- 1:47Speaker 1: me again. Guys, Welcome to money making Conversations. Did I
- 1:51Speaker 1: mess up? Anybody's name? Is John? What? John? What? John? A?
- 2:00Speaker 1: How you go? Avatar? Don't great? Thank you for coming
- 2:02Speaker 1: out of coming to my show. First of all, um,
- 2:05Speaker 1: you see this on TV all the time. I mean atlantic,
- 2:09Speaker 1: I live in Houston. I travel a lot of these
- 2:12Speaker 1: commercial alltime. Flip a home, flip a home. Come to
- 2:14Speaker 1: this seminar. We make money. You you don't have to work,
- 2:17Speaker 1: call in you can get make money. I got friends
- 2:18Speaker 1: who called me from North Carolina trying to give me
- 2:21Speaker 1: the invest in the flipping homes. Why is this such
- 2:23Speaker 1: a big deal, a big opportunity. Well, when it comes
- 2:31Speaker 1: to real estate, if you, if you, if you definitely
- 2:34Speaker 1: have a platform to find the properties at the right
- 2:36Speaker 1: price and are able to go in and you know,
- 2:39Speaker 1: remodel and flip out them, there's definitely a good profit
- 2:42Speaker 1: profit margin. Uh. You just have to make sure you
- 2:45Speaker 1: know what you're doing. Um. As far as the process,
- 2:48Speaker 1: that's very important. I think the buying aspect of it
- 2:51Speaker 1: is the most important. To you give yourself room uh
- 2:54Speaker 1: to do the proper repairs and uh set up that
- 2:57Speaker 1: platform to sell it. Cool. Now, listen, let me got
- 3:01Speaker 1: three individuals. Let me just introduce everyone. D'Angelo he's a
- 3:05Speaker 1: partner and consultant and First Down Real Estate Group. Then
- 3:08Speaker 1: you have John is a partner marketing for First State,
- 3:11Speaker 1: the first First Down real Estate Group. And then you
- 3:13Speaker 1: have Mohammed is the managing partner in principal broker for
- 3:17Speaker 1: First Down Real Estate Group. So D'Angelo background, incredible NFL
- 3:22Speaker 1: star at cornerback. I big fan of yours of course
- 3:25Speaker 1: over the years watching you play. How did you get
- 3:29Speaker 1: involved as a consultant for First Down Real Estate Group? Yeah?
- 3:33Speaker 1: I actually met John Um just by chance through one
- 3:36Speaker 1: of our one of our mutual friends who were you
- 3:40Speaker 1: know it was also a ball player, and you know,
- 3:42Speaker 1: me and John just kind of hit it off. You know.
- 3:44Speaker 1: I met John to kind of help me do some
- 3:47Speaker 1: some other things, and you know, the more the more
- 3:50Speaker 1: and more I was around him, and the more and
- 3:52Speaker 1: more we got to talk, and you know, we were
- 3:53Speaker 1: kind of you know, very like minded. And um, you
- 3:56Speaker 1: know when John kind of came to came to me
- 3:58Speaker 1: with this idea, UM and I met Mo, I was like,
- 4:01Speaker 1: oh man, absolutely kind of felt like a brotherhood, felt
- 4:05Speaker 1: like a family, and so um, all three of us
- 4:07Speaker 1: hit it off, and um, you know we uh, you know,
- 4:10Speaker 1: we put our brains together and started this company. Okay, cool,
- 4:14Speaker 1: Now when you how old is the company and where
- 4:16Speaker 1: is it based? John, I'm gonna share conversational based. So
- 4:20Speaker 1: Danzel just spoke so John, he met you then met Mo.
- 4:25Speaker 1: I'm just showed your name, Mo, I'm in the family now.
- 4:28Speaker 1: Um so. So, so with that being said, you know
- 4:32Speaker 1: you want to start a company, you have individuals, you know,
- 4:34Speaker 1: you have decision makers. Where did you did you guys
- 4:36Speaker 1: have an office somewhere in Virginia or where where? Give
- 4:40Speaker 1: me some infrastructure? Yeah, well we're actually based on Alexandria,
- 4:45Speaker 1: Virginia of the so and so we're just the basic structure.
- 4:51Speaker 1: Do you have eight to five? How does it work?
- 4:54Speaker 1: Because because you're doing a lot of things here, you're saying, uh,
- 4:56Speaker 1: you innovative real estate company that truly goes the extra
- 4:59Speaker 1: yard for the our client. What does that mean when
- 5:01Speaker 1: you say that? So so, originally we came into this
- 5:05Speaker 1: one to really focus on the brokerage side of it
- 5:08Speaker 1: and do flips on the side, you know, faster than
- 5:12Speaker 1: private money. But what happened is the flips kind of
- 5:15Speaker 1: took over because we started getting so many properties and
- 5:18Speaker 1: interesting that that we wanted to set up that structure.
- 5:21Speaker 1: And then this year we we set that up. Now
- 5:24Speaker 1: we're kind of gonna focus on the brokerage end of
- 5:26Speaker 1: it with standards, selling and listing. So this year is
- 5:31Speaker 1: going to be the more in inf in office operations.
- 5:34Speaker 1: So we're setting all that up right now. So with
- 5:36Speaker 1: that being said, flipping homes are buying homes. Do you
- 5:40Speaker 1: guys go out on your own line service? Do you
- 5:42Speaker 1: physically go out looking at these homes? You go out
- 5:44Speaker 1: of the scouting these homes? How does they work with
- 5:47Speaker 1: your company? So, I don't know. Did you guys get
- 5:50Speaker 1: MO on the line yet? Yeah, I'm on here now. Okay,
- 5:56Speaker 1: how you doing? They said you couldn't talk earlier, that's
- 5:58Speaker 1: why didn't bring up your name. Welcome to the show
- 6:00Speaker 1: Money Making Conversations. I'm a host, ro Sean McDonald. Welcome,
- 6:03Speaker 1: my friend. Thank you. Um. But yeah, so far as
- 6:08Speaker 1: finding the homes, we have different avenues of finding them
- 6:11Speaker 1: h anywhere from local people scouting it from all the
- 6:16Speaker 1: way to directly from banks. We often tend to get
- 6:19Speaker 1: them prior to the prior of them hitting the auction.
- 6:22Speaker 1: That kind of gives us the edge over competitive you
- 6:26Speaker 1: know market out here. Okay, So I would tell you
- 6:29Speaker 1: my first home I bought was I was a home.
- 6:32Speaker 1: I bought it auction, okay, and and I went there
- 6:36Speaker 1: and I bid on it, and uh, that was my
- 6:39Speaker 1: first home and it was a great deal. You know,
- 6:41Speaker 1: and I got into it, So now I see people
- 6:44Speaker 1: were not and it was just listed. You can buy.
- 6:46Speaker 1: You can buy all this home and you can buy
- 6:47Speaker 1: them and then you can fix them up a little
- 6:49Speaker 1: bit and you can flip them. Is that what you
- 6:51Speaker 1: guys are doing or how does your business model work?
- 6:55Speaker 1: Or is this something you got a franchise eventually or
- 6:57Speaker 1: it's something just gonna be at Alexandria. You three guys
- 7:00Speaker 1: are just gonna going to build the franchise out of that.
- 7:02Speaker 1: What what? What's the future of this this format? The
- 7:06Speaker 1: future of this I believe is, uh, Well, we have
- 7:08Speaker 1: a big aspect of this from the broken side, helping
- 7:11Speaker 1: people buy and sell homes um so that's something we're
- 7:14Speaker 1: also focusing on a lot, but a big portion of
- 7:18Speaker 1: that is you know, flipping homes as well. And right now,
- 7:22Speaker 1: as you mentioned, you know you would purchased the home
- 7:25Speaker 1: that's online, so we're doing something similar. But again before
- 7:29Speaker 1: the public gets to actually see these homes. We tend
- 7:32Speaker 1: to sometimes get listings before they actually go to that auction,
- 7:36Speaker 1: So what you see sometimes we'll probably get that first
- 7:40Speaker 1: and if we don't want it at that point, it
- 7:42Speaker 1: ends up in public auctions. Okay, so you get you
- 7:46Speaker 1: get the first look. Yeah, exactly. So we have a
- 7:49Speaker 1: private VP investor list that we often get so we
- 7:52Speaker 1: can kind of scout through it and we'll know what
- 7:55Speaker 1: numbers make sense what doesn't. So we don't ever pick
- 7:57Speaker 1: up anything that we know is uh, it's not really
- 8:01Speaker 1: going to be looked for it for us in terms
- 8:02Speaker 1: of we're we always make sure all of our numbers
- 8:06Speaker 1: are safe, right, so they're in other words, is the
- 8:09Speaker 1: neighborhood that you're taking perspective? Uh? You the value of
- 8:14Speaker 1: the surrounding sellable homes in the community. How does that?
- 8:17Speaker 1: How does that model work? Because you know, I'm kind
- 8:19Speaker 1: of a savvy guy, so I bought a few homes
- 8:22Speaker 1: and sold a few homes. Those are normal things I
- 8:24Speaker 1: take in perspective. But I hear you say these are
- 8:27Speaker 1: things that you make sure that your clients win when
- 8:30Speaker 1: they come to do business with you. How do you
- 8:32Speaker 1: make sure your the client wins? Yeah. So what we
- 8:36Speaker 1: do for that is we look at a lot of
- 8:37Speaker 1: different aspects of this, and uh, one of the aspects is,
- 8:41Speaker 1: you know, we do drive by make sure you know,
- 8:44Speaker 1: the property is not completely burned down, for example, but
- 8:51Speaker 1: you know, it does exist because uh, as far as
- 8:54Speaker 1: the work and repair, you know, we plan to go
- 8:56Speaker 1: in there, gut out the whole place. We make it
- 9:00Speaker 1: a situation where we don't want anyone to come in
- 9:02Speaker 1: when they're buying the when they're buying the house to
- 9:05Speaker 1: have anything you know, look down on. So everything needs
- 9:09Speaker 1: to be like perfected and it looks great. So when
- 9:12Speaker 1: we do that, we'll look at generally the immediate neighborhood
- 9:15Speaker 1: for the comps and it's all based on that. So
- 9:19Speaker 1: you know, d n V area is really really big, um,
- 9:22Speaker 1: so it's no really way to know every single neighborhood.
- 9:25Speaker 1: So we just kind of find the property, go visit it,
- 9:28Speaker 1: look at it inside out, and that helps to determine,
- 9:32Speaker 1: you know, what we really can do with it. So
- 9:34Speaker 1: we're gonna go to break right now. We're gonna come
- 9:36Speaker 1: back and get more detailed. First Down Real Estate Group, Uh, D'Angelo,
- 9:41Speaker 1: John and Mote, Hey, come on back. I got a
- 9:43Speaker 1: lot of talk about money making conversations. Hi, just for
- 9:47Speaker 1: Sean McDonald. You're back listening to money making conversation on
- 9:50Speaker 1: the phone. I have the owners of First Down Real
- 9:53Speaker 1: Estate Group, UM innovative company that lips homes Sales. Homes
- 9:59Speaker 1: UH puts the client first in their process of selling
- 10:03Speaker 1: homes and flipping homes. Gentlemen, I want to slow this
- 10:05Speaker 1: break down a little bit because the first break was
- 10:07Speaker 1: about introducing everybody. UM. For secondly, I wanted to say
- 10:11Speaker 1: that this is a relationship that we're building here. I
- 10:14Speaker 1: don't expect this to be the last time we talked.
- 10:16Speaker 1: We're gonna talk several times because I know that I'm
- 10:18Speaker 1: very popular in the DC area, and I feel that
- 10:21Speaker 1: we're just gonna build a relationship. And so my my
- 10:24Speaker 1: first question that throughout in the second half of our
- 10:26Speaker 1: interviews was how to I just want to break into
- 10:29Speaker 1: the real estate business, so that do you want to
- 10:31Speaker 1: take over? Yeah? I mean for me personally, how I
- 10:34Speaker 1: broke into Rashan When I bought my first house, the
- 10:37Speaker 1: builder kind of approached me like, hey, you know, especially
- 10:40Speaker 1: being an athlete, you get a lot of guys come
- 10:41Speaker 1: up to you about deals and UM. You know, for me,
- 10:44Speaker 1: real estate kind of made sense because it was something,
- 10:47Speaker 1: something attainable, something you could physically put your hands on. UM.
- 10:52Speaker 1: And so even if you quote unquote didn't sell the house,
- 10:55Speaker 1: you still had something of value. Kind of sitting there.
- 10:59Speaker 1: And so you know, I've always gravitated towards real estate. Um,
- 11:03Speaker 1: I still own a bunch of land now, and you know,
- 11:06Speaker 1: it's just something for me that that I feel like
- 11:09Speaker 1: we'll always appreciate. And no one's making any more land.
- 11:14Speaker 1: That's what That's God's work, you know that. Yeah, And
- 11:18Speaker 1: that's that that's the true point of this. And so
- 11:20Speaker 1: so the thing that I want to make sure that
- 11:22Speaker 1: everybody understand my first Style real estate group is that,
- 11:25Speaker 1: first of all, you based in the Audito, Virginia area,
- 11:28Speaker 1: and this is a this is a business that cares
- 11:30Speaker 1: about the clients that come to them. Correct, Yeah, yeah, yeah, absolutely,
- 11:35Speaker 1: you know, we want to treat it as a partnership. Um.
- 11:37Speaker 1: You know, another aspect of what we do, it's say
- 11:40Speaker 1: you're you know, you're a homeowner, and you know you
- 11:43Speaker 1: have a house that you could probably sell right now,
- 11:46Speaker 1: but you wouldn't get get as much money as if
- 11:49Speaker 1: you could go in there and redo that home and
- 11:51Speaker 1: actually get get what you could get what the market
- 11:55Speaker 1: says you should get for that home. But you just
- 11:57Speaker 1: don't have the financial means to to go in there
- 11:59Speaker 1: and that kind of money down into the home. We're
- 12:02Speaker 1: the kind of company that will partner up with you.
- 12:04Speaker 1: You keep the home in your name, will go in
- 12:07Speaker 1: do the repairs, and then we'll we'll help you maximize
- 12:11Speaker 1: the value of that home and sell it and you
- 12:13Speaker 1: make money, we make money, and so um. You know,
- 12:16Speaker 1: it's you know, it really is a partnership with our clients,
- 12:19Speaker 1: and you know, we want their home to be um,
- 12:22Speaker 1: you know, as as nice of other investment for them
- 12:26Speaker 1: as it was when they initially bought it. For the
- 12:28Speaker 1: next person. That's that's important. Like for this little things
- 12:31Speaker 1: that you can do. Paint your house, fix your landscape.
- 12:34Speaker 1: You know, everybody knows you renovate that bathroom in that kitchen,
- 12:38Speaker 1: that can upgrade the pricing. Yeah, yeah, just the bathroom
- 12:43Speaker 1: of the kitchen. That's that's the two elements you make
- 12:45Speaker 1: them look good. You can put a couple of thousands
- 12:47Speaker 1: on that price tag when you do those two things.
- 12:49Speaker 1: Now here's the fun part about it. Do you guys
- 12:52Speaker 1: go out there and do it yourself or you hired
- 12:54Speaker 1: companies to do it? When you talk about that renovation,
- 12:59Speaker 1: that's a that's a question for John right there, because
- 13:01Speaker 1: John kind of runs the construction side of things. Construction.
- 13:05Speaker 1: Y'all sound like a TV show. Man, Come on, that
- 13:08Speaker 1: sound like a TV show, you know. Dangelo, you the mouthpiece,
- 13:11Speaker 1: You the mouthpiece, your constructions, okay, and mo you you finances.
- 13:16Speaker 1: That's how it works here as that works. Man, mess
- 13:23Speaker 1: with the wrong dude, Man, I do TV shows and
- 13:26Speaker 1: be looking for y'all. Put y'all on TV. Man, I
- 13:28Speaker 1: tell you put y'all on TV. Look me outttle. Yeah.
- 13:34Speaker 1: To answer the question, we do have. We do have
- 13:37Speaker 1: several crews that we send into the homes and in
- 13:39Speaker 1: the signum to a particular crew depending on what the
- 13:43Speaker 1: gope for work is. But yeah, we do send our
- 13:45Speaker 1: contractors and other professional contractors and know how to do
- 13:48Speaker 1: everything from A to Z and then we come in
- 13:51Speaker 1: afterwards and then in such process make sure everything looks.
- 13:55Speaker 1: I love the standards. I love this. I love this.
- 13:58Speaker 1: You know because I called the phone call. This became
- 14:01Speaker 1: a very short interview. H Could I bring you guys
- 14:03Speaker 1: back on the show and we do it right. I
- 14:05Speaker 1: have an office in l A and in d C.
- 14:08Speaker 1: And I'm gonna be in d d I'm in d
- 14:09Speaker 1: C every week. Can I come by and see you
- 14:11Speaker 1: guys personally? Oh? Give me a call. Well, we'll set
- 14:17Speaker 1: it up then we'll link up to shore. Okay, cool,
- 14:19Speaker 1: thank you for this call. We're gonna talk again. I'm
- 14:21Speaker 1: gonna se you maybe in a couple of weeks. I'm
- 14:22Speaker 1: gonna come down your officers. You need to check out
