're
- 15:25Speaker 1: crippling you. Let's teach you to do it. Let's do
- 15:27Speaker 1: it together. Well justin let me just talk about this.
- 15:30Speaker 1: I would call you the you know you triple header
- 15:32Speaker 1: when I met you. You know you just in real estate.
- 15:35Speaker 1: Now you're in the construction. Now you have a contract,
- 15:38Speaker 1: your griblear with Amazon. Let's chart your contractor gribboard Amazon.
- 15:43Speaker 2: What is that?
- 15:44Speaker 1: So that came about two years ago. I have what
- 15:48Speaker 1: you call an Amazon DSP. I'm a delivery service partner.
- 15:52Speaker 1: And what that means is those great Amazon bands that
- 15:54Speaker 1: come to your front door, that works seven days a week,
- 15:57Speaker 1: three hundred and sixty three days a year. Those are
- 16:00Speaker 1: owned by somebody. And I was blessed and fortunate to
- 16:03Speaker 1: be nominated to own a DESP from one of my
- 16:07Speaker 1: amazing brothers Morehouse Brothers, Fraternity brother super Bowl Chap Vermon Hairwood.
- 16:12Speaker 1: He owns one as well. Out in Cincinnati. I learned
- 16:17Speaker 1: about opportunity. I said, man, you're crazy. I'm not delivering
- 16:20Speaker 1: no packaging.
- 16:20Speaker 2: It's too out outside.
- 16:24Speaker 1: He said. He said, Man, you're sure, He said, when
- 16:27Speaker 1: you see these numbers, you're gonna want to put your
- 16:29Speaker 1: vest on, your boots, hey, your hat if you're there
- 16:31Speaker 1: just crack of water.
- 16:32Speaker 2: I said, you might be right, So I.
- 16:35Speaker 1: Could be numbers mean sense anything. Amazon, surprisingly, they want
- 16:42Speaker 1: the average person. They want someone as willing to commit.
- 16:45Speaker 1: They don't want someone that has all this business experience,
- 16:48Speaker 1: this person that's super duper smart and hey, didn't want
- 16:50Speaker 1: the average person to develop and grow into these businesses
- 16:53Speaker 1: and make you ultimately financially free in a millionaire. So
- 16:58Speaker 1: I was blessed to go through the process. I launched
- 17:01Speaker 1: my business in September twenty twenty two. Since then, we
- 17:05Speaker 1: started off with five trucks, and as my work was
- 17:09Speaker 1: good and I continue to grow, we got to forty
- 17:12Speaker 1: two trucks today. Will be two years next month. It's
- 17:15Speaker 1: been an amazing experience to lead and learn from a
- 17:20Speaker 1: business like Amazon. It is a major powerhouse. Man, but
- 17:24Speaker 1: the way it runs is so efficient and smooth and
- 17:26Speaker 1: every day man only.
- 17:28Speaker 2: Two days off per year, seven days a week.
- 17:31Speaker 1: You know, it's.
- 17:33Speaker 2: Impressive, man, of how it grows.
- 17:34Speaker 1: But that actually taught me really how to be an
- 17:37Speaker 1: actual CEO. Because you've got w two employees, You've got
- 17:41Speaker 1: eightp payple, You've got four White King tuition reimbursement, health insurance,
- 17:45Speaker 1: life insurance.
- 17:47Speaker 2: You know.
- 17:47Speaker 1: So I have a team of about two hundred people
- 17:49Speaker 1: HR accounting, legal, you got a old nine, a lot
- 17:53Speaker 1: of compliance, you got dot regulations from the state. I mean,
- 17:57Speaker 1: it's just so much that goes into it, man. But
- 18:00Speaker 1: like I said, I'm so blessed a fortunate in the
- 18:02Speaker 1: precip of the opportunity. That opportunity actually allowed me to
- 18:05Speaker 1: jump start more financial investing because of the liquidity that
- 18:09Speaker 1: they created for me and my family.
- 18:12Speaker 2: It's just been an amazing experience.
- 18:13Speaker 1: Man. I highly recommend everybody to look at it. You
- 18:15Speaker 1: can find out more information about that if you type
- 18:17Speaker 1: in logistics dot Amazon dot com. It is free to apply.
- 18:22Speaker 1: They give you a grant for ten thousand dollars. If
- 18:24Speaker 1: you're a minority so African American people listen to me,
- 18:26Speaker 1: go out and apply. You will never go wrong with
- 18:29Speaker 1: the program. One hundred percent recommend it. You have nothing
- 18:32Speaker 1: to lose applying, so definitely go out of the fly.
- 18:34Speaker 1: So this is an opportunity they just have to put
- 18:36Speaker 1: forth their airfoot to apply.
- 18:38Speaker 2: I'm gonna look at over it at my producers. Y'all
- 18:40Speaker 2: heard that, young man. They on the website right now,
- 18:45Speaker 2: because that's all I'm saying that. That's why I love
- 18:48Speaker 2: about you justin because of the fact that they are you.
- 18:51Speaker 1: They see you, you're their age. But wealth can be
- 18:55Speaker 1: created at different levels. And that's why I always admire
- 18:58Speaker 1: my conversation with you, because that was saying, Okay, I
- 19:00Speaker 1: gotta be thirty to start thinking like this, I gotta
- 19:02Speaker 1: be farty, just start thinking like this because that was
- 19:05Speaker 1: instilled in you through your family. Tell us about your
- 19:07Speaker 1: background and your family before we get to the construction call.
- 19:10Speaker 1: Talk for sure. So, like I said, I'm from New Orleans.
- 19:15Speaker 1: I grew up really during the Katrina era. My mother
- 19:19Speaker 1: was a single mother. I was raised by my mother
- 19:21Speaker 1: and my grandparents. They were very old school. My grandmother
- 19:25Speaker 1: was born in thirty three. My grandfather was born in
- 19:27Speaker 1: twenty two, So that can kind of tell you how
- 19:30Speaker 1: old these people were. Military. My father, my grandfather, was
- 19:33Speaker 1: in the military. He didn't go to school, he didn't
- 19:36Speaker 1: go to college. You know, imagine to being born in
- 19:38Speaker 1: nineteen twenty two. He didn't really have opportunity to go
- 19:40Speaker 1: to college. He went to the military, but what he
- 19:42Speaker 1: did do was every day read the newspaper, wash the news,
- 19:46Speaker 1: stay abreast with everything going in the world, and made
- 19:48Speaker 1: sure that me as well as my brother was the
- 19:51Speaker 1: same way and his kids as well. So my mother
- 19:55Speaker 1: taught us very early on sometimes it's not what you know,
- 19:58Speaker 1: is who you know and to yourself in the right rooms.
- 20:02Speaker 2: So I learned early that.
- 20:04Speaker 1: Knowledge was power, and that that's the one thing that
- 20:05Speaker 1: nobody can take. They can take their house, they can
- 20:07Speaker 1: take your cars, they can take your clothes, but they
- 20:08Speaker 1: can't take their mind and what you know. So after
- 20:11Speaker 1: going through something like Katrina, it was such a traumatic
- 20:14Speaker 1: experience that I said, Okay, I want to learn more
- 20:16Speaker 1: about how I can be someone to help my people,
- 20:19Speaker 1: how to help my people grow developed. A lot of
- 20:22Speaker 1: my family were Section eight rentals, where I thought my
- 20:25Speaker 1: it house was her house because she'd been there my
- 20:26Speaker 1: whole life. But it ain't her house. It's a Jewish
- 20:29Speaker 1: man house. And when Katrina came, I got nothing. She
- 20:32Speaker 1: can no FEMA, no insurance, no no nothing. You know
- 20:36Speaker 1: what I'm saying. It's in a super dome. Scared for
- 20:39Speaker 1: all lightey because she has nothing to do. So I said, man,
- 20:42Speaker 1: I want to learn how to help my people. So
- 20:44Speaker 1: my mother was a very big pioneer in that. After Katrina,
- 20:47Speaker 1: she started to purchase city blocks of properties after the
- 20:51Speaker 1: Stone where people kind of was just letting them go
- 20:53Speaker 1: and held onto our portfolio. So when we got FEMA checks,
- 20:56Speaker 1: we still live like we was broke. But my mom
- 20:58Speaker 1: had so many properties that when she got her checks,
- 21:02Speaker 1: she didn't spend any money on anything but going.
- 21:05Speaker 2: To acquire more properties. And these are the properties now
- 21:08Speaker 2: that we're still.
- 21:09Speaker 1: Fixing and currently developing and grown to help out, and
- 21:12Speaker 1: they're all paid for. So she understood the fundamentals of that.
- 21:17Speaker 1: And I also admired my mother for her ability to
- 21:21Speaker 1: be present. My mother was present at everything. She had
- 21:24Speaker 1: no reason to not be worked for herself, so she
- 21:27Speaker 1: didn't have to miss events, miss awards, miss school parent
- 21:31Speaker 1: teacher congress, is football games's. She was there, but it
- 21:34Speaker 1: was because of real estate. She was able to be
- 21:36Speaker 1: there because of the income she made passively. So as
- 21:39Speaker 1: my brother and I grew up, we had to learn
- 21:42Speaker 1: how to paint, We had to learn how to lay floors,
- 21:44Speaker 1: how to linked tile, how to demo, so on and
- 21:46Speaker 1: so forth, because my mother said, look, I'm gonna teach
- 21:49Speaker 1: you all this game, and you're gonna learn this skill.
- 21:52Speaker 2: You learn the skill, you'll eat forever.
- 21:54Speaker 1: So I said, man, you're right, and we learned the
- 21:56Speaker 1: skills from her, and as we grew older and got
- 22:00Speaker 1: into the space, we were just beat. You know, I
- 22:02Speaker 1: knew how to write at least at ten, I was
- 22:04Speaker 1: collecting rick eleven years old. Twelve years old, you know,
- 22:07Speaker 1: following evictions, like I knew the whole process before I
- 22:11Speaker 1: even was in high school of how to manage property, develop, renovate, build,
- 22:16Speaker 1: blueprints everything. So it's just amazing to be able to
- 22:19Speaker 1: grow in that error. Wen. I appreciate you justin I
- 22:24Speaker 1: really do, man, not only from your knowledge, but if
- 22:26Speaker 1: your honesty and you willing to share success. In other words,
- 22:30Speaker 1: you're not afraid somebody else will contact that website and
- 22:33Speaker 1: they have a bigger truck.
- 22:35Speaker 2: Line than you.
- 22:36Speaker 1: It's about sharing information and that's what this show money
- 22:38Speaker 1: making conversation is all about. Now. Construction, now that was
- 22:42Speaker 1: something I didn't see your life, young man. You're out
- 22:45Speaker 1: there building homes. Tell me how did that part and
- 22:48Speaker 1: come into your life? I know, you talked about your
- 22:50Speaker 1: mom getting blocks y'all, learning how to lay tile and
- 22:54Speaker 1: all that stuff. But construction, that's a whole new game
- 22:58Speaker 1: that's definitely underserved in the black community.
- 23:02Speaker 2: Man.
- 23:02Speaker 1: So it really came to me by really faith. God
- 23:06Speaker 1: bought construction to me. It wasn't something I was looking for,
- 23:08Speaker 1: It wasn't something I.
- 23:09Speaker 2: Really desired to do.
- 23:11Speaker 1: I entered the market and started to do fix and
- 23:14Speaker 1: flips with my family, with my group of friends with
- 23:16Speaker 1: tiny brothers. As we've begun to do the business, I
- 23:20Speaker 1: realized that it was a heavily white industry ran. So
- 23:24Speaker 1: it's once again white man is running the construction industry.
- 23:27Speaker 1: And if it wasn't the white man, it was the Hispanic.
- 23:31Speaker 1: So I said, well, where are we at in this place?
- 23:35Speaker 1: And how do we make our footprint in this space. So,
- 23:39Speaker 1: after going through a couple of projects of being taken
- 23:41Speaker 1: advantage of because I understood construction from a work standpoint,
- 23:45Speaker 1: I didn't understand construction from a paperwork standpoint, I said, okay,
- 23:49Speaker 1: I'm going to immerse myself in this to understand what
- 23:51Speaker 1: a change order is. When you change your mind about
- 23:54Speaker 1: this floor and that floor. It come with a cost.
- 23:56Speaker 1: I didn't understand it. I thought, you put the floors
- 23:58Speaker 1: down on the floor, because that's why I had to do.
- 24:00Speaker 1: But the business side of it is what intrigued me.
- 24:03Speaker 1: So my partners and I all agreed that it would
- 24:07Speaker 1: make sense for me to go. So I said, Okay,
- 24:09Speaker 1: little cousin, you go get mortgage license. Brother, you go
- 24:11Speaker 1: get insurance licesn and other cousins getting property management license
- 24:15Speaker 1: and inspect the license. I'm gonna go get construction licensed.
- 24:18Speaker 1: So we all deployed and had to get our license
- 24:21Speaker 1: within a year.
- 24:23Speaker 2: So you did the Lebron James model. That's the Lebron
- 24:25Speaker 2: James model.
- 24:26Speaker 1: You know all these balls around here that you go
- 24:29Speaker 1: to college.
- 24:29Speaker 2: You go to college, you go manage this agency, you
- 24:32Speaker 2: go manage my career. That's what he did. But that's
- 24:34Speaker 2: what we did marriage.
- 24:35Speaker 1: We all went through and got our licenses, and everybody,
- 24:38Speaker 1: everybody made it to the finish line, no matter what
- 24:40Speaker 1: their background was or what they were doing. We waded
- 24:43Speaker 1: to the finish line, started to do this thing, started
- 24:46Speaker 1: to do construction, pick and flips, doing content, posting our
- 24:49Speaker 1: content online. Then, like I said, we got the license
- 24:53Speaker 1: to just do our ideals. Pull permits, you know, not
- 24:55Speaker 1: have to build a middleman.
- 24:56Speaker 2: And now as we were.
- 24:58Speaker 1: Posting, people started saying, hey, can you help me with
- 25:00Speaker 1: this and that? And we were like, we really don't
- 25:03Speaker 1: want to do it. We don't even how to price it.
- 25:04Speaker 1: We're doing it for us. But after a while, you know,
- 25:07Speaker 1: we said, you know, we'll take a leap of faith.
- 25:09Speaker 2: We started doing it.
- 25:11Speaker 1: We ended up building out a restaurant called New Orleans
- 25:13Speaker 1: Crild Cuisine downtown Atlanta. It was a ten thousand square
- 25:16Speaker 1: for a restaurant and took it from Michelle to full completion.
- 25:19Speaker 1: That said, man, I love this, this is what I
- 25:22Speaker 1: want to do. This is my passion. Doesn't feel like work.
- 25:25Speaker 1: And you know we've saind grown. So now we've done
- 25:28Speaker 1: a ton of ton of commercial products. Man, I've done
- 25:31Speaker 1: Chase Banks. I'm doing ten Atlanta public schools right now.
- 25:34Speaker 1: I'm doing the athletes for corporate head quarters here in Atlanta.
- 25:38Speaker 1: I've done Little Caesars, J James Fishing Wings. I work
- 25:42Speaker 1: with a ton of celebrities on houses and studios.
- 25:44Speaker 2: And man, it's been amazing. It's been amazing. Hey man,
- 25:48Speaker 2: look at it, man, your realities show. Baby, We're gonout
- 25:50Speaker 2: to sit down.
- 25:51Speaker 1: Man, I want to tell you the real reality to
- 25:53Speaker 1: show man, you and your little lord, your lord, it's
- 25:56Speaker 1: your son, right, you have a son or daughter? Yeah,
- 25:58Speaker 1: my little boy, little boy Justin. Do you now this
- 26:03Speaker 1: is great? Man, I'm gonna tell you something. Y'all do
- 26:05Speaker 1: me a favorite Justin. I've interviewed you twice.

- 26:17Speaker 1: fraternity's brother, younger version of meat. But the hero stories,
- 26:21Speaker 1: they all are very simple. They're very simple. Man. You
- 26:24Speaker 1: don't complicate the process, and anybody who listens to it,
- 26:28Speaker 1: all they have to do is develop the plan because
- 26:31Speaker 1: the plans are all similar.
- 26:33Speaker 2: But they have to be consistent. That's what your secret
- 26:35Speaker 2: to success is.
- 26:37Speaker 1: Yeah. Literally, if you don't plan, your plan to fail.
- 26:41Speaker 1: So all you gotta do is stick to the plan. Again,
- 26:43Speaker 1: I want to thank my man, Justin, my young frat
- 26:46Speaker 1: brother making side fire. Are you know we're saying Fred,
