- 1:48Speaker 3: How you doing, Cheryl, I'm wonderful. Thank you for having me.
- 1:52Speaker 2: Well, you know the reason I brought you on the
- 1:54Speaker 2: show because I just I'm all about trying to get
- 1:58Speaker 2: black people or people of color out of a apartments
- 2:00Speaker 2: into homes. And sometimes we're so uneducated because you may
- 2:05Speaker 2: be paying a note on a weekly apartment, a monthly
- 2:10Speaker 2: apartment that you could be paying as a mortgage. Am
- 2:13Speaker 2: I right in having that thought process?
- 2:16Speaker 3: Absolutely, we come across buyers weekly that they tell us
- 2:21Speaker 3: how much they're paying a month, and they could truly
- 2:24Speaker 3: be in a home.
- 2:26Speaker 2: How do you help them?
- 2:28Speaker 3: We have them in a number of ways. We're educating
- 2:32Speaker 3: them on the home buying process from start to finish.
- 2:37Speaker 3: We are out weekly scouring deals for my first time
- 2:42Speaker 3: home buyers. Right now, we've got builders offering zero down
- 2:46Speaker 3: where their lenders are paying closing costs as well as
- 2:50Speaker 3: the builder paying closing costs. So we have been getting
- 2:53Speaker 3: buyers and homes this past year with zero down, zero
- 2:58Speaker 3: closing costs. So first time buyers are able to move
- 3:01Speaker 3: in with just their earnest money.
- 3:03Speaker 2: That's amazing. Why don't they know about that?
- 3:08Speaker 3: I think they're listening to everybody, Okay, everybody.
- 3:13Speaker 2: They sayers the noise, you can't afford that.
- 3:17Speaker 3: Family members, and I would even tell you some of
- 3:20Speaker 3: the apartments and landlords are keeping people in apartments are
- 3:24Speaker 3: really pretty right now. So when you've got a buyer
- 3:27Speaker 3: that have a limited budget, they're weighing their options of
- 3:31Speaker 3: this apartment is giving me all these features this home.
- 3:35Speaker 3: It's not so they're stayed paying that high rent when
- 3:39Speaker 3: they can be building equity and having something to leave
- 3:43Speaker 3: their children, having something to write off on their taxes,
- 3:46Speaker 3: because you can't write off your monthly rental payment, but
- 3:50Speaker 3: because your mortgage payment include that interest, you're able to
- 3:53Speaker 3: write that off. And so I've had parents and grandparents
- 3:57Speaker 3: come in on the first time home buyer is showing
- 4:00Speaker 3: and they're like, what do you think? I don't like
- 4:02Speaker 3: the front door. So now that first time home buyer
- 4:05Speaker 3: has changed their whole mind and idea. When that's something
- 4:08Speaker 3: that could easily be changed, that can be a closing
- 4:10Speaker 3: gift from your payer or grande.
- 4:12Speaker 2: Right by that negative energy, because you know, I've been fortunate,
- 4:17Speaker 2: I've bought Teval Holmes in my life. But I also
- 4:23Speaker 2: think the fact that people see, you know, rent, whether
- 4:28Speaker 2: it's six months, you get caught up in these little
- 4:31Speaker 2: short term and then you see fifteen years and thirty
- 4:36Speaker 2: years mortgages that can be pretty intimidating. How do you
- 4:40Speaker 2: get that past the first time homeowner or a buyer
- 4:44Speaker 2: and their group that comes with them and basically mentoring
- 4:50Speaker 2: them through the process, and they may not have ever
- 4:52Speaker 2: bought a home, they might be lifetime rinners. How do
- 4:55Speaker 2: you get past that fear factor that don't let the
- 4:58Speaker 2: longevity you build an equity versus an apartment, you're building nothing,
- 5:04Speaker 2: You just paying rent.
- 5:06Speaker 3: Absolutely I use myself as an example. I was a
- 5:09Speaker 3: single mom when I bought twenty years ago, and so
- 5:12Speaker 3: I use that example that it doesn't have to take
- 5:16Speaker 3: thirty years. And I give them what the lenders have
- 5:19Speaker 3: given me. So I am a person that constantly strives
- 5:23Speaker 3: to learn education, and so my lenders, when I'm talking
- 5:27Speaker 3: to them weekly, I'm learning more information. So I also
- 5:31Speaker 3: let them know that, hey, your monthly payment is every month,
- 5:36Speaker 3: but it's a way you can shorten that up. You
- 5:38Speaker 3: could pay every two weeks that same amount. You can
- 5:41Speaker 3: also pay an additional fifty one hundred dollars a month.
- 5:46Speaker 3: I am fifty two years old and getting ready to
- 5:49Speaker 3: pay my house off, and I haven't been in it
- 5:51Speaker 3: a full thirty years. We're down to only seventy thousand dollars.
- 5:55Speaker 3: So I use that example.
- 5:57Speaker 2: People, if it's a full month for two weeks, yes, sir,
- 6:01Speaker 2: And what does that do when you do that.
- 6:04Speaker 3: Mad It knocks off interest as well as not your
- 6:07Speaker 3: principle down, and so you can pay your house off faster. Now,
- 6:11Speaker 3: there are quite a few people to tell you if
- 6:13Speaker 3: you don't have the twenty percent down to do fifteen
- 6:17Speaker 3: year mortgage. I always advise my clients against that, because
- 6:20Speaker 3: of course that mortgage on a fifteen year is going
- 6:23Speaker 3: to be more right. So I know with my people
- 6:26Speaker 3: work a lot of times on a strict budget, and
- 6:30Speaker 3: so I tell them to do the thirty year, but
- 6:32Speaker 3: always just pay extra, always pay just a little bit more.
- 6:36Speaker 3: That's what I've been doing.
- 6:37Speaker 2: Now. Reasonly, I'm just bringing Shirrel on the show because
- 6:41Speaker 2: of the fact that I'm really trying to encourage people
- 6:44Speaker 2: to understand I say that early. Let them keep repeating.
- 6:47Speaker 2: Your number one priority should be homeownership, and achieving home
- 6:51Speaker 2: ownership is a lot of different ways you can achieve
- 6:54Speaker 2: a homeownership. Let's talk about I mentioned them in my
- 6:57Speaker 2: intro va and veteran families. What are the opportunities they're
- 7:01Speaker 2: available to them, even though they may know, of course,
- 7:04Speaker 2: you know, you get away from the mittaria four or
- 7:07Speaker 2: five years, you might forget. Those services are still available
- 7:11Speaker 2: to those benefits are still available to you, and you
- 7:13Speaker 2: should use them. Talk about it.
- 7:15Speaker 3: Absolutely, our veterans and veteran families are able to get
- 7:19Speaker 3: via financing, and that is giving them one hundred percent.
- 7:23Speaker 2: So they don't okay, when you say one hundred percent,
- 7:25Speaker 2: what do you mean when you.
- 7:26Speaker 3: Say that one hundred percent finance. So they're coming to
- 7:28Speaker 3: the table with zero down payment, which.
- 7:31Speaker 2: Is amazing, absolutely okay, so just throw out a number.
- 7:36Speaker 2: So house colls four hundred thousand dollars standard standard traditional
- 7:42Speaker 2: down payment.
- 7:43Speaker 3: But will be what with FAHA is three point five
- 7:46Speaker 3: percent and if you go conventional now, conventional offers three
- 7:50Speaker 3: percent up to twenty percent down payment.
- 7:53Speaker 2: Down payment three percent up to twenty percent down payment
- 7:57Speaker 2: if you're a non veteran, right, if you're veteran, zero
- 8:01Speaker 2: zero percent, keep talking, got my ears perch.
- 8:04Speaker 3: Yes, zero down payment. And then what our veterans were
- 8:08Speaker 3: able to ask for closing costs. If you're doing new construction,
- 8:11Speaker 3: builders right now are giving boatloads of incentives. If you're
- 8:16Speaker 3: going resale, we're able to ask the seller for up
- 8:19Speaker 3: to six percent is what they allow our veterans to get. Now,
- 8:24Speaker 3: if our veteran is one hundred percent on their benefits
- 8:29Speaker 3: that they're getting, they don't have property taxes, so now
- 8:32Speaker 3: they don't have an esper account, and that lures their
- 8:34Speaker 3: monthly payment even more.
- 8:38Speaker 2: I am a person who I have no My younger
- 8:41Speaker 2: brother was in the military and he's borne his house
- 8:45Speaker 2: through VA but it almost feels like that's because I
- 8:49Speaker 2: know that that has been used as a recruitment tool
- 8:52Speaker 2: to get people to join the military. But home ownership,
- 8:57Speaker 2: is that being praised enough or what has happened with
- 9:00Speaker 2: our young people? Are they looking to own or Cheryl,
- 9:03Speaker 2: are they just looking to just rent in a beautiful apartment,
- 9:07Speaker 2: a beautiful condo rental or townhouse rental. Where's the mindset
- 9:12Speaker 2: of today's buyer, Cheryl.
- 9:15Speaker 3: It's going to be split. You have some that are
- 9:18Speaker 3: ready for home owner ship, that want to do what
- 9:20Speaker 3: they want to be able to do with their new place,
- 9:23Speaker 3: whether they want to paint, decorated however they want to.
- 9:27Speaker 3: And then you have some I don't want to deal
- 9:29Speaker 3: with the responsibility. I want to just be able to
- 9:31Speaker 3: pick up the phone and call maintenance if I have
- 9:34Speaker 3: an issue. One way we come back that is, hey,
- 9:37Speaker 3: get a home warranty, you pay a fee. You still
- 9:41Speaker 3: do like you do in your apartment or your rental,
- 9:44Speaker 3: just call the number and they send someone out to
- 9:46Speaker 3: take care of it. Do you a recommend absolutely your experience.
- 9:50Speaker 2: And this helped me out because my daughter, I've told
- 9:53Speaker 2: her about that now I se him advertised on TV.
- 9:55Speaker 2: But I don't know. That's what I brought you on
- 9:57Speaker 2: this show. Cheryl absolutely kept my audience understand and the
- 10:00Speaker 2: value of that. What are some of the plans that
- 10:03Speaker 2: you've used or recommended with my clients.
- 10:06Speaker 3: We have set home warranties up where the hot water
- 10:10Speaker 3: tank went out. Wow, you pay that flat fee and
- 10:14Speaker 3: it can range anywhere from maybe fifty dollars to one
- 10:17Speaker 3: hundred dollars. They come in and do a new hot
- 10:21Speaker 3: water tank. I have had clients home inspection passed, the
- 10:25Speaker 3: HVAC system was fine. The day of moving in during
- 10:29Speaker 3: the summer, their HVAC system went out. All they had
- 10:32Speaker 3: due is put that call in, pay that fee and
- 10:36Speaker 3: they were out and back up and running. We just
- 10:38Speaker 3: put a pool in at our house, your own private oasis.
- 10:42Speaker 3: You can't do that.
- 10:43Speaker 2: This is upgrade that house, aren't you. You got to
- 10:45Speaker 2: own that. You got a pool? Boy, I need to
- 10:47Speaker 2: God need to put a drone and just go over
- 10:49Speaker 2: there and see what's going on in your neighborhood. But
- 10:52Speaker 2: that's all you're saying. Once you own, you can upgrade.
- 10:55Speaker 2: You can build to your build it to your own
- 10:59Speaker 2: personal inspects and up the vague.
- 11:01Speaker 3: Absolutely absolutely, Now I did have to get my hoa approval,
- 11:05Speaker 3: but we do have people in the neighborhood with pools,
- 11:08Speaker 3: so that was, you know, a process that we went through.
- 11:11Speaker 3: And we've got our pool and it's not even hot yet.
- 11:14Speaker 3: My husband probably been in the hot to ten or
- 11:17Speaker 3: fifteen times.
- 11:18Speaker 2: You want to say the name Gary, you know he
- 11:20Speaker 2: Garrett on the show.
- 11:21Speaker 3: Now you knowing.
- 11:23Speaker 2: About McDonald's money, make comes in Messcot. Garrett filled out
- 11:26Speaker 2: the documentation and everything. You sitting there taking all the glory. Sure,
- 11:30Speaker 2: but I gotta give gear some look. At least Garrett
- 11:32Speaker 2: dow who I was absolutely.
- 11:34Speaker 3: He listens every day. Just this week he was like, listen,
- 11:37Speaker 3: we gotta listen to the show. I'm always working and
- 11:40Speaker 3: school work, so yes, we have to give him a standards.
- 11:45Speaker 2: I'm gonna ask you about this HS okay, because our
- 11:49Speaker 2: you know, they're good, but I would tell you so
- 11:51Speaker 2: when I got to ask somebody permission to do something,
- 11:55Speaker 2: I wasn't a happy camper. I'm not going lot there.
- 11:57Speaker 2: I understand why I wanted to paint the trim on
- 12:01Speaker 2: my house and I had to go down there and
- 12:04Speaker 2: ask these for permission to paint the trim well, and
- 12:08Speaker 2: they gave it to me, but I felt really salty.
- 12:12Speaker 2: How did you feel when you had to go down
- 12:13Speaker 2: there getting permission to put a pool in your house?
- 12:18Speaker 2: Were you salty about that?
- 12:19Speaker 3: I was. We went through the process. I didn't like it.
- 12:24Speaker 3: But you know, our ho A, you gotta love them
- 12:28Speaker 3: and then you've got to hate them. I tell people
- 12:30Speaker 3: that way. You don't have to worry about a usha
- 12:32Speaker 3: house right next to you. You don't have to worry
- 12:34Speaker 3: about the people parking in the yard. Shop absolutely absolutely,
- 12:41Speaker 3: so you know a lot and we do have people.
- 12:44Speaker 3: I'm not bhinding an ho A, but then you know,
- 12:47Speaker 3: we're scouring for deals and we come across the neighborhood.
- 12:50Speaker 3: They don't have HOA in that neighborhood, and so that
- 12:53Speaker 3: can affect your value when people are coming to look
- 12:57Speaker 3: at home and you don't have a A and they're
- 13:01Speaker 3: not active. People are just doing whatever they want to.
- 13:04Speaker 3: We've seen bobecue grills in the front of the yards,
- 13:08Speaker 3: people having parties. So that ho A is there for
- 13:11Speaker 3: a reason. And we do have a new law that
- 13:15Speaker 3: just came in, so it has restricted and I haven't
- 13:17Speaker 3: read it fully to tell you all the details of HB,
- 13:21Speaker 3: but to say that Georgia have adopted it, so it's
- 13:24Speaker 3: not giving them as much power as they have had
- 13:27Speaker 3: in the past.
- 13:28Speaker 2: Because they house the.
- 13:34Speaker 4: Absolutely Please don't go anywhere. We'll be right back with

- 14:11Speaker 4: com and follow money Making Conversations master Class on Facebook,
- 14:16Speaker 4: x and Instagram.
- 14:17Speaker 3: I tell people to avoid that a lot of people
- 14:20Speaker 3: get in and don't pay their hoa dues, and the
- 14:23Speaker 3: hoa dues are crucial. If your subdivision have a pool,
- 14:26Speaker 3: a basketball court, it's to maintain all of those. It's
- 14:30Speaker 3: also to cut the grass in the common areas to
- 14:33Speaker 3: make sure when you come home that your neighborhood looks
- 14:36Speaker 3: like the neighborhood that you initially fell in love with
- 14:40Speaker 3: when you bought your home, and so they have expenses
- 14:43Speaker 3: and so paying those HOA dues are crucial. I tell
- 14:47Speaker 3: homeowners to also get involved. We've just recently gone through
- 14:51Speaker 3: the process of getting our pool, have really gotten involved
- 14:55Speaker 3: in our HOA. You know, we would just pay the
- 14:58Speaker 3: monthly and it's not monthly. We pay our annual dues
- 15:02Speaker 3: and that's it. But like we go out of town,
- 15:06Speaker 3: we're telling our neighbors, hey, we're gone watch our house.
- 15:08Speaker 3: We're taking each other's garbage, they're getting packages. So homeownership
- 15:13Speaker 3: is a beautiful thing. I don't think you're gonna tell
- 15:15Speaker 3: your neighbors that your apartment comflet has just had a
- 15:18Speaker 3: package delivery. You probably got to run and get it
- 15:21Speaker 3: before you know somebody.
- 15:24Speaker 2: When did it come in?
- 15:25Speaker 3: Absolutely? Absolutely drinking your liquor. Absolutely, So ho ads they're
- 15:33Speaker 3: there for the good. So I tell people to make
- 15:36Speaker 3: sure that you get involved. That way you can vote.
- 15:40Speaker 2: But let's talk about that, because that's really important when
- 15:43Speaker 2: you're out there buying a home. And if this is
- 15:45Speaker 2: not a negative conversation about hide, but ho ads come
- 15:49Speaker 2: with monthly fees and you have to consider that when
- 15:54Speaker 2: you're buying your home and because that's part of the
- 15:57Speaker 2: overall mortgage. Because of your mortgage, eighteen hundred year HOA
- 16:02Speaker 2: is four hundred a month. That's twenty hundred dollar a
- 16:05Speaker 2: month you have to come up with. So how do
- 16:07Speaker 2: you navigate that with your first time buyers or repeat
- 16:11Speaker 2: buyers with HOA? What what is a sweet spot for
- 16:15Speaker 2: an HOA When you're talking to your to your clients.
- 16:20Speaker 3: That is something that we factor in. Typically, if you're
- 16:24Speaker 3: in a single family home, it's going to be due annually.
- 16:27Speaker 3: There are some subdivisions that break it up by annually.
- 16:30Speaker 3: Sometime they will even break it up into quarter payments
- 16:33Speaker 3: to make it affordable for the homeowners. But if you're
- 16:36Speaker 3: in a condo, that is going to be a monthly fee.
- 16:39Speaker 3: I have talked some of my first time home buyers
- 16:41Speaker 3: out of purchasing condos and instead to go to town
- 16:45Speaker 3: home route because those monthly HOA fees are going to
- 16:49Speaker 3: be just a little I'm less expensive. I have a
- 16:52Speaker 3: client right now wants to be in a high rise
- 16:55Speaker 3: in the city. They want walkability. Her max budget is
- 16:58Speaker 3: seven hundred dollars and SOT the ho A is seven
- 17:04Speaker 3: hundred a month.
- 17:05Speaker 2: And she wanted to do it in a condo, and
- 17:07Speaker 2: she wants walkability, she wants it's seven dollars.
- 17:13Speaker 3: There's a few but she wants to include that into
- 17:16Speaker 3: her payment, which is going to make it hard to
- 17:19Speaker 3: do that. And so you know, ho A does can
- 17:23Speaker 3: go up. So that's that's what makes me absolutely So
- 17:27Speaker 3: that is something that I've been speaking to her about, like, hey,
- 17:31Speaker 3: we might need to drop down to a one bedroom
- 17:33Speaker 3: just so it can be affordable. And there's going to
- 17:36Speaker 3: be some homeowners you can't some buyers that you you
- 17:40Speaker 3: give your advice and then you have to let them
- 17:42Speaker 3: make the decision for themselves. So I was told that
- 17:45Speaker 3: one bedroom is completely off the table.
- 17:48Speaker 2: That's hard to bedrooms two bedrooms. But she also wants
- 17:54Speaker 2: to put these just use the word she as could
- 17:57Speaker 2: be a heat could putting the stipulate here that seven
- 18:01Speaker 2: hundred dollars, that's what the max on the HOA. They
- 18:05Speaker 2: want to include that in a monthly mortgage, which is
- 18:07Speaker 2: another difficult task. But it is a difference home ownerships.
- 18:13Speaker 2: I'm from a standpoint of single family homes and homes
- 18:16Speaker 2: that HOA usually stays stable or increases are really marginal.
- 18:22Speaker 2: They don't scare you, but you can get in these
- 18:25Speaker 2: condo aho's and they can jump and you are like,
- 18:30Speaker 2: you can't afford to say where you're.
- 18:32Speaker 3: At absolutely, And so that's part of the conversation I've
- 18:36Speaker 3: had with her, Like your budget is seven but I
- 18:38Speaker 3: don't want to even take you close to that. So
- 18:40Speaker 3: if there is an HOA increase, now she's over that budget, right.
- 18:45Speaker 2: So that's let me reintroduce everybody to talk because you
- 18:47Speaker 2: given all this great advice out here. Cheryla a seasoned
- 18:50Speaker 2: real estate broker with twenty plus years of experience helping buyers, sellers,
- 18:55Speaker 2: and investors navigate residential real estate with clarity and results.
- 18:59Speaker 2: You've helped yet so far first time buyers, home buyers,
- 19:02Speaker 2: VA military families. I hope you and make sure you
- 19:05Speaker 2: give it out to them. They're hopefully doing that. Let's
- 19:08Speaker 2: talk about the move of buyers. Who are they? Who
- 19:10Speaker 2: are these people to move up by the differences? Who
- 19:13Speaker 2: are these buyers? How do you find them? And how
- 19:15Speaker 2: they find you? Sheryl?
- 19:16Speaker 3: They can they find me all over the place.
- 19:19Speaker 2: That was that was the key to give out the website.
- 19:23Speaker 3: So the website is www dot Cheryl Taylor Real estate
- 19:27Speaker 3: dot com.
- 19:28Speaker 2: Cheryl Taylor real Estate, Yes.
- 19:30Speaker 3: Dot com and Cheryl with the c SO c h
- 19:33Speaker 3: E R y l t A y l O R
- 19:36Speaker 3: and then I'm on TikTok, Facebook and Instagram at Cheryl
- 19:40Speaker 3: sells Atlanta spelled out on all of the platforms.
- 19:46Speaker 2: So how important is that to your business?
- 19:48Speaker 3: It is very important?
- 19:50Speaker 2: Why? Why is that?
- 19:52Speaker 3: It's a way that people get to see us, They
- 19:56Speaker 3: get to see what we do. We're at the closing
- 19:58Speaker 3: table with our clients. I seem very excited, and people
- 20:02Speaker 3: want to feel that. People want to get into that
- 20:06Speaker 3: same position, have that key and be able to say, hey,
- 20:09Speaker 3: I'm a homeowner. And so social media has allowed us
- 20:13Speaker 3: to just Expand I'm.
- 20:17Speaker 2: Gonna tell you something. You you've been doing this over
- 20:19Speaker 2: twenty years now, Yes, sir, you see these TV shows?
- 20:25Speaker 2: What makes you mad about them? What you go?
- 20:27Speaker 3: This?
- 20:27Speaker 2: They need to stop. They need to stop with this
- 20:29Speaker 2: right now. I'm talking to an expert. What are they
- 20:32Speaker 2: doing on these TV shows? I'll be wanting a TV show.
- 20:35Speaker 2: I'll be mad. I said, come on that, you're telling
- 20:38Speaker 2: me these people only looked at three homes first of all,
- 20:42Speaker 2: just three homes and they bought one of them. Okay
- 20:46Speaker 2: in the thirty show, let's start with that with right there, sir, Okay,
- 20:53Speaker 2: the floor is yours.
- 20:54Speaker 3: Yes, that happens very very very very very probably one
- 21:00Speaker 3: percent of the time that the first property that you
- 21:04Speaker 3: see is going to be the one that you purchased
- 21:08Speaker 3: for the show. I think they probably do the top three.
- 21:13Speaker 3: Just recently, me and my husband had that conversation where
- 21:16Speaker 3: we saw at HGTV house Hunters where they were like,
- 21:20Speaker 3: we still have to look some more and you don't
- 21:23Speaker 3: see that, okay, and so we try to have an
- 21:26Speaker 3: in depth conversation where we're every single thing, but once
- 21:31Speaker 3: the buyer gets out there, something else pops up. Hey,
- 21:35Speaker 3: I didn't think about this. Let me add that even
- 21:38Speaker 3: when they're building. I tell people you're not going to
- 21:40Speaker 3: get every single thing in your first home, even when
- 21:44Speaker 3: you build a custom home for the move up buyer.
- 21:47Speaker 3: Once they get in that house, they're going to see
- 21:49Speaker 3: something I should have done that, I should have put
- 21:52Speaker 3: this over here, I should have done that, And so
- 21:55Speaker 3: you're never going to get that perfect house once you're
- 21:57Speaker 3: in there. You just have to make it perfect for you.
- 22:00Speaker 2: Now. Smart homes, yes, I love me some smart homes.
- 22:05Speaker 2: It's tied to an app. Talk about the popularity of it,
- 22:09Speaker 2: and how are new first time buyers dealing with and
- 22:13Speaker 2: then move our buyers dealing with the smart homes? And
- 22:17Speaker 2: do you think that smart homes are popular?
- 22:21Speaker 3: I think they are. I don't like them, Okay.
- 22:26Speaker 2: Right there, Miss fifty, I don't like it.
- 22:30Speaker 3: Yes, I don't use series. So that's one thing we have.
- 22:36Speaker 2: I think Alex only series.
- 22:39Speaker 3: I don't use any of them. My husband, he's got
- 22:43Speaker 3: kitchen and there's one.
- 22:44Speaker 2: Keeper keep a.
- 22:47Speaker 3: Man.
- 22:47Speaker 2: But she said that by that pool put Alexa next
- 22:50Speaker 2: to us.
- 22:53Speaker 3: For some reason. I think they're listening.
- 22:55Speaker 2: And I know, So do you fight with AI? Do
- 22:58Speaker 2: you have AI agents?
- 22:59Speaker 3: What your business are use AI? Are you? Taylor? Taylor
- 23:03Speaker 3: is my aid?
- 23:06Speaker 2: Now I'm really struggling with you. You just skipped the
- 23:10Speaker 2: whole world of technology and landed the AI, But you
- 23:13Speaker 2: can't deal with Alexa serious, Yeah, because I.
- 23:16Speaker 3: Feel like they're listening to me.
- 23:18Speaker 2: They are.
- 23:18Speaker 3: Yeah, I don't like that.
- 23:20Speaker 2: I respect that because they when when you have to say, Taylor,
- 23:24Speaker 2: you have to say Alexa off, seris off. They will
- 23:27Speaker 2: hear everything, all your personal conversations because they're formulating your
- 23:32Speaker 2: personality there creating be able to communicate you in a
- 23:34Speaker 2: certain way. I do agree with that. It is a
- 23:37Speaker 2: tremendous invasion of your privacy if you don't turn it off.
- 23:41Speaker 2: And then the other thing is is it off? Absolutely is?
- 23:46Speaker 2: He didn't listen? How much you when that come on?
- 23:50Speaker 2: I take it off back, Cheryl. You have a right
- 23:53Speaker 2: to be disturbed by ease dropping equipment.
- 23:56Speaker 3: Yes, so I don't like it, but a lot of
- 23:59Speaker 3: builders are. You know, the thermostats are tied to it,
- 24:03Speaker 3: so you're able before you get home to adjust your
- 24:06Speaker 3: thumb stat to make sure it's comfortable for you. Of course,
- 24:10Speaker 3: your security system, the lights, all of that god stuff,
- 24:13Speaker 3: So a lot of them are.
- 24:14Speaker 2: To do your doors. You can turn your doors, which
- 24:17Speaker 2: can be an advantageous. You can turn somebody comes to
- 24:20Speaker 2: your house, you can lock the door, they can come
- 24:23Speaker 2: on in.
- 24:23Speaker 3: Yeah, you can do all of that. So we've just
- 24:28Speaker 3: implement implemented that to our home. I finally got adjusted
- 24:33Speaker 3: to that part of it. But the ALEXA I don't like.
- 24:38Speaker 2: That, no problem. Yeah, Now here's the thing that if
- 24:42Speaker 2: we go through this process and close out this interview show.
- 24:45Speaker 2: First of all, yeah, just recapping the information you give
- 24:48Speaker 2: it about vettermans, the ability to take a thirty year
- 24:52Speaker 2: mortgage and reduce it to twenty five to twenty by
- 24:56Speaker 2: smart smart monthly payments. If it's a monthly that we
- 25:00Speaker 2: all do it, pay it every two weeks and then
- 25:02Speaker 2: every two weeks it's a whole payment, which reduces your interest,
- 25:06Speaker 2: which is what really the goal of getting out of
- 25:09Speaker 2: mortgage is how you reduce your principle so your interest
- 25:12Speaker 2: can be reduced and you can own your home a
- 25:14Speaker 2: lot faster. And then looking at from respective of avoiding
- 25:18Speaker 2: a fifteen year mortgage because you lock or you can
- 25:22Speaker 2: go with a thirty year mortgage and you can play
- 25:24Speaker 2: with that window we're talking about. You actually can turn
- 25:27Speaker 2: a thirty year mortgage into a fifteen year mortgage based
- 25:30Speaker 2: on your proper plant plans and the fact that veterans
- 25:35Speaker 2: can get.
- 25:36Speaker 3: A home with no down payment absolutely.
- 25:38Speaker 2: And in certain situations they don't have to pay property tax.
- 25:42Speaker 3: Absolutely.
- 25:43Speaker 2: And then this is something I've told my daughter when
- 25:46Speaker 2: she buys a home, is these what do you call
- 25:50Speaker 2: these these low policies that you can buy they'll come
- 25:54Speaker 2: in and.
- 25:55Speaker 3: Fix things for your home warranties, Yes, and.
- 26:00Speaker 2: Are they popular?
- 26:02Speaker 3: They are. They are very popular because.
- 26:05Speaker 2: How they make money off of because the monthly fees
- 26:08Speaker 2: is so low.
- 26:09Speaker 3: Well that's the fee to come in, but they can
- 26:12Speaker 3: be a few hundred bucks a year just for the
- 26:15Speaker 3: plan itself. So we add that in and have the
- 26:18Speaker 3: seller pay that for our buyers on resales, and then
- 26:22Speaker 3: once that year is up, then our buyer can go
- 26:25Speaker 3: in and pay for that plan again themself.
- 26:28Speaker 2: Yes, I like you. You look at that for the people, absolutely,
- 26:34Speaker 2: especially first time. If you have some advice for first
- 26:37Speaker 2: time homeowners or home buyers, what would.
- 26:40Speaker 3: It be, child, Do not be afraid. I tell buyers
- 26:46Speaker 3: all the time, and my husband has adopted this. We
- 26:49Speaker 3: talk to buyers where they're willing to pay their landlord,
- 26:53Speaker 3: their apartment complex more than they're willing to pay themselves.
- 26:56Speaker 3: So we just talked to a couple the other day.
- 26:58Speaker 3: It was like, we want to pay two thousand dollars
- 27:00Speaker 3: a month. We were just paying twenty four hundred, but
- 27:03Speaker 3: we don't want to pay that anymore.
- 27:06Speaker 2: So they were to pay an apartment twenty four hundred.
- 27:10Speaker 2: They got an opportunity to go into a home that
- 27:12Speaker 2: they can build equity and all they want to pay
- 27:14Speaker 2: now they want to play less.
- 27:16Speaker 3: Yes, sir, so I tell them all the time, never
- 27:19Speaker 3: be willing to pay somebody more than you're willing to
- 27:22Speaker 3: pay yourself.
- 27:23Speaker 2: For your own personal future. That opportunity to grow one
- 27:26Speaker 2: more time.
- 27:27Speaker 3: Give me that website is www dot Cheryl Taylor real
- 27:32Speaker 3: Estate dot com.
- 27:34Speaker 2: And as we close. You know they always bumps to
- 27:37Speaker 2: the roads in your career. You know, you survived the
- 27:40Speaker 2: two thousand and eight crisis, COVID came along. You survived that.
- 27:44Speaker 2: What makes you a survivor sure in this real estate business?
- 27:48Speaker 3: Well, I had a second generation entrepreneur, and so I
- 27:55Speaker 3: didn't have a choice. As a young black woman. I
- 28:00Speaker 3: had to make sure my daughter ate and had a
- 28:04Speaker 3: sustainable life. And so for me, I had to do
- 28:08Speaker 3: what I had to do. I had to pivot a
- 28:10Speaker 3: little bit. So when the market changed in two thousand
- 28:13Speaker 3: and eight, I started doing vPOS. I got into the
- 28:16Speaker 3: foreclosures because in Atlanta we had foreclosures galore, and so
- 28:21Speaker 3: that was a way that I was able to sustain
- 28:23Speaker 3: a little bit. Doing COVID. We took a hit, but
- 28:27Speaker 3: then the market bounced back because of the interest rate.
- 28:30Speaker 3: So I adjust as much as I can. I'm always
- 28:34Speaker 3: learning right now with the builders given all the incentives.
- 28:39Speaker 3: Every week, I've dragged my husband out to get these
- 28:42Speaker 3: deals and we're telling everybody that we can hey zero down,
- 28:47Speaker 3: zero closing costs. We've got a client we're taking out Saturday.
- 28:52Speaker 3: The builder is given twenty five thousand dollars and incentives,
- 28:56Speaker 3: plus an additional two percent under credit to all the
- 28:59Speaker 3: move up by This is the perfect time to a
- 29:01Speaker 3: bout that thirty five hundred square for the house with
- 29:04Speaker 3: the basement and the suburbs that you want. And so
- 29:07Speaker 3: it's just getting out finding the best deal that I
- 29:10Speaker 3: can find and making sure my clients are very aware
- 29:13Speaker 3: of it and making sure that they can tap into
- 29:16Speaker 3: home ownership which is going to build their wealth.
- 29:19Speaker 2: My friend, thank you for coming on Money Making Conversation
- 29:21Speaker 2: Masket class. You know, I appreciate the honesty. I I
- 29:26Speaker 2: felt like I've talked to a friend here talking about
- 29:31Speaker 2: h's and our frustration but the benefits of an HOA.
- 29:34Speaker 2: But again, the way you communicate is important to not
- 29:38Speaker 2: only first time home owners as a sense of trust,
- 29:41Speaker 2: and I appreciate that trust you brought to my show today.
- 29:44Speaker 2: Thank you, Cheryl Well.
- 29:44Speaker 3: I thank you for having me and Cheryl Taylor real
- 29:47Speaker 3: SAT appreciate you.
- 29:50Speaker 4: Please don't go anywhere. We'll be right back with more
- 29:53Speaker 4: money making conversations.
- 29:54Speaker 2: Masterclass
