- 0:17Speaker 2: he'll be interviewing celebrity CEOs, entrepreneurs and industry.
- 0:20Speaker 1: Decision make because it's what he likes to do. It's
- 0:22Speaker 1: what he likes to share.
- 0:24Speaker 2: Now it's time to hear from my man, Rashan McDonald
- 0:27Speaker 2: money making Conversations.
- 0:28Speaker 1: Here we go.
- 0:30Speaker 3: There's whether another day, another dollar, that's what they say.
- 0:33Speaker 3: Welcome to the Money Making Conversation Masterclass. I am your host,
- 0:36Speaker 3: Rashawn McDonald. Our theme is there's no perfect time to
- 0:39Speaker 3: start following your dreams. I say that every week. You know.
- 0:42Speaker 3: I think that if you keep saying something, then people
- 0:45Speaker 3: will eventually hear it.
- 0:47Speaker 1: You know, it's like going by his store.
- 0:49Speaker 3: If a grocery store decided it will not have it
- 0:52Speaker 3: sign on, then you will stop going in. So they
- 0:54Speaker 3: keep its sign on to remind you that you can
- 0:57Speaker 3: come in to get service. I'm going to tell you
- 1:00Speaker 3: or any day that this show airs. I'm going to
- 1:02Speaker 3: tell you that the theme is there's no perfect time
- 1:06Speaker 3: to start following your dreams. I recognize that we all
- 1:09Speaker 3: have different definitions of success. For you, and maybe the
- 1:12Speaker 3: size of your paycheck mine is inspiring you to accomplish
- 1:15Speaker 3: your goals and live your very best life. Do you
- 1:17Speaker 3: hear me? I know I'm preaching. I preach all the time.
- 1:20Speaker 3: I preach because you know I speaking to the Black community.
- 1:24Speaker 3: We're used to that cadence, that reverence. It's time to
- 1:28Speaker 3: start reading other people's success stories and start living your own.
- 1:31Speaker 3: That's preaching, But I'm not gonna go to that extreme
- 1:33Speaker 3: because people always talk about you know that purpose. You know,
- 1:36Speaker 3: people always talk purpose and gifts. You hear a lot
- 1:38Speaker 3: about that and social media because you have a gift.
- 1:41Speaker 3: Everybody has a gift, not gifts. A gift. Leave with
- 1:45Speaker 3: your gift and don't let your friends. It's very important
- 1:48Speaker 3: because there's a lot of people who have dreams that
- 1:50Speaker 3: are not That doesn't line up with your with your family,
- 1:53Speaker 3: may not line up with your friends, may not line
- 1:56Speaker 3: up with your loved want, your parents, your coworkers, and
- 1:58Speaker 3: guess what, they'll shut it down because they don't understand
- 2:02Speaker 3: that direction. I remember when I left IBM. I had
- 2:05Speaker 3: a great job at IM, but I told everybody wanted
- 2:07Speaker 3: to be a stand up comedian. They tried to shut
- 2:09Speaker 3: me down. Oh you go, You're gonna be the next
- 2:12Speaker 3: Richard Pride. Huh really, Eddi Murphy, really, because those were
- 2:15Speaker 3: the big names when I decided to leave IBM at
- 2:18Speaker 3: the time, you know, there was a dream killers. I
- 2:22Speaker 3: didn't listen to them. And my guests today are about
- 2:25Speaker 3: the American dream both of them. They're on the show
- 2:27Speaker 3: today to let you know it can happen for you.
- 2:30Speaker 3: One is a real estate developer. My first guest, listen
- 2:34Speaker 3: to me, heero, my first guest, this is a dreamer,
- 2:36Speaker 3: and I'm pretty sure people have told her this was
- 2:38Speaker 3: not going to happen in a lifetime. My first guest
- 2:41Speaker 3: has purchased nearly one thousand acres in the Dominican Republic
- 2:46Speaker 3: for a golf result. Not in Georgia, not in Alabama,
- 2:52Speaker 3: not Mississippi, Dominican Republic. These are American dreamers. And I'm
- 2:56Speaker 3: pretty sure people out there killing your dreams and killing
- 2:58Speaker 3: their dreams left and.
- 2:59Speaker 1: Right saying that's impossible. What Rashan is talking about well,
- 3:02Speaker 1: guess what.
- 3:03Speaker 3: Let's get money making conversation master class started and you're
- 3:06Speaker 3: gonna hear the truth. My first guest is an attorney
- 3:09Speaker 3: real estate developer, Diana Lynch. Attorney Lynch focused on her
- 3:13Speaker 3: practice on family, sports, entertainment, and business law. She has
- 3:17Speaker 3: over two decades worth of litigation experience and family law
- 3:21Speaker 3: and holds a license in mediation and arbitration.
- 3:24Speaker 1: There was a difference.
- 3:25Speaker 3: I'm gonna ask her what it's the difference between mediation
- 3:27Speaker 3: and arbitration cases involving divorce, child custody, child support, property
- 3:33Speaker 3: division all part of her specialization. We know there's a
- 3:37Speaker 3: half of America gets married, turns around, gets a divorce.
- 3:41Speaker 3: Possessing the right range of legal knowledge. She has also
- 3:44Speaker 3: handled personal injury and other general civil litigation matters as
- 3:48Speaker 3: a real estate developer.
- 3:50Speaker 1: We will discuss her historic purchase.
- 3:51Speaker 3: I said it earlier of nearly one thousand acres in
- 3:55Speaker 3: the Dominican Republic for a golf result, but gets the
- 3:58Speaker 3: text us up. This is what she really on the show.
- 4:00Speaker 3: A primary purpose isn't just acquiring wealth for herself. It's
- 4:04Speaker 3: inspiring the black community to take on more ownership. Please
- 4:08Speaker 3: work with the money making conversation Mastercline, Attorney Diana Lynch,
- 4:12Speaker 3: How you.
- 4:12Speaker 1: Doing, Hi?
- 4:14Speaker 4: How are you? Thanks for having me? Now?
- 4:15Speaker 1: Did I get you fired up? Attorney Lynch? Don't get
- 4:17Speaker 1: you fired up? You got me.
- 4:18Speaker 4: You got me fired up. I tell you, I just
- 4:21Speaker 4: love it when people tell us that we could do
- 4:23Speaker 4: things differently. We can live life differently, we could do
- 4:26Speaker 4: things differently when I other than when our parents told us.
- 4:29Speaker 4: I mean, if you start with where I began, you
- 4:31Speaker 4: would I wouldn't even expect that I would be here,
- 4:33Speaker 4: especially what everybody tells you. And I tell the gentleman
- 4:36Speaker 4: I mentor. I mentor a group of gentlemen. I said,
- 4:38Speaker 4: we'd never take no for an answer, And so that's
- 4:41Speaker 4: one of the things I said, unless it's a woman,
- 4:43Speaker 4: then even a maybe, it's a no. And you'll see
- 4:45Speaker 4: the thousands of people that I touch and the fifty
- 4:48Speaker 4: or more that I put through school in my nonprofit.
- 4:50Speaker 4: That's what they'll know when they when I meet them
- 4:52Speaker 4: and I see them on the street, I said, do
- 4:54Speaker 4: we take no for an answer? They say no, unless
- 4:56Speaker 4: it's a lady, and then even a maybe it's a no.
- 4:59Speaker 4: So yeah, that's what I I tell them.
- 5:00Speaker 3: We turned to Lynch, you know, the first time we've spoken,
- 5:03Speaker 3: and I was reading this press release because I always
- 5:06Speaker 3: try to read and understand the persons, because I get
- 5:09Speaker 3: information that the interview is about, and we're going to
- 5:12Speaker 3: get to that if because what we're but I also
- 5:14Speaker 3: want to know. When I was reading this press release,
- 5:17Speaker 3: it said primary purpose isn't just acquiring wealth for herself.
- 5:22Speaker 3: It's inspiring the black community to take on more ownership.
- 5:25Speaker 3: What exactly you say in that, Well, the.
- 5:27Speaker 4: Thing is, as a child, I grew up in Brooklyn,
- 5:30Speaker 4: New York, in a pretty urban environment. One of the
- 5:34Speaker 4: things we always aspired to do and was taught to
- 5:36Speaker 4: do this to own the land, all right, nor because
- 5:40Speaker 4: when you own the land, it comes with it quite
- 5:43Speaker 4: a bit of one responsibility, opportunity. Legacy land historically does
- 5:49Speaker 4: not lose value in the stock market as of investment
- 5:52Speaker 4: stock market. I was told to put money in the
- 5:54Speaker 4: stock market and do various other things, and I have historically,
- 5:58Speaker 4: after Niles and various other times, lost a lot of
- 6:03Speaker 4: money in the stock market. And what my financial advisor
- 6:06Speaker 4: will tell me is just stay in it. It's gonna
- 6:07Speaker 4: come back. And just as it comes back, we got
- 6:10Speaker 4: Ukraine and Russia fighting and all the way around the world.
- 6:12Speaker 4: And now we you know, our president might say so,
- 6:15Speaker 4: our former president may touch something our line, and then
- 6:18Speaker 4: our stock market, our stocks go down. So so many
- 6:20Speaker 4: other things affect our portfolio other than what we can
- 6:24Speaker 4: tangibly do. What can if it makes you feel helpless,
- 6:28Speaker 4: And one of the things that owning land does, you
- 6:31Speaker 4: can make strategic decisions based on market forces, appreciation and
- 6:36Speaker 4: land land appreciates, and even in both markets and various
- 6:39Speaker 4: other things, they tell you invest in land. Many you
- 6:42Speaker 4: follow the money where where are the others investing their money?
- 6:46Speaker 4: And as a young adult entering the legal profession, right
- 6:51Speaker 4: after losing quite a bit in the stock market, I said,
- 6:53Speaker 4: well work, I need to. I made the decision. Wasn't
- 6:56Speaker 4: popular to pull my money out, and I needed to
- 6:58Speaker 4: put it somewhere because I needed to work for myself
- 7:00Speaker 4: as a lawyer. The fortunate and unfortunate thing is that
- 7:03Speaker 4: you get paid when you when you work buillable hours. However,
- 7:06Speaker 4: I wanted something that was passive where I would be
- 7:09Speaker 4: making money even when I was not there, and real
- 7:11Speaker 4: estate was the answer for me. So I started investing
- 7:14Speaker 4: in properties around university campuses, various other things, so I
- 7:17Speaker 4: get a premium on my rental income. I looked at
- 7:19Speaker 4: where the trajectory was. I didn't want to just invest
- 7:23Speaker 4: in markets where it had already reached the peak of performance.
- 7:27Speaker 4: In fact, I told a story on another popular talk
- 7:31Speaker 4: show recently, and I said, I was in a meeting
- 7:33Speaker 4: with brand brand manager hotel operator because we're at that
- 7:37Speaker 4: stage where we have made some decisions with partnerships with
- 7:42Speaker 4: major brands, our hotel brands. And I was at the
- 7:44Speaker 4: meeting and I was the only one that looked like
- 7:47Speaker 4: me at that meeting, and I was told he said,
- 7:50Speaker 4: many of us don't want to drink the water until
- 7:52Speaker 4: it was cold. And I didn't understand what he meant,
- 7:55Speaker 4: because you know, you know how we do. We said,
- 8:02Speaker 4: expound on that, and I allow him to do just that, right,
- 8:06Speaker 4: because sometimes it's better to be quiet and learned and
- 8:08Speaker 4: to talk and let people know what you are.
- 8:10Speaker 1: Right.
- 8:11Speaker 4: So he simply said, we don't want to come to
- 8:14Speaker 4: something until is shiny on to the water's cool, until
- 8:17Speaker 4: after it's been develop and it's come out of the ground.
- 8:19Speaker 4: And unfortunately, we are not often as a people, the
- 8:23Speaker 4: culture at the table when these opportunities happen. So while
- 8:26Speaker 4: we whiley, while they may say we don't want to,
- 8:29Speaker 4: it's because a lot of times we have not been
- 8:31Speaker 4: afforded the opportunity to come to And I can give
- 8:33Speaker 4: you many differentations.
- 8:36Speaker 3: You know, you're absolutely telling the truth. You know you
- 8:39Speaker 3: know and I understand exactly what he's talking about. We
- 8:41Speaker 3: always come back once the buildings built, not understanding you
- 8:45Speaker 3: could have bought the land before the building was built.
- 8:48Speaker 3: And we look at we drive through these neighborhood especially
- 8:51Speaker 3: our neighborhoods that are run down, not knowing that. I
- 8:54Speaker 3: have a very successful brother in law in Houston, and
- 8:58Speaker 3: he would go into our neighborhoods and he will see
- 9:02Speaker 3: run down houses and he'll go to a block. And
- 9:04Speaker 3: the city is all about any city, it's any city
- 9:07Speaker 3: in the country. They're about trying to raise tax dollars.
- 9:10Speaker 3: So if you're going to tell them that you're going
- 9:13Speaker 3: to tear down all these houses on this block, which
- 9:15Speaker 3: means you can get them, you can get these home
- 9:17Speaker 3: penny on a dollar now, okay, because people living in
- 9:20Speaker 3: them really aren't in a position to be able to
- 9:25Speaker 3: argue the price when you offer it to them. And
- 9:27Speaker 3: then the city will offer you concessions. Then you build
- 9:30Speaker 3: that neighborhood back up, and all of a sudden, that
- 9:32Speaker 3: means that other people are getting get moved out?
- 9:34Speaker 4: Is it?
- 9:35Speaker 3: Because then all of a sudden we have our local
- 9:37Speaker 3: politicians arguing that we've moved our black community, we disenfranchising people.
- 9:41Speaker 3: You know, gentrification are when that happens? Are we victims?
- 9:48Speaker 1: Are? We're just not aware. I'm talking about the black community.
- 9:51Speaker 4: Absolutely. I think we're missing at the opportunity right so,
- 9:56Speaker 4: and I know exactly what you mean. I have a
- 9:58Speaker 4: property downtown Atlanta was on the first I was the
- 10:00Speaker 4: only law firm in Mechanics Fille sub community in downtown Atlanta,
- 10:05Speaker 4: the closest community to the Capital of prime property right
- 10:08Speaker 4: but it had been underdeveloped. It's often been the place
- 10:11Speaker 4: where they placed a lot of Section AID in low
- 10:14Speaker 4: income housing, and it was I made the decision that
- 10:18Speaker 4: that was an opportunity for me to move my law
- 10:21Speaker 4: practice there. Now I represent a lot of high end
- 10:23Speaker 4: entertainers and clients. And they frowned upon it because I
- 10:27Speaker 4: left Atlantic Station, which is a thriving area, paying eight
- 10:30Speaker 4: thousand dollars a month for someone else to benefit financially,
- 10:34Speaker 4: and I said, I need to get somewhere where I
- 10:35Speaker 4: can own so when I pay that bill, it's going
- 10:38Speaker 4: to benefit me in the long run. And what I did.
- 10:41Speaker 4: I acquired one property, and then another, and then another,
- 10:43Speaker 4: and after a while I was sitting on a city block.
- 10:46Speaker 4: And right now we're developing what is called Signature Atlanta,
- 10:49Speaker 4: which is one of the They called us the unicorn
- 10:52Speaker 4: and the real estate digests in downtown Atlanta because we're
- 10:55Speaker 4: one of a kind. We'll be a five story mixed
- 10:59Speaker 4: use community where you have your commercial space at the
- 11:02Speaker 4: bottom rooftop terraces. Now, that was a property in an
- 11:06Speaker 4: area that had been underserved and not everything's coming to us.
- 11:09Speaker 4: The belt line, the bike bike relayed all the things
- 11:13Speaker 4: that are coming, and we had I was there before
- 11:15Speaker 4: it got before the water got cold. And that's how
- 11:18Speaker 4: it's been absolute.
- 11:20Speaker 3: Let me tell you some doctor Lynch. When I when
- 11:21Speaker 3: I I turned to Lynch, you, I apologize. I turned
- 11:24Speaker 3: Lynch when I when I hear you, I hear all
- 11:26Speaker 3: this confidence. You know you, I mean you one after one,
- 11:29Speaker 3: one sentence after the next, follows follows follows. Because you
- 11:33Speaker 3: you you understand who you are. You understand your brand,
- 11:36Speaker 3: because you have a brand. How did how did that
- 11:39Speaker 3: journey get you there?
- 11:41Speaker 5: What?
- 11:41Speaker 1: What? What? What?
- 11:42Speaker 3: Who mentored you? Who told you that could it could happen?
- 11:46Speaker 3: And when you went, when they said ready to say go,
- 11:48Speaker 3: you were ready to go?
- 11:50Speaker 4: You know what? Ideally, you know, I've had many mentors,
- 11:53Speaker 4: my friends I've had. I have a unique group of
- 11:55Speaker 4: friends who, like myself, came from nothing, and we just
- 12:00Speaker 4: we aspire to want something for ourselves. And much of
- 12:03Speaker 4: my motivation is to want differently for my family. I
- 12:05Speaker 4: don't even want it for myself. I just wanted to
- 12:08Speaker 4: make sure that I would be in a position to
- 12:10Speaker 4: better my family's human condition. And that's what that legacy
- 12:13Speaker 4: we talk about. And so while I don't have children,
- 12:15Speaker 4: I've raised many, And while you know, while I didn't
- 12:18Speaker 4: have anything in the beginning, I was determined that each
- 12:21Speaker 4: day I was going to try to find something to
- 12:23Speaker 4: better my human condition. And so I saw out people
- 12:27Speaker 4: who were doing things that I wanted to do. If
- 12:29Speaker 4: you're the smartest person in the room, you're in the
- 12:31Speaker 4: wrong room. And so you definitely need to make sure
- 12:34Speaker 4: you're around people who can can educate you and inspire
- 12:37Speaker 4: you and support you, and so not just even for
- 12:41Speaker 4: my financial respective and support you morally and socially and religiously.
- 12:45Speaker 4: And so I've been blessed to have a group of
- 12:48Speaker 4: people who travel with me since college at university to
- 12:51Speaker 4: you know, just being in Atlanta. Were still my barbecue class.
- 12:55Speaker 4: We still hang out together and we are just We're
- 13:00Speaker 4: just a group of people who want to be better
- 13:02Speaker 4: and we know what we aspired to. So while I
- 13:04Speaker 4: didn't have anybody, and I want people to understand, while
- 13:07Speaker 4: it hasn't been done in your family before, that should
- 13:10Speaker 4: even motivate you even more to be a trail based brollizer,
- 13:13Speaker 4: be the unicorn in your family. I call myself the
- 13:16Speaker 4: unicorn because it's it represents strength and purity and want
- 13:21Speaker 4: of a kind uniqueness, and those are the kinds of
- 13:24Speaker 4: things that I strive to be. Is a trailblazer, Anic
- 13:29Speaker 4: doesn't dictate.
- 13:30Speaker 3: Yeah, you know, I'm about to jump through this. This
- 13:34Speaker 3: my girl, I'm about I'm about to.
- 13:35Speaker 4: Dive on in.
- 13:36Speaker 6: I'm in.
- 13:36Speaker 3: I'm in your fan club. I'm into the attorney ledch
- 13:40Speaker 3: fan club because of the fact that you know, I
- 13:43Speaker 3: just love and enjoy people who come on my show
- 13:47Speaker 3: who just when you know when you get near them,
- 13:50Speaker 3: you're near a unique thinking person, a very unique thinking person.
- 13:55Speaker 5: We'll be right back with more Money Making Conversations Masterclass
- 13:58Speaker 5: with Rashaun McDonald. You are now tuned into the Money
- 14:03Speaker 5: Making Conversations Minute of Inspiration with Rashaan McDonald.
- 14:07Speaker 3: Tamauri to star our family Reunion, recall spending years being
- 14:11Speaker 3: incorrectly treated for her debilitating abdomino pain. This experience inspired
- 14:16Speaker 3: Tia to sell healthy vitamin supplements.
- 14:19Speaker 6: I decided to come out with a supplement line called
- 14:21Speaker 6: Answer to encourage and to inspire women to take back
- 14:25Speaker 6: in charge of their health. It's called Answer, insinuating you
- 14:30Speaker 6: are the Answer. And after my surgeries with indometriosis, my
- 14:34Speaker 6: doctor was like, yo, Tia, there's nothing I can do.
- 14:36Speaker 6: You kind of have to start looking at your lifestyle.
- 14:38Speaker 6: And that's exactly what I did, and I want to
- 14:40Speaker 6: encourage other women and people to do the same. We
- 14:43Speaker 6: have a women's multi, we have an Elderberry, we have
- 14:46Speaker 6: a kid's gummy, we have a men's line. We're going
- 14:48Speaker 6: to be coming out with several other amazing supplements.
- 14:53Speaker 3: If you want to hear this full interview with Tiamauri,
- 14:56Speaker 3: visit Moneymakingconversation dot Com.
- 14:58Speaker 1: Keep winning.
- 15:00Speaker 5: Now let's return to Money Making Conversations Masterclass with Rashaun McDonald.
- 15:06Speaker 3: When people have told you no, like you said at
- 15:08Speaker 3: the beginning of this interview, no, maybe no, but I
- 15:10Speaker 3: guess what. No, it's not gonna turn me around and
- 15:13Speaker 3: have bring tears to my eyes. It's gonna tell me
- 15:16Speaker 3: I got to take it from a different angle to
- 15:18Speaker 3: get the yes I'm trying to achieve out of his
- 15:20Speaker 3: relationship fear.
- 15:21Speaker 1: Let's talk about fear.
- 15:22Speaker 3: How did you overcome fear in dealing with every day?
- 15:27Speaker 1: Knows?
- 15:29Speaker 4: Well? You know, I encounter fear every day. You know,
- 15:32Speaker 4: things that are new to me, and I always believe
- 15:35Speaker 4: in transparency. Let's be real. You gonna see things and
- 15:39Speaker 4: encounter things that you haven't experienced before. So that's going
- 15:41Speaker 4: to create a little bit of anxiety for you. But
- 15:44Speaker 4: you got to know that God is to give you
- 15:47Speaker 4: the spirit of fear. So you have to understand that
- 15:49Speaker 4: whatever He brings you to, he'll bring you through. And
- 15:51Speaker 4: so while that door may close, that's because He has
- 15:54Speaker 4: a better one for you. And that's what happens repeatedly
- 15:57Speaker 4: as we developed our resort in Dominican re public. We
- 16:01Speaker 4: did not stop at the fact that we're the only
- 16:04Speaker 4: African American development firm that was down there developing, and
- 16:07Speaker 4: so we did not try to just do, oh we
- 16:09Speaker 4: can we can together do four houses and just build
- 16:12Speaker 4: it and sit on it for ourselves. We wanted to
- 16:14Speaker 4: make sure that we create something so when we have
- 16:17Speaker 4: our conferences and our Manster's venue, we don't have to
- 16:21Speaker 4: go someplace where we're only welcomed the months out of
- 16:24Speaker 4: the year and leave thousands of dollars. We can actually
- 16:27Speaker 4: benefit from the fact that we actually can acquire something.
- 16:30Speaker 4: We can build a legacy for our families. We can
- 16:32Speaker 4: have our conferences and conventions. We can recreate a Manster's
- 16:36Speaker 4: vineyard on our own land and land that was settled
- 16:38Speaker 4: by apples and by laws.
- 16:40Speaker 3: I was not mistaken when I said, doctor Lynch, she's
- 16:46Speaker 3: peddling that medicine, that medicine of inspiration, that medicine of motivation.
- 16:50Speaker 3: She's the attorney by law, but she's a medicine, she's
- 16:54Speaker 3: a healer, she's a motivator. Somebody who can go to
- 16:57Speaker 3: another country and buy one thousand acres in a country's
- 17:02Speaker 3: dominic in public republic a turn to Lynch, the floor
- 17:05Speaker 3: is yours.
- 17:07Speaker 4: Well, thank you again for the opportunity to speak to
- 17:09Speaker 4: your audiences. Because when I want to do more than
- 17:11Speaker 4: anything is inspire ourselves get out of our own way. Okay,
- 17:15Speaker 4: many people say I've been taught buy your home, develop equity,
- 17:20Speaker 4: pay it off right. That is just not a good
- 17:24Speaker 4: financial strategy when you're talking about you know, you have
- 17:27Speaker 4: a million, two hundred, especially in this market, thousands of
- 17:30Speaker 4: dollars in your home. But you then when you need money,
- 17:33Speaker 4: you leverage commercial debt where interest rates are hire, et cetera. Certainly,
- 17:37Speaker 4: don't overprice yourself. Get get there. There is a way
- 17:40Speaker 4: to attach equity that you have in your home, and
- 17:43Speaker 4: oh so many other ways where you say, well, look
- 17:45Speaker 4: I just got a home. I don't have the ability
- 17:47Speaker 4: to buy abroad and do all this, but you do
- 17:50Speaker 4: because you have the ability. One. You may have equity
- 17:52Speaker 4: in your home. You may have assets that are underperforming
- 17:55Speaker 4: in the stock market. You may have a family or
- 17:58Speaker 4: people say family office, but we all have familys. We
- 18:01Speaker 4: have families. We can get together to take a trip
- 18:03Speaker 4: or spend ten thousand dollars in Marth's vinyard, or to
- 18:06Speaker 4: get together to get a boy's trip, but we don't
- 18:08Speaker 4: have ten thousand dollars to pool together to collectively purchase
- 18:12Speaker 4: our locks. Initially started at fifty thousand, they're now one
- 18:15Speaker 4: hundred and seventy thousand and a half acre. If someone
- 18:18Speaker 4: had gotten in there, they could have taken he and
- 18:20Speaker 4: his boys and gotten a lot and then have an
- 18:23Speaker 4: opportunity to either flip that at some point and make
- 18:26Speaker 4: appreciate well above what the market's doing, or to hold
- 18:29Speaker 4: and have an opportunity to build and build a short
- 18:31Speaker 4: term rental income where if you're talking about a short
- 18:35Speaker 4: term airbnb is the binnacular term for it, but it's
- 18:38Speaker 4: short term rental. If you have that in downtown Atlanta
- 18:42Speaker 4: or in some places, yes you make one hundred dollars
- 18:44Speaker 4: a night. But what happens if you have that same
- 18:46Speaker 4: property in the Dominican Republic Insamana, which is known for
- 18:51Speaker 4: its being the Martians Vineyard of the dr this area
- 18:54Speaker 4: that's preserved and reserved for US land with beautiful waterfalls
- 18:58Speaker 4: and beaches and BURI. So I think, what how much
- 19:01Speaker 4: you think you can get that for? And then when
- 19:02Speaker 4: you see a resort that has an eighteen hole golf
- 19:05Speaker 4: course that has an opportunity to have an amphithea or
- 19:08Speaker 4: sports facility all that. How much you think you're going
- 19:11Speaker 4: to get for that a month and can I'm perhaps
- 19:14Speaker 4: lease that out enough so that I can be able
- 19:16Speaker 4: to have it pay for itself, pull out a week
- 19:18Speaker 4: or two when I want a vacation with my family,
- 19:20Speaker 4: but still have it to create generational wealth. That's the formula,
- 19:24Speaker 4: because you can get in low enough and we still
- 19:26Speaker 4: have opportunities not only to buy, but for investment opportunities.
- 19:30Speaker 4: Because as you indicate it, yes, we've taken down quite
- 19:33Speaker 4: a bit of property on the contract with and purchased
- 19:36Speaker 4: various acres of land, but there's so many other key
- 19:39Speaker 4: parcels that with the right partnerships, we can take down
- 19:43Speaker 4: that whole region. And so what we are doing is
- 19:45Speaker 4: being purposeful. The land was originally settled by emancipated Americans
- 19:50Speaker 4: in eighteen twenty four that settled there. The Dominican government
- 19:53Speaker 4: has been very receptive to having us there. And even
- 19:56Speaker 4: those individuals that sold this to the land, they said
- 19:59Speaker 4: they were coached by other groups. Canadians, are Europeans, various
- 20:04Speaker 4: other things, and they did not sell to them. They
- 20:06Speaker 4: said when they when my kind of parts. Sat at
- 20:09Speaker 4: the table, they said, We've been waiting for you, and
- 20:11Speaker 4: they wanted to sell to America. There is a connection
- 20:15Speaker 4: between that community. They're educated there many one of them
- 20:19Speaker 4: is a judge in King's County, New York and where
- 20:22Speaker 4: I'm from, and so those original descendants of this land,
- 20:26Speaker 4: so where they believe in education and so many other things.
- 20:29Speaker 4: We need to invest our dollars where they want our
- 20:32Speaker 4: dollars and where we can grow and build generation away.
- 20:35Speaker 3: You know, it's really important people to hear this because
- 20:37Speaker 3: it's so difficult the not only just purchase landing in
- 20:41Speaker 3: the United States, but when you go to another country,
- 20:44Speaker 3: it's even more difficult. Can you walk through some of
- 20:46Speaker 3: the steps that you have to go through, the considered
- 20:48Speaker 3: and some of the paperwork, not to revealing the whole process,
- 20:51Speaker 3: but I just want people to wrap there. You know,
- 20:54Speaker 3: you know, you get you get angry upset when you
- 20:56Speaker 3: see this big, old, thick piece of clothes eyed paperwork
- 20:59Speaker 3: that you got to sign signing papers and you know
- 21:01Speaker 3: why you sign it, but you just try to get
- 21:02Speaker 3: that home. It had to be really mind boggling to
- 21:06Speaker 3: go into the Dominican Republic, and I'm pretty sure. Your
- 21:09Speaker 3: acres just kind of grew. You know, you started this
- 21:11Speaker 3: parcel and then another opportunity is being offered. Did you
- 21:14Speaker 3: start out nearly a thousand acres or you started with
- 21:17Speaker 3: a small amount and you start building.
- 21:19Speaker 4: Absolutely not. We originally had a kind of part that
- 21:22Speaker 4: had been building forty two condominiums. They still have those,
- 21:25Speaker 4: they have they've sold out half of that condominium complex.
- 21:29Speaker 4: So they originally started there. They introduced us to this
- 21:32Speaker 4: particular expanded land because our kind of parts wanted a
- 21:37Speaker 4: golf course. They said, look, we need a golf course,
- 21:39Speaker 4: and it's not a golf course over here. And because
- 21:42Speaker 4: of that, what you would instinctively say is, look, that's
- 21:45Speaker 4: kind of a reach, right, we just want these forty
- 21:48Speaker 4: two condoms rights, right, But what you have to do
- 21:51Speaker 4: you can't talk yourself out of something, right, because what
- 21:54Speaker 4: God has for you is for you. And what we
- 21:56Speaker 4: were able to do is leverage the relationships that we have.
- 22:00Speaker 4: You want to make sure you have appropriate legal counsel
- 22:02Speaker 4: on the ground. Don't start doing the underhand and I
- 22:06Speaker 4: got to pay play. That's not really has that's not
- 22:08Speaker 4: how it has to be done. Do it right. Make
- 22:10Speaker 4: sure you have permits. We have permits. We didn't. We
- 22:13Speaker 4: certainly could have built quickly and sold without permits and
- 22:17Speaker 4: done our sold with before we even started building. We
- 22:20Speaker 4: didn't do that. We're doing it the right way. Our
- 22:22Speaker 4: American developers who are familiar with developing in the US
- 22:26Speaker 4: and some of my counter process are familiar with developing
- 22:28Speaker 4: throughout the world. But what we also did is we
- 22:31Speaker 4: leveraged the relationships of experts right because you know, we
- 22:34Speaker 4: got to bring back excellence because we as a people
- 22:37Speaker 4: expect that of ourselves. We're real skeptical of our own
- 22:40Speaker 4: unfortunately and regrettably, and that also gets in our way.
- 22:42Speaker 4: But that's another conversation. But what we did is we
- 22:45Speaker 4: leverage experts who have done it before, who have had
- 22:48Speaker 4: forty fifty years of resort development. In Lakala, Fiji, our
- 22:52Speaker 4: design team has developed Red Bull Island for the owner
- 22:56Speaker 4: of Red Bull. I mean they have five star properties
- 22:59Speaker 4: under the belt. You get those people, you make sure
- 23:01Speaker 4: you get the right team. You make sure you have
- 23:03Speaker 4: appropriate legal counselor. For everything we had in DR, we
- 23:06Speaker 4: had in the US. So if we had a tax
- 23:08Speaker 4: advisor in DR, we had a tax divisors were in
- 23:10Speaker 4: the US. We had a civil engineer in the DR
- 23:13Speaker 4: We had our civil engineers in the US, and then
- 23:16Speaker 4: you have them to match up with each other. Make
- 23:19Speaker 4: sure the standards are that of what we expect as
- 23:22Speaker 4: Americans as far as the build and you want, you
- 23:25Speaker 4: make sure that you have you don't rush you know
- 23:29Speaker 4: the people. That's the thing that I think benefited us,
- 23:31Speaker 4: these people who have have worked with us. I've been
- 23:33Speaker 4: a lawyer in Atlanta for thirty years. I've retired, Thank goodness.
- 23:38Speaker 4: I've retired because I got tired of tearing down things, mergers, acquisitions, families,
- 23:43Speaker 4: those sorts of things. And now I'm building. And so
- 23:45Speaker 4: this is the place that I can wrap my head
- 23:47Speaker 4: and my faith around because I'm building something that that
- 23:51Speaker 4: builds up families.
- 23:53Speaker 3: Somebody jumped on the line or like you gotta find
- 23:56Speaker 3: up here, attorney LEDs Okay, and I want to just
- 23:59Speaker 3: point that out. This is an all black investment group
- 24:01Speaker 3: that's involved in this purchase.
- 24:02Speaker 1: Correct.
- 24:03Speaker 4: Yes, we're We're a bunch of developers that have actually
- 24:07Speaker 4: developed many properties like my my property, downtown Atlanta, Signature
- 24:10Speaker 4: Atlanta that mix use communities coming out. We're building here,
- 24:14Speaker 4: We're building there. We have we congratulations and la property.
- 24:18Speaker 3: Yes, Diva, you're on the line here speaking to ra
- 24:22Speaker 3: Sean mcdonaland Money Making Conversation master Class, as well as
- 24:25Speaker 3: the turn Oh.
- 24:26Speaker 7: Yes, yes, yes, yes, yes yes. How are we doing?
- 24:28Speaker 7: How are we doing? God bless sto blessed.
- 24:31Speaker 5: Wow.
- 24:32Speaker 7: I'mlike super super excited. Rashaan, thank you so much. I
- 24:36Speaker 7: love your show. I've been listening to you for about
- 24:39Speaker 7: two years now. I've learned so much from you and
- 24:43Speaker 7: your guests. God bless you. I appreciate you and doctor Lynch. Oh,
- 24:48Speaker 7: miss lady, and let me tell you this is Today
- 24:51Speaker 7: has been a day that I've been getting confirmation. First
- 24:55Speaker 7: of all, I'm gonna go be bake investors. I am
- 24:59Speaker 7: still okay keeping it transparent. I'm new, but I've been
- 25:04Speaker 7: dabbling over twenty years, Okay, I look forward to twenty
- 25:07Speaker 7: years and right now I have my company and my
- 25:11Speaker 7: business my LLC is called Breakthroing Overflow, and I want
- 25:15Speaker 7: to invest in and develop homes, push group homes for
- 25:23Speaker 7: group homes to get back. I'm a veteran, I've been homeless.
- 25:26Speaker 7: But really, what I would like to do, I really
- 25:29Speaker 7: would love to know as a as a new investor
- 25:34Speaker 7: and doing what you're doing. I actually just invested in
- 25:37Speaker 7: my first true investment property in Panama and wherever I
- 25:42Speaker 7: go going up kindam I have a beachfront condo. So
- 25:45Speaker 7: like how you're saying, I used my home. I bought
- 25:48Speaker 7: my home in twenty twenty one and I was able
- 25:51Speaker 7: to use my equity with you know where everything went up,
- 25:53Speaker 7: use that equity to invest and get my rental property.
- 25:58Speaker 7: So that's been a lifelong dream. And also you know
- 26:01Speaker 7: it would be invest and everything. But I'm all about
- 26:04Speaker 7: giving back, and so I really love the whole philosophy
- 26:09Speaker 7: of what you're doing, a whole concept of what you're doing.
- 26:12Speaker 7: And I really truly am looking for a mentor. And
- 26:18Speaker 7: I know that's a lot you.
- 26:20Speaker 1: Knows, now.
- 26:26Speaker 3: You know.
- 26:27Speaker 4: Well, let me say this. Let me say first, thank
- 26:29Speaker 4: you for your service. I'm a former Navy jack myself,
- 26:32Speaker 4: so I appreciate your service. I like the fact that
- 26:34Speaker 4: you understood that there was a better use for your
- 26:37Speaker 4: equity than sitting it in your home and leaving it there.
- 26:40Speaker 4: The interest rates that are associated with certainly the last
- 26:44Speaker 4: couple of years, with interests associated with your home equity
- 26:48Speaker 4: is far lower than commercial debt that you can get.
- 26:51Speaker 4: It's more accessible, but even with the increase in interest rates,
- 26:54Speaker 4: it still are far out pacing a lot of other
- 26:57Speaker 4: commercial debt, family offices, various other ways that you may
- 27:00Speaker 4: have to use to finance a second home or an
- 27:02Speaker 4: investment property. But one of the things I like is
- 27:05Speaker 4: you said you're new. But that's that's the beauty of it,
- 27:08Speaker 4: because what you're doing is you're listening to people like
- 27:11Speaker 4: money making conversations. You're investing in yourself when you're actually
- 27:16Speaker 4: learning the trade. Right, So you're not just saying I'm
- 27:18Speaker 4: just gonna go out there. You got to learn the
- 27:20Speaker 4: business that you're in. Be willing to educate yourself, be
- 27:22Speaker 4: willing to stop surround yours And the fact that you're
- 27:25Speaker 4: asking for a mentor tells me that you're willing to grow.
- 27:28Speaker 4: And that's what I needed at my time when I started,
- 27:31Speaker 4: and what and all of us continue to need. You
- 27:34Speaker 4: want to surround yourself with people who use doing it.
- 27:37Speaker 4: And so you're in your mindset is excellent and that
- 27:40Speaker 4: there's nothing wrong with being new. It's only wrong when
- 27:43Speaker 4: you be new, and you just rest in that, Oh
- 27:46Speaker 4: I'm new, so I'm gonna no learn, be around people,
- 27:49Speaker 4: figure it out. You already made the first step by
- 27:52Speaker 4: accessing some of your capital and your home.
- 27:54Speaker 3: Okay, turn Lynch, How can I get in touch with you?
- 27:56Speaker 3: What is the website? Can you give that information? Because
- 27:58Speaker 3: I'm gonna be honest with you. I do a lot
- 28:00Speaker 3: of these interviews and your your tone, your your your
- 28:04Speaker 3: your cadence, your honesty, your history. You want of these people,
- 28:10Speaker 3: Just google her, Just google her name. You'll see the
- 28:12Speaker 3: credibility of this conversation and the legitimacy of what we're
- 28:15Speaker 3: trying to do on Money Making Conversation Masterclass. How can
